Lovingly restored in 2025, recarpeted and thoughtfully furnished throughout, the cottage is arranged on 3 floors and comprises 4 double bedrooms 2.5 bathrooms fully fitted kitchen sitting room dining area and boot room. The space The cottage looks over a peaceful garden with stunning sea views. Wake up to the sound of the sea and watch the boats go by. Open plan sitting room and dinning area with comfortable chair, sofas, coffee table, board games, TV, dinning table and chairs. French windows open onto garden, sea views. Cloakroom area with boot rack, hanging space for coats and seaveiws. Very well equipped kitchen, corrian worktops and sink, large fridge freezer, seperate wine fridge, double fan ovens, electric hob, dishwasher, Nespresso coffee maker. Stairs to landing area. Bedroom 1 has seaviews, king size bed, wardrobe, chest of drawers. Spacious shower room with large walk in rainhead shower, toilet and sink. Bedroom 2 king-size bed, chest of drawers, hanging space, dedicated workspace with desk, chair and lamp. Seperate cloakroom with toilet, basin and seaveiws. Stairs rise to the 2nd floor landing with lots of natural light and comfortable seating. doors leading to.. Bedroom 3 with double bed, hanging and drawer space, dormer window overlooking the sea and rocky beach below. Bedroom 4 with double bed, drawer and hanging space, dormer window looking over the Lane. Large bathroom with modern free standing bath, toilet and basin. Bedrooms 1 and 3 have sea views (and sound!) Bedrooms 2 and 4 look over the lane and gardens opposite. Some restricted ceiling height on top floor, ie bedrooms 3 and 4 plus the bathroom. Guest access The cottage fantastic sea views from the patio area with outside dining furniture and gas barbque. Steps down to a small lawn, flower beds and gate leading to the parking area and 2nd garden. Steps down to second garden, mainly laided to lawn with gravelled sitting area with low chairs and table, gets all the early morning sun so great for coffee! Sit in either garden to listen to the sea. Other things to note Superfast broadband. We welcome children at our home by the sea but please be aware that this is an old cottage, arranged over 3 floors with 4 half flights of stairs. We are not able to supply cots or highchairs There is 1 dedicated parking space at the property. More parking is available at the end of the road in the pay and display carpark. A virtual 4 or 7 day parking ticket can be purchased on line from North Devon Council and is significantly cheaper than the usual daily rate in high season. Altgough we list our home as sleeping 6 it does infact have 4 double rooms therefore sleeping 8. The ground floor comfortably accommodates 6 adults for meals at the dining table and seating in the sitting room area.
