The space FAQ What are the things guests complain about the most? - Biggest complaint we get is the low ceiling and small size. Especially from people six feet plus. Thick and curvy people have found it hard to fit into the tight space of the bathroom. (The toilet is rated for 300 lb only) . The bed is FULL and NOT QUEEN, might be small for some couples. Then the bugs outside in summer. Also the fact that there is a cabin nearby. Then why do so many reviews call it "very private/secluded" and "spacious" then? I guess its all relative! We are on a large forested property. (8 acres or seven football fields). The camper faces the forest, with summer foliage giving an illusion of being in the middle of nowhere. There is a larger cabin on the property but a hill/vegetation/fence isolates it. (*Check the attached satellite image). I think the minimalist design of camper adds to the sense of being spacious. What are the other things we should know before booking ? A/C is available May1st-October1st. The A/C is placed in the dining area, it may be a little tight. -Hot water gets very hot to the touch, please use carefully. -The shower stall is a camper size so it's small. I don't have a car. Can I still enjoy the area? About 6% of our guests do not drive. But, your options are super limited without a car. Restaurant/ cafe are 18 minute walk. Groceries - Walmart delivery. Food- Uber eats. Train to NYC - 14 minute cab ride. Our other location at Palenville is far better without a car( Palenville is walking distance to NYC bus, summer trolly to hiking spots, swim holes, restaurants, grocery, cafe etc.) I work from home, how is the WiFi? We have never received any complaints from our remote working digital nomad guests. Outages have been very rare and ephemeral. Are pets allowed? We love pets. But please never leave them alone or off leash and pick up after them. Our cleaning company charges a pet fee for the extra pet hair cleaning involved. Can we bring an infant/child? Unfortunately, the space is too tight for a child. So no :( Is there heating, AC, Hot shower, flushing toilet, cooking basics, fridge, towel, linens, soap, shampoo? Yes to all (check out the amenities section) Can I check in early? .. No :( Covid19 cleaning regulations were never lifted, we can no longer offer early check in. How about late checkout ? -- We can offer late checkout up to an hour. Please inform us a day in advance so that the cleaning crew can adjust accordingly. Since you use a cleaning company for cleaning, how do do quality control ? Most hotels /many airbnbs pay their cleaners by the room and that creates an incentive for finishing the job quick and cover as many rooms as possible (Hence , the news reports /tiktoks about not changing sheets getting caught using invisible ink! Gross!) However, we pay by the hour, and cleaners can take their time. We also have multiple sets of sheets and cleaners don't have to rush and wait on laundry being done on site. In fact, we outsource the whole laundry process to a separate service. We will find some of your linens still inside a bag that gets delivered by the service. Can I cancel last minute? Can I reschedule last minute? Can I change the dates to make my stay shorter last minute? Short answer, unfortunately, NO Long answer -- Airbnb gives guests a time window to cancel/ adjust the dates. (Think of it like Amazon return window or airline ticket cancellation/ rescheduling window.)A last minute change leaves us with an empty calendar that we may not be able to fill. While people never call a trillion dollar corporation like Amazon to make an exception to their policy, a small operation like ours finds itself under tremendous pressure when people insist that we should make an exception to our policy. That's is why we decided to include it in our FAQ section and make sure people understand that before booking. But I really can't make it. What options do I have? 1. Insurance -- Airbnb has a very generous insurance policy. It is pretty cheap. And we highly recommend it 2. Refund against rebooking When you hit the cancel button Airbnb shows you how much the refund amount they will give. If it is within the cancellation window, it is going to be 100% refund. Otherwise it will be cleaning fees and taxes refund only. However, the good news is, if we get a new booking for the same dates, we will give you all the money we make from the new reservation. Please note that we may have to reduce the rate to secure last minute reservation. Airbnb + government takes about 26% from both your and the new reservation that they will keep no matter what. ( Total 52%) 3. Cancel and rebook instead of rescheduling Last minute rescheduling is exactly same as last minute cancellation because we may not be able to fill the calendar last minute. That's why our software automatically declines any rescheduling requests. So just hit the cancel button, get whatever partial refund airbnb is offering and rebook. Of course, like we said above, if we get a rebooking for the same dates, we will give all the money we make from the new reservation ( minus Airbnb+ governments cut). Thank you for understanding. Other things to note *Please read before before booking!!!* -The CANCELATION policy is STRICT. If you wish to cancel, you must cancel within 24 hours of booking. Then I will issue a full refund. If you cancel after 24 hours you will only receive your cleaning and pet fee back. -The camper is small it may not be best for thick and curvy people. -The average height clearance inside the camper is 6' 2". -The bed is a full size it might be small for some couples. -A/C is available May1st-October1st.
