Enjoy our beach front home with infinity pool which is literally steps away from the sand and ocean. Our beach house is connected to the grid and solar power energy. Located in a private residential cove, very quiet. A two and a half hour drive from Manila. A perfect escape away from the city. Please respect our neighbours as we are in a private residential area. No loud music, parties and karaoke. Our house is easy to get to, there is a paved road. A medium and large sized cars are ideal, sedans can also make it through with ease. Our grandfathered charming and humble beach house is our own private beach front residence it is located in Batangas in a Private Residential cove steps away from the beach. The house is newly renovated whilst paying homage to the history of the space. We wanted to merge the old with new by adding modern amenities the house features Split Type AIRCONS in all rooms including the living rooms, rain showers, wifi, hotel mattresses, modern toilets and solar hybrid panels, infinity pool and a professional stainless steel kitchen. WIFI speed up to 600mbps. We have a six (6) 40-inch Smart TVs in each of the rooms and one in the living room upstairs. (Please note that you will need to sign into your own accounts to use certain apps) The property has a front and backyard, perfect for morning and evening walks around the property. Matuod is known for it’s shallow waters; picturesque sunsets and is a perfect setting for families looking to have a peaceful, fun and safe environment for children. Our housekeepers will ensure a smooth check in, routine inspections, replenish soap and shampoo and provide towels. Our beach house is self-service, although you can hire our housekeepers for the duration of your stay if you need them. They can also cook and grill and bbq and clean for you. For guests staying more than 2 nights kindly message us on Airbnb chat for a change of sheets and towels. Bedrooms & Bathrooms Downstairs: • 3 Queen bedrooms, each with a private bathroom • 1 additional powder room with shower Upstairs: • 2 King bedrooms with a shared bathroom • 1 Queen bedroom with a private bathroom Kitchen The kitchen is indoors very simple and functional made of professional grade stainless steel . Techno gas 5 burner stove with gas oven, 2 Rice Cookers, Two Door Samsung Refridgerator, basic. We have a professional outdoor Gas grill (For Rent) and a charcoal’s stainless steel grill. Shelving to store your food. Complete with pots and pans, knife set wooden and stainless cooking utensils. Complete crockery, which includes dishes. Serving dishes, plates, bowls, mugs, wine, rock and drinking glasses and coffee cups. A coffee bar with Nespresso Machine and a Nescafe Dolce Gusto that are located on the 2nd floor (You will have to bring your own Nespresso Pods and Dolce Gusto Pods) A basic coffee machine at the kitchen (please bring coffee filters) We provide a Tylr water dispenser, water heater. Food The guest will shoulder all food, snacks, condiments, cooking oil, drinking water deliveries for the duration of their stay. There is also a third party food catering service nearby, with a large menu that can deliver directly to the villa. Please note you would need to coordinate with them directly, our housekeeper can also assist you. Drinking water is around Php 50 from a mineral water company nearby, payment will be given directly to our caretaker. You can order fresh delicious seafood (she can also clean the fish for you) fruit and vegetables from our trusted fish lady (third party) You can coordinate with her directly. We will provide her contact. Paddle Board is for rent upon request. Staff We have a separate staff house in the back of the villa. If you are bringing any staff, (Please note that they will have to bring their own linens) A Kind Reminder Guests must maintain the cleanliness of our place and abide by our family house rules. Please dry yourself after swimming to avoid wetting the wooden floors upstairs. Please kindly keep our Beach clean! Guest access Guests have full access to all 6 bedrooms, a convenient powder room, and both upstairs and downstairs living rooms. Enjoy the private swimming pool and all the comforts of the villa. Other things to note This listing is NOT pet friendly. Extra Guests: Please message us the total number of guests. We charge an additional fee for guests exceeding 12. (If you need extra mattresses, please confirm with me in advance) Please note we require guests to submit an ID or passport after booking. Internet: We are subscribed to 600mbps internet speed. (Kindly note internet speeds will vary from time of day and internet provider which is beyond our control) Food: Our trusted fish vendor can deliver and clean fresh fish depending on the catch of the day. Fruit and vegetables. (Third Party) There are also third party Catering food service that can deliver directly to the villa. Payments via Cash or G-Cash. Kitchen: Pots and pans are available for your use. Please note that cooking oil and condiments are not provided. Activities: If you’re interested in island hopping, and other beach and water activities kindly message me for the list. Parking: A kind reminder when parking please try to avoid the mango and coconut trees. It’s natural for fruits to fall, especially during the season, and they can cause damage. We won’t be responsible for any incidents. Thanks for understanding and helping keep things safe. We have a Charcoal griller free to use. And a Professional outdoor gas grill (For Rent) Self-Service Stay     •    Our Airbnb is self-service. This means there is no daily housekeeping, and guests are expected to clean up after themselves during their stay. Cleaning Expectations     •    Please leave the unit in a tidy condition at checkout (wash used dishes, throw away trash, wipe spills).     •    Standard cleaning is covered, but excessive mess will result in an additional cleaning fee. Housekeeper Services     •    If you wish to request extra cleaning and cooking during your stay, this can be arranged directly with our housekeeper for an additional fee. Respect for the Space     •    Kindly treat the home as you would your own Other Info: Living by the sea is beautiful, although the salty air can be tough on items and home. Things like metal, electronics, and appliances tend to wear out or rust about twice as fast because of the moisture and salt in the air. It’s a natural effect of the environment, and we do our best to maintain everything regularly. Sometimes we encounter occasional power outages. Which is beyond our control. Thanks for your understanding. Our Airbnb is a home, not a hotel perfect if you enjoy a lived-in vibe with personal touches. We do our best to make your stay comfortable, but please keep in mind it’s a private home, so it may feel a little different from a resort or hotel experience. A quick reminder since we’re near the beach, it’s important to dust off shoes or slippers before entering the villa to avoid tracking in sand inside the villa. Please dry yourself after swimming to avoid wetting the wooden floors upstairs, chairs and furniture. Please kindly keep our Beach clean! Beach entrance, You’ll have easy beach access right beside our pool, just a few steps and you’re on the sand! Please respect our neighbours as we are in a private residential area.
