Let us welcome you to our two-bedroom cosy maisonette nr Reading. Within easy walking distance to Reading Uni 12 mins & Royal Berkshire Hospital 22 mins, a short walk away from main bus routes into the town centre a 7 min drive to Green Park Business Park, 8 min drive to J11 M4 & just 12 mins drive to Town Centre. The space We have furnished this property with longer stays in mind as well as welcoming short term guests. This is a property perfectly suited for relocators, contractors, people waiting to find a property following acceptance to the University and those who may need extended visiting for friends or family at the Royal Berkshire Hospital and who would like a local base where you don't have to worry about parking charges for the day. Many of our longer term guests have been contract lecturers at the University or visiting staff at the Hospital as both are in easy walking distance. Our home is in a quiet residential area near Reading, the closest bus stop being about a 4 mins walk and the local shops and additional bus routes a short 10 minute walk from our property. We are not in the busy town centre but it is only a short 12 minute drive to the Oracle, the main shopping mall in Reading. Parking is on our property drive and is suitable for a car up to a vehicle the size of a large transit van. If your vehicle is larger or you have more than one car there is free on the road parking in the next street. The property sleeps up to 5 and has flexible bedding options to suit the needs of you and your family. Red Room: The main bedroom has a large Super King size bed OR can be split into two single beds prior to your arrival. With an additional sturdy fold out bed. This room also benefits from a large chest of drawers & built-in wardrobe with two hanging rails and a 2nd Desk. Blue Room: The second bedroom is smaller and is normally set up as two single beds. These are also connectable zip beds and create a King Size bed on your request. This room has open hanging. There is additional hanging in the hallway cupboard should this be required. For families of 5 we normally set up the second bedroom as a King Size bed with 3 single beds in the main bedroom. We will contact you before your stay as our bed arrangements are flexible to ask you which setup suits your group the best. We can also offer 5 single beds. We have included a dedicated work area in the living room, soft mood lighting, an electric stove fireplace which can be used for lighting effects or additional heat if needed. A dining table with stools that comfortably seats 4 and a large and comfortable leather sofa and footstool which provides additional seating. We also have a large 4K HD TV & Dolby Vision, set up with it's own Netflix, Apple TV & Disney Plus accounts along with other features such as YouTube and we have recently (July 23) upgraded the Wi-Fi to fibre 125mbs with Virgin Media. We also have another TV with the same subscriptions in the larger bedroom. We have tried to make this property a home-from-home with everything you need to relax at the end of your day. We welcome both short-term and long-term stays with favourable discounts on longer stays. The garden is private with its own gate and has a table and seating for 5 along with a wooden canopy bench at the end of the garden to enjoy the quiet and the sunshine and even a meal should the weather allow. For those visiting with younger children, we have matching sets of plates, bowls, cups and cutlery supplied. A child lock on the cupboard in the kitchen containing the cleaning supplies you are free you use during your stay should you wish. There is also a high-level slide lock on a door at the top of the stairs to prevent anyone from accidentally falling down the stairs in the middle of the night if they wake up in strange surroundings. We are also able to provide a high chair and travel cot (with sheets & a blanket) but these are not kept on the property so will need to be asked for prior to your arrival if needed. One thing to note is the coffee tables and the desk are made with toughened glass if this is a worry for you with very young children. If the dates you are looking for aren't available on the calendar yet as they are too far in advance please do not hesitate to email us and we can look into opening those up for you. Just a 4 minute walk to a number of bus routes into Reading town centre and the Royal Berkshire Hospital we are perfectly located if you wanted to leave the car parked on the drive and head out for the day without the expensive parking charges in the town centre and the hospital. Living only 2 mins around the corner and contactable on the phone between 9am and 10.30pm we are normally around to help quickly if ever you should need it. If there is something missing that you need we may have it here at home and if we do we would be happy to lend it to you for the duration of your stay. Guest access You will have access to the whole flat and your own private garden. It is self checkin access via a code which will be sent to you prior to your stay. If you would like us to meet you for the checkin we are happy to do this with notice if we are available. Other things to note There is a blink doorbell on the front door which records audio & video when activated. This also covers the driveway of the property. There are not video or audio recording equipment inside of the flat. If there is something you need during your stay which we have not provided please ask us. We may have something here at home which we could lend you for your stay.
