With 4 sleeping places, this charming apartment is ideal for any type of traveler. Located in an exclusive residential complex and furnished in a “classic seaside” style, it features a large panoramic terrace with stunning sea views and breathtaking sunsets. In the summer, you will have access to the private beach of Cala Piccola, where you can enjoy a beach umbrella, sun loungers, and a changing cabin free of charge. You can also take advantage of the complex’s free shuttle service. The space The apartment consists of a spacious living room with access to a terrace and a large covered porch below, from which you can enjoy a magnificent sea view, two independent bedrooms, one bathroom, and a small kitchen equipped with everything you need. The outdoor area features a covered porch with a table and chairs, perfect for enjoying wonderful sunset dinners, as well as a large sunbathing area. The latter, with a wooden and bamboo canopy, is ideal for relaxing in the shade. In addition, for sunset lovers, 2 deck chairs and a sun lounger are provided. The bright living room includes an indoor dining table—perfect for mid-season stays—a wall-mounted TV, and a three-seater sofa. The master bedroom is very bright thanks to a large window and is equipped with a spacious built-in wardrobe and an air conditioning unit with dehumidifier and heat pump. Entering the second bedroom feels like stepping into a boat cabin. It features two single beds, a spacious wardrobe, and a desk, making it ideal as a children’s room as well. This room also includes an air conditioning unit with dehumidifier and heat pump. The bathroom includes a shower/bathtub and full sanitary facilities. A second outdoor shower is located on the patio in front of the house. In addition to towels of various sizes, you will find bed linens, blankets, a duvet, and everything needed to make your stay perfect. Although compact, the kitchen is fully equipped with everything necessary for a comfortable stay. There are also various custom storage compartments to accommodate all your belongings, including suitcases. The beautiful private beach is always accessible, while the beach establishment is open from early June to the end of September. During the season, you can enjoy sun loungers, umbrellas, saltwater showers, and changing cabins. A bar, canoe and SUP rentals, and a ping pong table are also available. A wonderful place to enjoy peace, nature, and the crystal-clear waters of Cala Piccola. Guest access The house is located in the exclusive Cala Piccola complex, reachable by car in just 20 minutes from Orbetello. You will have a private parking space at your disposal, so you won’t have to worry about parking throughout your stay. In fact, the complex offers a free shuttle service that will take you to and pick you up from the consortium’s private beach. The apartment is accessible exclusively via a long staircase and is therefore NOT SUITABLE FOR ELDERLY GUESTS OR PEOPLE WITH REDUCED MOBILITY. Other things to note From November 1st to May 1st, an additional charge of €15 per day will apply for heating, should it be used. You will always have access to the private beach; however, the beach establishment will be open from early June until the end of September. The shuttle service will be available from June 28, 2025, to September 7, 2025. Pets are not allowed in the beach establishment. We would like to inform you that, in accordance with local regulations, a tourist tax of €2 per person per night is required for all guests, excluding children under 14 and persons with disabilities. Please take this additional cost into account when making your reservation. We would also like to take this opportunity to provide you with more information about our billing method, in order to be as transparent and helpful as possible. Please note that we are a company providing short-term rental management services. You will be issued an invoice for the total amount of the booking, in which the cost will be broken down into the following items: • OTA commissions • Cleaning services • Full guest management services (amounting to approximately 25% of the revenue net of OTA commissions and cleaning services) • Rental fee collected (and transferred to the property owners) In addition to the invoice, you will be asked to sign a short-term rental agreement via OTP. While not yet mandatory, this is binding and provides greater security for both parties. The rental fee will be specified in the agreement.
