The well presented accommodation comprises: Ground Floor: Hallway: Workspace with desk Living/dining room: Two comfortable sofas, two reclining chairs, coffee table, side tables, wall mounted smart LG television with Netflix and Amazon (please bring your own account log-in), Freeview and Blu-ray player. Wood burning stove. Oak dining room table with seating for six Kitchen: A modern fitted kitchen with double doors into the living area with Bosch electric oven and gas hob, microwave, dishwasher, washer dryer, integrated larder fridge, integrated freezer, DAB radio Cloakroom: WC. and basin First Floor: Bedroom 1: With a king-size bed, wardrobe and two side tables with views over Beeston Common. En-suite with shower cubicle, basin and WC. Heated towel rail Bedroom 2: With a double bed, wardrobe and two side tables with views over Beeston Common. Free standing mirror. Bedroom 3: With a super king zip and link bed which can be made into two 3' single beds (please advise at time of booking if you wish the beds to be split), wardrobe and two side tables. Family bathroom: Bath with shower, basin and WC. Heated towel rail Outside: The garden wraps around 3 sides of the house and has been professionally landscaped. The large decking area has a rattan style corner sofa with two stools plus a table. As it gets dark the whole area comes alight with solar lighting. There is additional seating in the front area with a sofa, two chairs and a bench. There are Astro turfed grassed area with a rotary airer. There is a useful shed for your beach items. Guest access The whole property Other things to note The house has an EPC rating of B with a super efficient boiler. There are radiators upstairs and under-floor heating downstairs. The heating and hot water are controlled via an app by the owner with the heating maintaining a minimum of 20 degrees during the cooler months. The hot water comes on twice a day. A quick message to the owner and these can be adjusted. Two well-behaved dogs welcome (small additional charge of £20 per dog per stay). We ask that dogs are kept off the furniture and stay downstairs. Please bring your own dog bed, bowls, blankets etc Children are welcome and a high chair is provided. If infants are staying you will need to bring your own travel cot and linen. No Smoking or vaping
