The Pump House is situated on a working estate in West Sussex. Formerly the Pump House to an old manor house, it has just been transformed in to a luxury 2 bedroom holiday cottage with an additional sleeping loft. It's the perfect romantic getaway or family bolthole. Every effort has been made to maintain the original character of the building by using reclaimed and sustainably sourced materials and local craftsmen. Located at the end of a private drive, the Pump House is a home away from home. The space It has an open plan kitchen, dining and living area. The kitchen is fully equipped including dishwasher and washing machine. The dining table can comfortably host 6 and the lounge area has a TV, books and games for the whole family. With large bi-folding glass doors providing uninterrupted south facing views over the fields and woodland beyond, it's a perfect spot to relax and unwind. There's also a generous south facing terrace with a brick built bbq and outdoor seating.  There are two bedrooms and a sleeping loft. The master suite features a superking bed. The bunkroom has full size single bunkbeds and the sleeping loft, accessed by a ladder, has two full size single beds that can also be made up as a superking bed. PLEASE NOTE THAT THE SLEEPING LOFT IS FOR OVER 16s ONLY. The bathroom has his and hers sinks over a hand made lebanese cedar vanity, a generous bath and separate shower. There is a small tiered garden with enclosed pond as well as numerous footpaths in the fields beyond. There is underfloor heating throughout the barn. Guest access Guests have the whole house and garden and can explore the local farm and area via the footpaths that run from the property. ACCESS TO THE SLEEPING LOFT IS FOR BOOKINGS OF 5-6 PEOPLE AND BY PRIOR ARRANGEMENT ONLY. Other things to note There is a pond on the property but this is fenced off. The sleeping loft (sleeps 2) is accessed via a bespoke ladder. This loft is strictly for over 16s only. Anyone under the age of 16 is prohibited from using the ladder. There is also a low ceiling so is better for those under 6 foot tall.
