Welcome to our stunning 4 bedroom, 2 bath modern home, located on a quiet dead end road just a short 2-minute drive away from the beach, fishing, & boat access. Our family oriented, & pet friendly home features a remodeled kitchen, fire pit, grill, and ample seating for outdoor entertainment. Guests will enjoy quick access to a full 18-hole golf course, driving range, mini-golf, local restaurants, and attractions. Our home is just a 15 min drive to Center Harbor and 25 min to Wolfeboro. You’ll find TONS of winter, summer, and year-round activities nearby for the whole family, including: ••skiing ••snowboarding ••ice skating ••cross-country skiing ••snowshoeing ••snowmobiling ••ice fishing ••sledding ••ice hockey ••swimming ••hiking ••and more! Load up the car with your skis and snow gear, and take a beautifully scenic drive to close-by Red Hill Ski Club (9 mins), or other nearby popular ski resorts such as Gunstock Mountain Resort (43 mins), Cranmore Mountain Resort (50min) Loon Mountain (60 mins.) >>THE HOUSE: If you find yourself preferring to spend more time at the house, pull out the board games for a fun family night in, grill out on the deck while watching the sunset, or light the fire pit in the yard while playing a game of corn hole. The spacious kitchen has all of the supplies needed to cook a delicious meal or bake your favorite cookies, all you need to bring is the food! The coffee station includes a Keurig, a variety of K-cup flavors, creamers, sugar and splenda, so you won't have to leave the warmth of the house to go get your morning cup o' joe. We were sure to include ALL smart TVs, and fast WiFi (200 MBPS) so you can grab a blanket and stream your favorite shows. In case you're not looking to *totally* unplug while you're away, a dedicated workspace can be found in the primary bedroom. And if you decide to explore the area after all, relax on the couch with one of our NH travel books and you'll find there's endless amounts of indoor & outdoor activities close by to suit everyone's vacation desires. ••ENTRY: from the driveway, walk up the stairs to the large front deck where you'll find the front door w/ a wireless keypad (unique doorcode is sent prior to check-in) ••MAIN FLOOR: from the front door you'll walk into a large open-concept kitchen and living room space. Off of the kitchen is a hallway that leads to the bathroom, primary bedroom, and basement door. The stairs leading up to the 2 upstairs bedroom can be found in the living room. ••PRIMARY BEDROOM: located on the main floor at the end of the hallway; large room w/ 1 queen bed, full bathroom, large closet, tv, and dedicated workspace. You'll also find 2 TwinXL cots with the appropriate bedding in this closet, that can be set up anywhere in the house, for guests #9 & #10 ••1ST UPSTAIRS BEDROOM: 2 twin beds, tv, lots of closet space ••2ND UPSTAIRS BEDROOM: 1 queen bed, tv, lots of closet space ••BASEMENT FINISHED HANGOUT ROOM/4TH BEDROOM: 1 full bed, tv, 2 bean bag chairs ••UNFINISHED SIDE OF BASEMENT & GARAGE: well-loved washer & dryer, bins of lawn games & beach supplies, 10 lawn chairs (8 adult & 2 child size) The entire property is accessible for guests, with the exception of 3 areas: Underneath the addition on the right side of the house, the treehouse behind the house, and a locked supply closet. These 3 areas are off-limits, just for safety reasons. Thank you! The Balmoral Association is a special private community on the northern side of beautiful Lake Winnipesaukee, consisting of over 400 homes. While many are used seasonally, it's no wonder why *just as many* are occupied by year-round residents; you'll soon see why it's so hard to leave! Balmoral has private roads, a private beach (with shade, we may add!), docks, club house, playground, volleyball nets, great fishing and many other local activities that are reserved for Members and their guests only. We personally love *our* little corner of Balmoral for the woodsy dirt roads, peace & quiet, mountain views, and all the beautiful A-frames we get to see on the walk to the beach. The driveway can fit 6 small to mid-size cars, and allows for plenty of room for small boats or water sport equipment. There is a garage used for storage only so no cars can be parked in there. If you're headed to the beach/lake, you can either make the beautiful 10-15min walk there and admire all the trees and unique cottages, or you can pack up the car and park for free with the beach pass right at the entrance. To get to all other destinations (restaurants, shopping, etc.), you'll want to drive. >>THINGS TO NOTE: -The 5 SmartTVs in the house are just that; there is no cable service. You’ll be able to log right into your Netflix/Hulu/Etc. accounts to stream. -Although the house can VERY comfortably sleep 10, the communal breakfast bar only seats 4, living room seats 5, and the outside patio seats 6. -As the house uses a few different heating/cooling systems, it can be tricky to regulate the temperature. During the warmer months: ac's in the living room and all 3 main bedrooms, along w/ standing fans in the living room & primary bedrooms. In the colder months: newly installed baseboard heaters in the living room and all 3 main bedrooms. There are also wall heating units in the living room and primary bedroom, which are locked and can't be adjusted; they turn on automatically when it goes below 65 degrees. In the finished basement room, there is a wall heating unit that can be adjusted using the wall thermostat. All control details are provided in the guest handbook upon checkin. For guests' safety, the wood stove by the front door is not hooked up and can not be used, and there is a wall heating unit in the garage that remains on during the colder months and should not be adjusted by guests; the latter is for ensuring that the pipes don't freeze when it gets super cold. -You DO need to bring the beach pass with you if you'd prefer to drive and park there, but if you'd like to walk down, you do not need the pass. The beach pass is for 1 car and goes on the dashboard. Please make sure the beach pass is left on the kitchen counter at the end of your stay to avoid a replacement fee. -The dedicated workspace in the primary bedroom has a printer stocked w/ ink & paper. -While we do allow pets, the yard is not fenced in. Animals MUST BE LEASHED AT ALL TIMES while outside, whether in the yard or in the neighborhood per the HOA regulations, and PETS ARE NOT PERMITTED at the BEACH per state law. -If you are bringing your pet, make sure to add them to the reservation and a pet fee will be added automatically. If you don't have a pet on your reservation but bring one with you, we will send a request for the pet fee. This is for additional cleaning required to ensure that the next guests would not have allergen issues. 2 pets are permitted; If you have more than 2, just message us to see if we're able to accommodate.
