Description

3 Bedroom house with private entrance, deck and common area fire pit patio w/ grill & smoker in a nice mountain housing community, less than 4 miles from Harpers Ferry National Historical Park and within 5 miles of Loudoun Wine Country. Over 10 wineries within approximately 10 miles & 20 breweries within an approximate 30 minute drive. **Please read entire listing details including "Other Details to Note" before booking** The space This is a split level home that has 2 separate top and bottom units, the other being a basement apartment with a completely separate rear entrance and different locks/keys which is also available to rent at a discount in combination with this unit (check bottom of listing for more details) This space was fully remodeled in 2020 and has high speed internet and dark hardwood floors throughout. It includes 3 bedrooms, 1 bathroom, a living room and an eat in kitchen. There is a small private front deck and a private rear deck that is accessible through the main bedroom. The living room has a couch, love seat and a 55 inch LED television with Roku with options for lots of apps for tv viewing (some will require your own private account log in information) The kitchen features white cabinets with black stainless appliances (dishwasher, stove, microwave and full fridge) a stainless farmhouse sink and granite countertops. Basic cookware and cutlery is provided, along with a toaster, coffemaker and coffee. Pot holders, cleaning towels and paper towels are provided. for dining we have custom built a new bar height live edge wood table that seats 6 directly behind the couch for dining and TV viewing. The chairs are backless bar stools. There is also a 2nd smaller pub table with 4 chairs in the living room should you need extra space. Bathroom has a shower and tub combo and is stocked with towels, wash clothes and toilet paper and a hair dryer. the main bedroom includes a queen bed (without side tables), a large mirror and a large closet for hanging and stacking clothes. Bedroom two has a queen bed, with 2 side tables with lamps, and a smaller closet for hanging and stacking clothes. Bedroom three has a twin (single) bed, a side table with a single lamp, and a smaller closet for hanging and stacking clothes. The space also has a laundry room in the basement that is a shared space with the tenants on the bottom floor. The laundry room has separate locked entrances for both units and also is where extra supplies are stored like blankets, sheets, towels, coffee, paper towels, toilet paper and cleaning supplies. Outside, there is a common area fire pit area with a wood shed stocked with wood. This area also has an older charcoal grill. We do not provide charcoal or fire starting tools. This is a potentially shared ammenity between both units of the house. The house has a large driveway suitable for multiple cars (no street parking please) there is approximately 1/2 mile of dirt road to get to the property, and the house is located in a housing community so there will be neighbors. The home has central air that covers both units of the house and is sometimes controlled remotely in order to maintain reasonable temperature for both units which typically is right around 70 degrees. The laundry room in the basement is shared with potential guests in our basement unit located in the same house. Both units are separated by multiple doors with dead bolts and different keys. The driveway and outside fire pit patio, Adirondack chairs, wood shed and grill is also a potential shared recreational space whenever both units are occupied. Other things to note No parties! if you are looking for a place to throw a party please do not book our residence, we have a limit of 6 on occupancy and a limit of 3 on vehicles parked at the residence at all times. We cannot facilitate late check out or early check in requests, no exceptions will be made. We are cleaning this space thoroughly after each guests and we are following the airbnb covid-19 cleaning guidelines for cleaning and disinfecting so we need all of the time between bookings to properly and thoroughly clean before and after your stay. There is absolutely no smoking permitted inside of the house or out of doorways and windows, any evidence of smoking indoors will be levied a $250 charge after check out. there are no pets or non certified service animals permitted (animals trained and certified to assist those with disabilities) no exceptions will be made. There will be a charge of $200 for evidence of unauthorized non documented service animals inside of the house. This house is split into two separate units, you are booking the upstairs portion and will have private and separate entrances from the other unit. After each guest, we are disinfecting all heavily touched areas including door knobs, light switches, faucets, countertops, tables, countertops, bathrooms, remote controls, lamp switches, fan chains. Sweeping and mopping all floors, washing all used sheets, blankets, pillowcases in hot water after each guest. Washing all dishes on high heat sanitizing steam mode. Disinfectant and sanitizer sprays are located in our laundry supply room for use as needed at the convenience of our guests. This house has a central heating and air system, while not mandatory, we ask that the thermostat stay very close to 70 degrees as a courtesy to our potential guests in the basement unit who do not have access to the thermostat. We operate the thermostat through an app remotely so please feel free to message us anytime to adjust the temperature. This house is in a wooded housing community on a mountain. This is not city living, you may be exposed to possible wild animals and insects. We ask our guests to please be respectful to our neighbors, no loud music or parties. There is a limit of three vehicles per reservation and the driveway is shared with possible other guests in the houses other unit, when parking please allow access in and out of both sides of the driveway. No parking is permitted in the yard or off the street please. There is 1/2 of a mile of dirt/gravel roads that must be traveled to arrive at the property. There are potholes in places in the roads so please drive slow and carefully. During inclement winter weather (snow and ice), it is advised to travel using an awd or 4wd vehicle. We cannot guarantee any treatment or plowing of the roads in any sort of timely fashion in our community during or after storms so please keep this in mind. Guests agree to use the grill, smoker and fire pit at their own risk and their own liability. Full fire pit rules will be given to each guest and must be adhered to. By booking this unit, guests agree to all fire pit rules and accept all risks associated. We do not provide fire starting tools including matches, lighters etc so please bring your own if you plan to use. If you choose to use the charcoal grill and smoker you must provide your own lighting tools (matches, lighter etc) charcoal, lighter fluid. If you use the grill please make sure to completely clean using the provided wire brush and scrubber and discard any unused food etc. Excessive grill cleaning will be charged an additional cleaning fee If you choose to use this fire pit, you take 100% responsibility for safely using such and full liability for damages resulting from negligent use. Please note that you are in a heavily wooded area with lots of wildlife, loose and falling leaves and sticks. Negligent use could lead to massive damage and/or death. The fire pit and grill recreational area is a common space, we ask that you please bring your own lighting tools and/or charcoal for the grill should you choose to use it and the clean the grill after each use. We ask that you please do not leave any open flames unsupervised. We do not provide lighting equipment so please bring your own lighters, matches, etc for the fire pit or the grill. 1.) This is a shared recreational area with the upstairs and downstairs tenants so please share and play nice. 2.) Do not operate the fire pit under the influence of alcohol or drugs 3.) The fire pit must be attended and monitored at all times while fire is active. 4.) All fires must be completely extinguished before the fire pit area is unattended and the fire pit lid on. DO NOT LEAVE AN ACTIVE FIRE BURNING UNATTENDED 5.) Do not burn more than 2-3 logs at once, please use only provided logs or commercial eco logs. 6.) The fire pit lid must be on at all times while an active fire is going. All fire should be contained in the fire pit insert 7.) Never use any sort of igniting fluid including gasoline to start a fire 8.) Never dispose of hot logs, ashes etc, they must be kept in the fire pit insert with the lid on until completely extinguished. 9.) Please be mindful of surrounding neighbors and other guests in the house and please keep noise level down. No loud noise or music after 8PM
