Each room is equipped with a window air conditioner, and central heating. The common areas get cleaned once a week by professionals. The space Newly renovated, new painted walls and floors, , real mahogany bed frame, high end luxury super comfortable mattress, with 100% dawn luxury comforter. very clean and cozy. The code will be provided to enter property after reservation is confirmed, a day prior to the check-in. Note: The 3 bedrooms are listed in Airbnb for this 2nd floor so you will be sharing common areas with other guests, up to 3 people at once including yourself (bathroom, hallway, kitchenette, entry way, etc). There is no laundry onsite. The kitchenette includes a hot plate, microwave, and a mini fridge only (no sink, need to use bathroom to do dishes). The main entrance on the 2nd floor will be shared with guests staying on the 3rd floor. DISCLAIMER: No smoking, drugs including Marijuana, or parties allowed indoors or outside within 25ft perimeter. Any rules that are broken (especially our no smoking rule) will be fined $350 minimum and immediate cancellation with no refund. Other rooms/entire floor listings available. We want you to stay cozy and comfortable during your stay! **Cancellation policy**: For long term stays, Airbnb only offers a Full refund if cancelled within 48 hours of booking and at least 28 days before check-in. After that, the first 30 days of the stay are non-refundable. This is the least strict option available on Airbnb for hosts. However, we understand unexpected events happen. With good reasons to cancel after this grace period before checkin, we can offer a full refund with $100 deduct as a cancelation fee. **Abandoned Belongings**: Any personal belongings left in the rental property after the checkout time will be considered abandoned. We reserve the right to dispose of these items, and the guest agrees to cover any associated costs. **Overstaying Guests**: If a guest remains in the rental property beyond their checkout time without proper authorization, they will be considered in violation of this agreement. Unauthorized overstays may result in the guest being removed from the property, and the guest agrees to pay any associated costs, including but not limited to legal expenses. **Guests should be mindful of their utility consumption during their stay. Excessive use of utilities, beyond normal usage, may result in additional charges. This includes but is not limited to water, electricity, and heating. We appreciate your understanding and cooperation. **Access codes: access codes are shared the day of checkin by noon. These codes cannot be shared with anyone else who is not an airbnb guest. This is a strict rule that we ask all our airbnb guests to follow and if it was found that non-airbnb guests have access to the house freely, the guest who shared the codes have to leave immediately with no refunds. **Waiver of Liability: Our property is not be suitable for guests with disabilities. The Guest should be aware of and assume all risks related o their stay, including personal injury or property damage. The Guest agrees to cover any legal or repair costs incurred by the Property Owner or Airbnb related to the Guest's stay. The Guest acknowledges that the property includes stairs and does not have disability support features, and accepts these conditions as is. Please disclose any physical disabilities, mental health issues, or diseases before booking. Failure to do so may result in immediate cancellation and the need to cover all associated costs for the landlord, Airbnb, and others. Your cooperation ensures a safe environment for all. **House Rule Violation – we expect all our guests to be respecful and follow our house rules. however, if one to not follow the house rule, a warning will be given and ask to follow the house rules. if the same guest is found violating the house rules again, a removal from the premises without refund, at management’s discretion will be carried. House Rules and Safety Policy ■Prohibited Conduct To maintain a safe and comfortable environment for all residents, the following are not permitted: use of illegal drugs, smoking, excessive alcohol consumption, prostitution, loud or disruptive noise, criminal activity, behavior that disturbs others, unsafe conduct, or unclean and unsanitary acts. ■Safety and Emergency Situations If there is a concern regarding safety or a potential emergency, management may need to check the room or speak with guests without prior notice. Such situations may be addressed promptly to ensure the well-being of everyone. ■Violation and Removal Failure to follow these guidelines may result in a request to vacate the premises, and in serious cases, termination of the stay without refund for any remaining period. ■Guest Identification Requirement If a reservation is made on behalf of another person, we kindly require a copy of a valid government-issued ID or passport for the guest who will be staying, for the safety and security of all occupants.
