Our comfortable modern home is fully equipped for your stay, & your furry friends to unwind, relax and enjoy Torquay and surrounding areas, we have great facilities close by. It’s two min drive to the beach, five min walk to a shopping centre, two min walk to the Pirate Ship playground, skate park and oval. Dogs are welcome and can go inside. Garden is fully Fenced. Bombora Beach Shack makes for an affordable getaway for families and large groups. FREE WIFI As we are a new listing we will be adding alot more fun things over the next few months. We have a games room, Washing Machine & Dryer for guests use. THE SPACE -The king bedroom has an ensuite bathroom with walk in robe and seperate toilet, double size shower and 2 basins. -The queen bedroom has a shared bathroom with a luxurious bath built in wardrobes and a seperate toilet. -The wooden bunk room has a double bed on the bottom and single on the top, it has a slide at the end of the bed and the room has some fun kids furniture with nightlights. -The white triple bunk room has a double bed on the bottom and single on top, it has a built in corner desk with a starry light display in the ceiling, kids & teens will love this space. -2nd Lounge-room with 65” Smart Tv, DVD’s Nintendo Switch, games & Books with a huge velvet couch and chaise for you to relax and enjoy. -Main Lounge-room has a huge Cnr lounge suite, 65”Smart TV, kids furniture, books, open plan living -Fully equiped Kitchen with dishwasher, cook top, oven, microwave & fridge. Everything you need for your stay, There is a beautiful outdoor deck with built in seating around the fire pit and a Heston Barbecue, this space captures all day sunshine with beautiful gardens for you to enjoy. We only ask that you use the designated Poo area outside the Laundry for your pooping furry friends. OUTDOOR FIRE-PIT- We supply you with your first night of firewood, if you require more during your stay, Bunnings is just up the road. OTHER THINGS TO NOTE As the Host’s we can assure you that we clean the house to a high standard. All sheets and towels are laundered by a professional laundry service. Included with your Stay Please notify the host which bedrooms are required for your stay. We Supply Beautiful LOCAL Products for you to enjoy if you have forgotten the essentials you can use ours, we will let you know where you can buy anything you use if you want to take these special products home with you as everything has been hand picked with Love, Supplied if you need them-: -Mikro Ground Coffee for your Plunger or Mikro capsules for the Nespresso machine, -English Breakfast Tea & Herbal Tea’s, -Salt, Pepper, Olive Oil, Coconut oil, Soy sauce’ -The Herbalist Liquid Soap, Hand Lotion, Shampoo & Conditioner, -Koala Eco Dish Liquid, 100% pure Linen Quilt Covers Sheets etc all bought from Adairs. Beautiful Towel’s, Hand Towel’s for all guests inc kids are also from Adairs. We have Books, Games, DVD’s, kids Table & Chairs, Chalkboard, night lights supplied We also supply kitchen essentials as seen in the pictures, SMEG appliances, plenty of serving platters, salad bowls, wine glasses and also BBQ accessories for the HESTON Blumenthal Barbecue. Guest need only to bring Clothes, toiletries, Beach Towels, Sunscreen & Insect Repellent, Families with children and teenagers will love both rooms with triple bunks and their own lounge room with a 65” LG TV & Nintendo Switch with interactive games inc Ringfit, sports, Mario & more, DVD’s pool Table & Lg velvet couch to chill out in. We welcome your Furry Pets as we know if you are taking them on holiday they must be well behaved, we have some puppy essentials incase you forget something inc bowls, leads poop bags. We have a Bombora Beach Shack coffee table book with everything you need to know in Torquay & surrounding areas to make your Holliday a special one, pet friendly cafes beaches & everything in between has been included. As we are a new listing we would love your feed back in our beach shack book of any thing else that might make your stay even better next time you come and visit, we are going to be adding alot more before Xmas. We have CCTV at the front of the house. NO IMAGES ARE KEPT. PET STAYS TERMS & CONDITIONS. DOGS ONLY- we will not except any other pets during your stay. -Pets can reside in the house & secure Backyard but not on the furniture. -Pets have a designated Poo area, which is a secure run down the side of the house (Laundry/Garage-door to the side of house) it has artificial grass and poop bags are provided. -Guests agree to clean up after their pets prior to check out. -Guests are responsible for any damages caused by pets. PLEASE NOTE: If you are a group of 4 of less only 2 rooms will be provided OR an extra fee will occur per extra room you require Guest access All of the House. Other things to note PLEASE READ CONDITIONS BELOW BEFORE CHECK-IN- 1. STRICTLY NO SCHOOLIES, BUCKS OR HENS NIGHT OR GATHERINGS OR YOUNG ADULTS UNDER 21 (UNLESS PERMISSION HAS BEEN GIVEN BY THE HOST) 2. Variances can be agreed on but only by arrangement with the owner in writing. 3. Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental loss of Bond. Noise outside must be kept to a minimum after 10pm. 4. Number of guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance. 5. Parties & Funtions are strictly prohibited. 6. Damage, Breakages, Theft and Loss are the tenants responsibility during their stay. 7. Departure- the property should be left in a similar state to its condition on arrival. Check out time is 11am 8. Deposit for a week or more stay’s over the High Season will be non refundable 5 days before booking, and it will be required to secure the booking. Payment of the rental deposit constitutes the clients acceptance of these Terms & Conditions. 9. If you are booking to the rental host the balance of the rental amount must be received in full prior to occupancy. If not the owner has the right to cancel the booking and attempt to re let it. 10. Cancellation if caused by the client, a Full Refund will be given 5 DAYS PRIOR to arrival only, We also offer non-refundable options please see Cancellation Policies. 11. The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances. 12. The price charged is for domestic use only and not commercial. 13. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, water and tear, repairs etc. Use contrary to this will result in loss of Bond and/or additional payments. 14. Bond is payable at the same time as the balance amount. The bond will be refunded within 14 days in full subject to the above conditions being met, it is designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess cleaning requirements, extra guests beyond those declared, disturbance to neighbours. Please note that no responsibility will be taken by the owner if account details supplied by the guest are incorrect for bond refund. 15. Loss-the owners take no responsibility for the tenant’s personal property. Return of personal property returned is minimum $50 ( depending on size & weight) 16. If you are a family and your kids are under 17 we will only provide 1 room per 2 children 17. If you are a group of 4 of less only 2 rooms will be provided OR an extra fee will occur per extra room you require, we will only provide the number of beds that match the guests as our fees are super high in the Surf Coast for linen, thank you for your understanding. 17. Variations to these conditions may only be made by prior arrangements with the owner in writing.
