The space The spacious accommodation is arranged over two floors. The ground floor features a central family room, LCD TV, dining for 6 at the table and 4 at the counter with fully equipped kitchen. The upstairs bedrooms are arranged around a central loft / recreation area, featuring a smart TV. Large Washer and Dryer upstairs. The bedroom configuration: Bedroom 1: 1 Queen size bed Bedroom 2: 1 King size bed with bathroom Bedroom 3: 1 Queen size bed with bathroom Bedroom 4: 2 Twin size bed Bedroom 5: 1 Bunk bed (Full size bed + 2 Twin size bed) Common Area: 1 Sofa Bed (Full size) The property has a RING doorbell, central air conditioning throughout, free Wi-Fi, and cable TV in all the bedrooms. There is a laundry room, washer and dryer with ironing facilities. Spots for parking in front of the property. Outside, at your own private splash pool, enjoy a relaxing conversation, a swim or just enjoy the pool. Extra Services (MUST BE REQUESTED UNTIL 48 HOURS PRIOR TO CHECK-IN): Pets are welcome! $50 fee per pet (Max 3 pets up to 33lbs each, please inquire for anything over.) POOL HEATING: $35 per day (minimum 3 days). Please inquire at least 48 hours in advance. Upon completion of payment, pool (and / or spa, where applicable) will be set to 85F - 90F. In case Guest wishes a specific temperature, we may accommodate, if there is no stress / damage to the equipment. It may take 24 hrs+ for the pool to heat up or cool down. Please note the pool pumps have a safety mechanism to prevent overheating during cold weather conditions, when working overtime. This leads to a temporary shut off of services automatically until the pump can regain its functionality in a safe and efficient manner. Please note the pool heater works via HEAT EXCHANGE system and might not function properly with weather nearing freezing temperatures. GRILL: $85 with 1st full propane tank and cleaning provided. HOUSEKEEPING: There is no daily housekeeping service provided in the rental rate. Before check-in, the unit will be thoroughly cleaned and inspected by a professional cleaning company. Clean sheets and towels will be available in the unit. Mid-stay cleaning services during your stay can be requested for an additional fee. STARTER SUPPLIES: The following starter supplies are provided in the unit upon your arrival: 2 trash bags, 1 small dish detergent, 1 dishwashing capsule, 1 paper towel. Each bathroom will have: 1 small bar soap, 1 shampoo, 1 conditioner, 1 toilet roll. Please stop by the nearest Supermarket to gather any additional items you may need for the duration of your stay. TRASH PICKUP: There is valet service for Garbage Collection on every day of the week. Enclose the garbage in trash bags and place the trash bags inside the trash receptacles (bench) outside the front door. RESORT ACCESS: All Guests must provide full names for all adults (Under 18 in case they are driving) in the group to gain access to the Resort / Home. This is a Resort requirement and names to be inserted in the Airbnb chat with Host. MAXIMUM OCCUPANCY: The house maximum occupancy is per stated in the ad. Guests exceeding maximum occupancy or reservation amount (number of individuals listed in the reservation) will have their reservation terminated immediately and incur in an additional charge of $50 / day per Individual not disclosed in the reservation. CAMERA DISCLAIMER: Home is equipped with surveillance equipment that captures and records OUTDOOR ONLY audio + video footage. There are NO surveillance devices inside home or in pool / lanai areas. PARKING: There is no garage parking available. Driveway parking available. Ample parking adjacent to house, inside gated community. Check in: 4 pm. Early check-ins (when possible): Must always be authorized by Host. Official check-in time is 4 pm. Unauthorized early check-ins will result in $200 fine. Check out: 10 am. Late check-out (when possible): Must always be authorized by Host. Official check-out time is 11 am. Unauthorized late check-outs will result in a $200 fine for delay inside the first hour after official check-out time. In case Guest performs late check out after 12 pm, without previous authorization by Host, there will be a full daily fee rate charge from the Guest. This charge does not grant Guest option for additional stay and eviction measures will be applied. Guest access Entire house is available for Guest use. Keypad access HOUSE RULES: - NO PARTIES OR EVENTS This is also a Resort policy as well as Airbnb rule. Noncompliance will result in immediate termination of the reservation, without refund and eviction process will immediately commence. Furthermore, there will be an additional charge of $150 per day per unauthorized Guest that is detected. - NO SMOKING You can't smoke inside the house or open the windows. In case of non-compliance, a $300 fine will be charged. - Please keep all communication centralized via Airbnb, as per platform policy, as well as both Guests and Hosts safety.
