This charming and cozy property promises an unforgettable getaway for families seeking relaxation, recreation, and quality time together. The space Villa Luna is located within a private subdivision, ensuring restricted access solely for residents and tenants equipped with an access code, offering a robust sense of security. During your stay at Villa Luna, you will have access to various amenities, including the clubhouse, tennis courts, volleyball court, and a small playground conveniently located just a few yards away for the little ones. This charming house features three bedrooms and two bathrooms, comfortably accommodating up to six people. Villa Luna is an excellent choice for families with young children or elderly individuals who prefer the convenience of a single-story layout, avoiding the inconvenience of stairs. The patio boasts a screened-in lanai and a saltwater pool equipped with safety features, such as alarmed patio doors, ensuring the safety of children and peace of mind for parents. Access to the pool area is restricted by a fenced enclosure, which can only be opened by an adult. We provide inflatables, floats, and other pool games for our guests' enjoyment, along with two seating areas furnished with tables, chairs, and umbrellas. User-friendly doorknobs on all doors and comfortable bathrooms, each featuring accessible handles and walk-in showers, cater to the needs of all guests. For those seeking cozy moments, the living area features a smart TV and a fireplace, perfect for romantic evenings, family game nights, or movie nights. Despite its compact size, the kitchen is well-equipped with stainless steel appliances, a panini press, blenders, toasters, Keurig coffee maker, filter coffee maker, air fryer, spice rack, knife set, baking trays, cookware, and more. This space allows you to prepare your meals just like at home or experiment with new recipes. The spacious dining table accommodates eight, fostering lively family conversations during shared meals. Villa Luna provides accommodation for up to six guests across three private bedrooms. The master bedroom features a king-size bed, a spacious walk-in closet, and an ensuite bathroom with a walk-in shower. Additionally, the room offers a dedicated work area, providing a quiet space for visitors to attend to any pending tasks, complete with a desk and a 34" monitor for their convenience. Bedroom #2 boasts a queen-size bed, while Bedroom #3 offers two twin-size beds. One of Villa Luna's most appealing attributes is its proximity to attractions in both the Central Florida area (Orlando-Kissimmee) and the west-central area, including Tampa Bay. OVERNIGHT PARKING ON THE STREET IS NOT ALLOWED. There is additional parking available at the clubhouse, available on a first come, first served basis. The HOA is VERY strict and tows daily - the fee for towing is $250. Any overnight parking on any paved area and they will tow without warning. POOL USAGE DISCLAIMER: Please be advised that pool usage is at your own risk. POOL HEATING: Villa Luna is equipped with a gas pool heating system. To maximize your pool enjoyment, we recommend using the pool heating feature from October through May. This option eliminates the chill from the water, making swimming in cooler months more comfortable. The pool heating system can reach a maximum temperature of 86°F and operates automatically between 8 am and 8 pm. This service IS NOT included in the daily rental rate, and it requires a minimum purchase of 3 consecutive days. The pool heating service rate is $40 PLUS TAX PER DAY. Please note that pool heating requires a 24-hour period to reach its desired temperature from the initial power-on, so we kindly ask you to plan and coordinate this in advance. POOL MAINTENANCE This is performed every Wednesday by a licensed professional. This day cannot be changed to accommodate guest stays. The pool maintenance professional enters through the outdoor pool enclosure screen door. Please do not lock this door. Day of week will only change due to extreme inclement weather. Please, use ONLY PLASTIC CUPS/PLATES/CONTAINERS in the pool area. If there’s broken glass in the pool, we need to drain and sweep the pool. The charge for this will be $500. LATE CHECK-OUT/ EARLY CHECK-IN Please note that requests for late checkout must be received no later than 10:00 AM local time on the day prior to your departure. Early check-in and late checkout are based on availability and require approval and may be subject to an additional fee of $30 per additional hour requested. Please refrain from booking if you cannot adhere to this rule. Violation of this rule will result in immediate eviction, forfeiture of the full payment, and the security deposit. We regret to inform you that we do not accept groups with an average age under 25. PETS: Pets are not permitted. SMOKING: NO SMOKING IS ALLOWED ON THE PREMISES OR POOL DECK AREA. EVENTS: No parties, events, or gatherings are permitted. QUIET HOURS: This is a quiet residential neighborhood, and quiet hours are enforced from 10 pm to 8 am. COMMERCIAL PHOTOGRAPHY AND FILMING: Not permitted. Community facilities associated with the home are owned, operated and offered by the community, any closures/restrictions of amenities at any time are beyond our control. Opening times and rules are posted at the clubhouse/amenity. DISCLAIMER PLEASE NOTE THAT EXTERIOR WORK SCHEDULED BY THE HOA (PAINTING, YARD WORK, ETC) IS BEYOND OUR CONTROL AND MAY OCCUR DURING YOUR STAY. HOWEVER, YOUR NORMAL ACTIVITIES INSIDE THE PROPERTY (INCLUDING POOL AREA) WILL NOT BE DISRUPTED, AND THE TERMS OF YOUR RESERVATION REMAIN UNCHANGED.
