Perfectly situated and fully-equipped with a beautiful chef's kitchen, this house is the perfect place to call home when you are wanting to settle in and stay for a while. Downtown, the Highlands, the airport and most major hospitals are a 5-10 minute drive away. Those who work from home will love our workstation and very fast wifi. Disclaimer: There is an active security camera on the front porch and on the garage facing the alley that records audio and video. This 1945 cottage has been lovingly remodeled recently but still maintains much of its charm; including the original (and pretty squeaky!) oak floors. Kitchen: The kitchen has been beautifully remodeled with an eat-in bar that opens up to the living room. It is completely equipped for full meal preparation, including a microwave, 5-burner gas stove, dishwasher, stainless steel refrigerator with ice and water dispenser, blender, toaster, coffee maker and all pots, pans, silverware and an instant pot! Living Room: The living room includes a flat screen tv with a roku ready to be connected to your streaming accounts. The powerful mesh wifi router sends strong signal throughout the property; even the front and back yards. Bedrooms: Each bedroom is equipped with a large closet, a ceiling fan, a dresser, and a queen size bed. Bedroom 1 measures 13'x12' and Bedroom 2 measures 12'x9' and includes a desk with an adjustable height sit/stand desk and monitor. Bathroom: The bathroom has a tub and shower and the hallway closet is equipped with extra towels and bedding items. Basement: Down the stairs is a surprisingly bright and open basement with a washer and dryer for the guests' use. Guests are welcome to use the open space for yoga and bodyweight workouts. It is also a great space for extra storage. Backyard: Hang out in the grassy backyard with the provided folding chairs. Guests will let themselves in using a keypad. The host will be available by phone or text at any time of day. You get the best of three worlds with the location of this house. Walk to Goss Avenue (Four Pegs, Nacht Bar, Eiderdown, and the Pearl are great) to experience where the hip locals go for food and drinks. Walk to quirky Barret Avenue for both classy and divey experiences (we enjoy Shopbar and Barret Bar). Walk a little farther or take a short drive to the Highlands, famous for its food and night life. We are also a 10 minute walk from the newly opened Logan Street Market, with all of its great local eateries and wares. For those seeking some nature, Cherokee park and its 409 acres of natural beauty and winding walking trails is a short 5 minute drive away. Explore the whole area and take in the beautiful historic mansions that surround it. All of the places listed above are accessible by foot. Downtown (including the local distilleries), NULU, Churchill Downs, and Old Louisville are all less than a $10 Uber or Lyft ride away. Another fun option for getting around is to pick up one of the scooter-shares. All four scooter-sharing brands can often be found within a short walk of this house (Bird, Spin, Bolt, and Lime). NO PARTIES If guests are found to have had a party, which results in extra cleaning, guests will be responsible for an extra cleaning charge of $500 and guests will be asked to vacate the property immediately without a refund. We enforce a No Party Policy to ensure we can protect the unit, our guests, and our neighbors at all times. No parties, loud disturbances, and/or noise-nuisance are allowed or tolerated on these premises. In the event of a disturbance, one polite request (warning) will be given to reduce the noise. If our request is not followed, the guest will be asked to leave the unit without a refund. Registered guest(s) is responsible for all people visiting. Non-Registered visitors are only permitted until 10:00 P.M. If found with more “people” not listed on the Guest Registration after 10:00 P.M. your stay may be considered a party. You may be ordered to vacate the premises without a refund and maybe access Guest Compensation Disturbance Fee. PET POLICY Pets may not be left outside unaccompanied. The yard is not fully fenced. Please be courteous to the neighbors and prevent your dog from barking for long periods of time. If we receive a complaint from neighbors, one warning will be given. After that, you will be asked to leave. ACKNOWLEDGE You are in someone’s PERSONAL home. You are not in a hotel. There will be some wear and tear in the home and items are replaced as soon as possible. Please acknowledge that occasionally, we may leave consumables such as condiments or snacks left behind by previous guests if they are not empty. We try our very best to ensure that it is not expired or stale. HOWEVER, ultimately, it is up to the guests' discretion and inspection to consume these items if they wish. The host does not take any responsibility for the consumables. PLEASE NOTE Children-friendly does not mean the area is child-proof. It is the responsibility of the guardian/parent to monitor their children's actions AT ALL TIMES. RESPECT OUR HOME AS IF IT WAS YOUR OWN Food and drinks shall only be consumed in common areas such as the kitchen, dining room, and living room. Please do not bring food or drinks into the bedrooms. PLEASE WASH YOUR DISHES after use. DO NOT PUT A COFFEE POT IN THE DISHWASHER. PLEASE WASH BY HAND. FURNITURE Please do not re-arrange any of our interior furniture. Dragging any furniture around our hardwood floors will cause scratches and damages. There may be some normal wear and tear on furniture and it is replaced as soon as possible. PLUMBING Welcome to Louisville and to our HOME. Louisville is over 200 years old. Most of our homes are well over 100 years old and we do have delicate plumbing systems in this city. We kindly ask that you do not flush anything down our toilets except TOILET PAPER. If using make-up removal wipes, please do not flush these down the toilet. Do not flush feminine hygiene products. Use the garbage can provided next to the vanity. These items will clog the toilet and make it overflow. If a repairman has to be called you may be charged for damages. 