Welcome to this fantastic upgraded detached pool home with 4 bedrooms (2 king suites and 2 themed twin rooms), 3 bathrooms, 2 living areas and a south-facing pool with no rear neighbors. Situated on a small and peaceful community, this spacious property accommodates a maximum of 8 people plus a baby. This one-storey home features two lounge areas and both are equipped with Smart TVs to keep the whole family happy! The family room has a large flat screen SMART TV plus cable, a Blu-ray player, DVD player and surround sound. The living room also has a flat screen TV (no cable) and comfortable leather sofas. The kitchen is spacious and fully equipped with all the comforts from home including a dishwasher, oven/hob, fridge/freezer, microwave, coffee maker, kettle etc. There are two formal dining areas plus a breakfast bar with stools. All of the bedrooms have Smart TVs. The first king suite is spacious with a grey, black and gold theme, a king bed and an en-suite with a shower, twin sinks, tub and a walk-in closet. The second king suite (all new furniture in May 2022!) has a king bed, Smart TV and an en suite bathroom with tub/shower. Bedroom 3 has a fun superhero theme with two twin beds and Smart TV. Bedroom 4 has a stylish beach theme with Smart TV and two twin beds. There is a family bathroom located between the twin rooms with tub/shower. Enjoy soaking up the sun on the south-facing pool deck and take a dip in the private pool. There is a covered seating area with comfortable seating and a ceiling fan for when you need some shade. Out on the deck you will find sun loungers and a table and chairs set. The pool can be heated (optional extra) and there is also a pool safety fence. The garage is set up as a fun games room with a table tennis table, table football and seating. There is also a utility room with a washer, dryer and ironing facilities. This home has air conditioning throughout, Wifi and free local calls. There is also a highchair and pack and play for babies. SUPPLIES PROVIDED: All our homes are self-catering. We provide an initial starter pack free of charge to help you on your first night that includes 2 rolls of toilet paper and 1 small soap per bathroom, 1 kitchen paper roll, 2 dishwasher tabs, 1 kitchen sponge, 3 kitchen trash bags and 1 bag per small bedroom bin and 1 laundry detergent tab. All provisions beyond this are the guest’s responsibility to bring with them/purchase locally. We do not supply additional/unlimited toilet paper, toiletries or cleaning products. The whole home and private pool. We live locally in Davenport and can assist with any queries during regular office hours. This lovely home is 2.5 miles south of the I-4 interchange on US Highway 27 – you are 15 miles from Disney World. Just 4 minutes’ drive from the property is the Posner Park retail center where you will find a Target supermarket, restaurants, shops and Cinépolis Polk IMAX, a 9-screen luxury cinema with an IMAX 3D screen. Orlando International Airport is 32 miles. IMPORTANT BOOKING TERMS: STATE AND LOCAL RULES GUESTS ACCEPT WHEN BOOKING THIS HOME: 1. The maximum occupancy of the home is stated in the property listing and house rules and MUST NOT be exceeded at ANY TIME. Strictly no events or group gatherings that exceed the maximum occupancy. The Sheriff has powers to immediately evict all guests from any home breaking this rule, there will be no refund of any remaining nights and security deposits will be withheld. 2. Only Guests who are included in the reservation are authorized to stay in the home. No external visits from friends or family are allowed even if this is below the maximum occupancy. OCCUPANCY: THE PROPERTY ACCOMMODATES A MAXIMUM OF 8 PEOPLE AND 1 BABY. IF THIS RULE CANNOT BE FOLLOWED, PLEASE DO NOT BOOK THE PROPERTY. IF THIS RULE IS BROKEN, THE GUESTS WILL BE IMMEDIATELY EVICTED AND WILL FORFEIT THE FULL PAYMENT AND THE SECURITY DEPOSIT. SORRY BUT THIS HOME IS NOT SUITABLE FOR YOUNG ADULT/STUDENT GROUPS UNDER THE AVERAGE AGE OF 25. NO SMOKING ANYWHERE IN THE HOME INCLUDING THE POOL DECK. No parties, events or gatherings. No pets. The home is located on a quiet residential community with long-term residents on each side. Please keep noise at a low polite level at all times. HOA enforced quiet hours from 10pm - 8am. SUPPLIES PROVIDED: All our homes are self-catering. POOL HEAT OPTION: POOL HEATING IS $40 PER DAY PLUS TAXES. MINIMUM CHARGE OF 3 CONSECUTIVE NIGHTS. Please book pool heat before your arrive. If you request pool heat after you have arrived, please note that it takes around 24 hours to get to temperature and there is a $20 call-out to come and switch the pool heat on for you. Pool heating is set to 87 degrees (please note, this is not warm to the touch, it is set to keep the chill off the water and raise it from its natural temperature in the 60s). Temperatures cannot be set higher due to sanitary regulations. Please note that we cannot be held responsible for failure of the pool heating equipment or issues caused by weather conditions. During the winter months when temperatures are in the 50s and below, this will affect the ability of the pool heaters to keep the pool to temperature. Please note that all electric pool heaters have a safety ‘shut off’ to protect against freezing when the outside temperature is in the low 50’s. The heaters will not operate until the outside temperature rises above 52 degrees. This is not a fault with the machine, they are designed like this to stop them from freezing up. Guests will still be charged for the pool heat, as the pool heaters will be running, so it is down to the guest to decide if they then wish to cancel their remaining days of pool heat use – we must be notified if they wish for us to switch it off. Refunds will be given on any unused days of pool heat and by booking pool heat the guests agree that no compensation will be given due to faulty pool heaters or bad/cold weather. We suggest guests check the weather forecast for temperatures before their upcoming stay and then cancel pool heat accordingly if they feel it will be too cold.
