Description

Very spacious 3 bed 2 bath house next to our old vicarage. House is well equipped and comfortable with a private garden. Well connected with London Luton Airport and train station 5 miles-London 25 mins. M1 J9 2 miles. Central London just 30 miles. Semi rural. Easy walk into Markyate village with eateries, shop, PO and pub. Short drive to St Albans, Harpenden, Ashridge, Whipsnade and Dunstable Downs. EV charger (extra). Parking 2 cars. Sadly no pets. The space Little Tanglewood is a detached and spacious property which sits in the 4.5 acres of grounds of our home, which was built in the 1880s as a Victorian vicarage, (later re-named as Tanglewood) which once was home to the various vicars to Markyate’s C of E Church which is a few hundred yards down the road. Little T sits next to our house at right angles and has its own garden to the rear which is mainly south facing and get lots of lovely sunshine when the British weather is at its best. The house in on two floors. The ground floor has two good sized separate living rooms, one incorporating a dining table which seats six together with a snug tv area with two comfy sofas. The second living room offers a bright and airy relaxed space to chill and chat. Downstairs also, there is an entrance hall with cloakroom off. The hall leads to a fully equipped kitchen with a table that can seat four, a large pantry cupboard, an electric oven, gas hob, full size dishwasher, full height fridge freezer, microwave and everything else you are likely to need (we hope!) Next to the kitchen is a separate utility room with a washing machine for your use and a door accessing the garden. Upstairs there are three bedrooms and two bathrooms. The largest room is very spacious. It is triple aspect and has a king size bed. It has a walk in wardrobe and a balcony with garden views. Next to it is a single bedroom and bathroom. In the past we have always used all of these rooms as a single principal suite and the single bedroom then functions as a dressing room or study with a comfy day bed. But it can equally be used as two bedrooms with a shared bathroom. The bathroom is equipped with both a bath and separate shower and has a shaver point. The other bedroom on this floor, at the far end, is a lovely room with a double bed. It is light and bright with views over the garden and the fields beyond. There is a built in wardrobe. A second bathroom serves this room and has a bath and shower over and a second shaver point. (You will have exclusive access to these rooms in your stay. There are two additional rooms in the house, one down and one up but these are reserved for our own storage and use when the house is not being rented out.) The private garden at the back of Little T is there for your enjoyment. It is not completely fenced off but there are hedges which, for the main, delineate its extent. There are two adjoining patio areas with garden furniture and two doors to access these. Please note that there are steps into the house from the front and steps from the house into the garden. The garden is on a slope and there are steps to access parts of it although there is a flat(ish) lawn which does have flat access from the patio. The garden is a particular feature of the property and the fields beyond are usually used for grazing for horses. We have a hard tennis court which you can use by arrangement. Just let us know if you would like to use it, and when, and we will try to make that work for you. (Please note that the surface of the court is not quite as flat as it once was owing to the surrounding trees so if you are Wimbledon standard you may be disappointed). We are sorry to say that we cannot accept any animals at the house and that includes support animals. Unfortunately I am allergic to all of our fluffy friends. You will find that there are no feathers in the upstairs bedding either and that is also due to allergy reasons. You may find some birds and animals appear on the property from time to time which are uninvited but welcome and these include roe deer, muntjac, pheasants, partridges, red kites overhead, the occasional buzzard, a barn owl which has made us its home. We have also incorporated garden planting and wilder areas to attract, birds, bees, insects and butterflies. Parking is available for two cars outside the house. There are garages attached to Little T but they are used by us for lots of garden equipment and useful bits and bobs, so their use is not included in the rental. Guest access You will be able to access all of the areas that form part of the rental as highlighted in the property description. If you enjoy gardens we are happy for you to wander round ours while you are staying. We have worked on those for the last quarter century and they are a lovely sight, in the right seasons. Access, however, generally, is not ideal for those who might prefer a flat space. Little Tanglewood is a property on two floors. Please be aware that there are two shallow steps up to the front door from the drive. There are also larger steps down from the house from the utility room and living room 2 to access the garden. There is a staircase to the first floor with relatively shallow steps, but, please note, there is no lift so if you find stairs difficult to navigate this might not be the best place for you to choose. The house was built on various terraces on the quite steep hill out of Markyate and consequently there are steps and slopes throughout the gardens and up to the tennis court and down to the paddocks which don’t lend themselves to wheelchairs or to those with poor mobility. Other things to note There are electric gates to the whole property. If they are not open when you arrive please use the keypad on the wall by the entrance gates and buzz the Tanglewood button. I can then open the gates for you.