100% SMOKE-FREE This is a 100% NON-SMOKING Airbnb, including, but not limited to, cigarettes, cigars, pipes, vaping, and marijuana, including medical marijuana. Units are cleaned and inspected prior to check-in and a detailed log is maintained on each unit. Units are rented to guests in appropriate condition without any prohibited odor. Housekeeping and Hosting staff are trained and skilled in identifying the odors from prohibited items. If our investigation concludes that you have smoked in your unit or brought a prohibited item into our facility, you will be fined $500 and evicted without any refund. Guests are encouraged to notify your host immediately if they smell cigarettes, marijuana, or other objectionable odors. This policy is not intended to stop people from smoking, but to regulate where they smoke and how it affects others. Smoking is allowed outdoors only. CANDLE, INCENSE, ESSENTIAL OILS Candle, incense, essential oils (diffusing, vaporizing, etc.) are prohibited. These items and activities will be treated as smoking, a fine accessed, and the guest may be evicted with no refunds. NO GLITTER, CONFETTI, OR TACKING UP DECORATIONS TO OUR WALLS We do understand that you may be celebrating a special occasion but these items are very hard to clean for the next guest and may cause damage to our walls and furniture. DAMAGE AND/OR THEFT OF PROPERTY You are liable for any damages caused (whether by the deliberate, negligent, or reckless act) to the unit, the units, or property caused by you or any person in your party whether or not staying at the unit during your stay. We reserve the right to request through AIRBNB, necessary amounts to compensate or make good the cost or expenses incurred or suffered by our property as a result of the aforesaid. Should this damage come to light after the guest has departed, we reserve the right to request compensation up to the time when the next set of guests check-in. Including and without limitation for all property damage, missing or damaged items, smoking fee, cleaning fee, guest compensation, etc. We will make every effort to rectify any damage internally prior to the contracting specialist making the repairs, and therefore will make every effort to keep any costs that the guest would incur to a minimum. We do ask that if damages occur while you stay with us. 1. Please take picture of the damages and send it to the host right away. 2. If it is something small such as a glass, soap dispenser, dish, etc… please do not throw it away. Please carefully set to the side, in a safe place, and notify the host. 3. If it is something we can replace easily or repair just inform us and don’t worry. MAINTENANCE You are in someone’s PERSONAL home. You are not in a hotel. There will be some wear and tear in the home and items are replaced as soon as possible. We do our best to make sure everything is in working order for you during your stay. Please keep in mind that sometimes things just stop working and need to be repaired. Parts may have to be ordered and take time for us to receive. If you find that something is not working correctly, please notify your host as soon as possible. We will make every effort to make necessary repairs on a priority basis and as quickly as possible. If any member of our team needs to enter your unit during your stay, you will be notified by our host through AIRBNB communication, prior to any of our team members entering the unit. It is not our intent to bother you at any time during your stay. The only time this may happen would be in an emergency case only. (ex. A burst pipe, gas smell, etc.) EXTERMINATING All of our units are under pest control/termite contracts. We have routine pest control in all of our units which include spraying, maintaining, and monitoring for all pests. QUIET HOURS Please remember you are in a mostly residential neighborhood. Please be respectful of anyone that may be staying in the unit next to you and our neighbors who have lived in this area for years. 10:00 P.M. to 9 A.M. If you become aware of a disruptive guest, please contact your host immediately through the AIRBNB communication. Televisions, voices, or other devices must be kept at a respectful low level at all times. Doors should be opened and closed quietly. EARLY CHECK-IN Early check-in is offered based on availability for an additional charge. If you require a guaranteed check-in for arrival prior to 4 p.m., you must have pre-approval from your host. We will do our very best to accommodate early luggage drop off but it is not guaranteed. Keep in mind that cleaners may still be in your unit getting your unit 100% ready for your stay. $25 for each hour requested early up to 3 hours. If more than a 3 hour early check in is needed, you will need to reserve the prior night. MAXIMUM OCCUPANCY Unit occupancy requirements are based on fire code/fire safety restrictions. Standard unit maximum occupancy is 2 per bedroom, 2 per sleeper sofa. If you exceed the maximum number of guests allowed, you will be asked to notify us and an additional charge may be added. ALARM SYSTEMS AND SECURITY All of our properties are equipped with outside surveillance cameras. These cameras are only viewed if there is a security problem on the premises. There are NO cameras inside the property. HVAC RULES You and your guests are staying in a residential home. That means that our HVAC units are residential grade units. We ask that you keep the thermostat between 68-73 during your stay. This will help in making sure our units don’t freeze up or run all day long. LINEN CHANGING Your comfort is very important to us. For guests staying multiple nights, bed linen is changed before check-in and after check-out. Housekeeping will be happy to change your bed linens and make your beds each day, for an additional charge. Please contact our hosting staff for availability or if you have any additional questions or concerns. LOST & FOUND POLICY We assume no liability for lost, misplaced, stolen, or damaged valuables or belongings. If you discover that you have left behind something of value to you, please call your host immediately and we will make every effort to try and assist you in locating your lost item and shipping your items back to you at an additional charge for shipping. We would be happy to return your lost item(s) to you by United States Postal Service. Any item, with the exception of perishable items, left behind by our guests and found after departure by Housekeeping will be collected, logged in, and kept in a secure location for shipping arraignments to be made by the renter for up to fourteen (14) days. FIREARMS AND WEAPONS The safety and security of our guests and staff are extremely important to us. Our Firearms and Weapons Policy is designed for the protection of our guests, vendors, staff, and owners, and pertains to the presence of firearms and weapons on our premises. We recognize that guests and vendors may legally possess firearms or weapons for a variety of legitimate purposes. This policy has been developed to create a safe environment by providing appropriate guidance over the custody of firearms and weapons on our premises. Our units are private property. Guests, who are lawfully permitted to possess a firearm or weapon, may bring such onto our units premises for storage purposes only, with the understanding that they are personally responsible for the following: • Guests must abide by all Federal, State, and local laws. • Firearm and weapons must be appropriately registered. • Firearms must be unloaded. • No cleaning of firearms is permitted on hotel premises. • Firearms and weapons must be safeguarded and secured in either a locked, hard-sided firearm container or a soft gun case provided by the guest at all times and clearly labeled with their name and contact information. • Damages caused by arrowheads will be charged accordingly, please be careful. Guests who fail to abide by our policy may be asked to leave the premises, are subject to trespass, and may be subject to further legal action. Exempted from this policy are law enforcement officers and designated military personnel who are on duty and required to carry firearms in the performance of their duties. No exemption to this policy is allowed for private persons, even those licensed and permitted to carry a firearm openly or concealed under local, state, or federal law, are exempt from this policy. It is our policy to promptly turn over any firearms left on the property to the local police if we are unable to contact the owner. IN CASE OF EMERGENCY OR FIRE Contact 911 by your phone. Please notify your host in the event of a fire or any other emergency. FREE WiFi ACCESS Access to our WiFi is free for our registered guests. The unit's WiFi access code is subject to change without notice. WiFi signals are subject to change without notice depending on the room’s location, the status of our WiFi equipment, and interference from other local wireless signals. We assume no liability for guest use. Your WIFI information will be given to you through the AIRBNB communication upon arrival. TV All of our televisions are smart TVs. You may sign in to any of your accounts on our televisions but remember to sign out. PARKING AT OWN RISK PARKING: All vehicles are parked at the risk of the owner. We shall not assume liability or responsibility for any vehicle, occupants, or contents while operated or parked at our unit's property. PLEASE LOCK YOUR DOORS. SHIPPING ITEMS TO UNIT We discourage guests from shipping personal items directly to the property during their stay. We will not be held responsible for items not being shipped or missing. SMOKE DETECTORS Do not remove or tamper with smoke detectors. If it is noticed that it has been tampered with there will be an additional charge of $50. If batteries need to be changed please notify your host. EXTRA CLEANING FEES MAY APPLY TO ANY UNIT THAT IS LEFT IN UNREASONABLY CONDITIONS IN CONCLUSION If you have read it this far, THANK YOU for being a SUPER GUEST!
