Welcome to my unique oceanfront condo! Unlike the traditional layout, the living room has been transformed into a spacious oceanfront master suite featuring a fireplace, dedicated workspace, and breathtaking views. The condo also includes a separate second bedroom with two queen beds, making it perfect for couples, families, or small groups seeking a comfortable beachfront getaway. The space Located directly on the oceanfront at Boardwalk Resort, 2300 N Ocean Blvd, this condo places you in the heart of Myrtle Beach and at the center of all the action. One of the best features of this location is that you can park your car and walk almost everywhere. The Myrtle Beach Boardwalk, SkyWheel, restaurants, bars, shops, arcades, mini golf, and many of the area's most popular attractions are all nearby. Enjoy direct beach access, indoor and outdoor pools, hot tubs, and stunning ocean views while staying just minutes from Broadway at the Beach, golf courses, entertainment venues, and family attractions. Whether you're planning a family vacation, couples getaway, golf trip, or beach retreat, Boardwalk Resort offers the perfect combination of convenience, location, and oceanfront relaxation. Guest access The whole condo is yours! Skip the front desk and go directly to the room to pick up your free parking pass. Guests have access to all resort amenities, including direct beachfront access, two swimming pools, two hot tubs, a lazy river, and a shallow kiddie pool perfect for younger children. Spend your days relaxing by the pool or enjoying the beach just steps from the resort. Please note that there is no washer or dryer available inside the condo or on-site at the resort. Other things to note # Important Information for Your Stay Welcome! I personally visit Myrtle Beach every January and February to complete updates, painting, preventative maintenance, and minor repairs throughout my properties. My goal is to keep each condo in excellent condition for every guest. Please don't worry about reporting normal wear and tear, such as minor scuff marks or small cosmetic issues that may occur during your stay. However, if you experience any maintenance concerns or notice something that needs attention, please let me know as soon as possible so I can work toward resolving it. ## Pest Control Service Our pest control service visits on the **first Tuesday of each month**. Access to the unit may be required on that day to complete scheduled preventative treatment. ## Renovations and Construction Myrtle Beach's primary renovation season typically runs from **September 1 through April 1**. Since each condo in the building is individually owned, neighboring units may occasionally undergo renovations or repairs during normal daytime hours, particularly during the off-season. Myrtle Beach noise ordinances generally prohibit excessive noise between **11:00 PM and 7:00 AM**. If you experience excessive noise during those hours, you may contact local authorities. During permitted daytime construction hours, I have limited control over work being performed in neighboring units, although I am happy to reach out and request consideration when possible. ## Television Information Many of my condos feature multiple televisions. While I traditionally preferred non-smart TVs because they are easier for guests to use, newer replacement TVs are often smart TVs by default. Due to the wide variety of television brands and operating systems across my properties, I am unable to provide technical support for streaming apps or smart TV features. The cleaning team verifies that the TV powers on, volume functions properly, and cable service is working before each guest arrives. If you experience issues with cable service, please let me know. ## Air Conditioning & Smoking Policy This condo utilizes a **hotel-style PTAC air conditioning system**, which operates differently than a traditional central HVAC system. Smoking is prohibited throughout the property. However, because balconies and outdoor spaces are shared environments, occasional smoke odors may drift from neighboring areas. If you notice this and can identify the source, please let me know so I can report it to building management or security. ## Communication & Check-In Check-in is available anytime after **4:00 PM** using the provided door code. While I am generally available to assist guests, I recommend arriving before midnight whenever possible in case you have questions regarding check-in. Most common questions are answered within the check-in instructions, which have been successfully used by many previous guests. For non-urgent questions, please communicate through Airbnb messaging. For emergencies occurring between **12:00 AM and 7:00 AM**, you may call me directly. My phone may be in Focus Mode overnight. If necessary, call twice within two minutes or use the emergency bypass feature available on most phones. ## Travel Insurance & Cancellation Policy I maintain a strict cancellation policy and strongly recommend purchasing travel insurance to protect against unexpected events, weather disruptions, illnesses, or other travel-related emergencies. ## Local Wildlife & Pest Information South Carolina's warm coastal climate naturally supports a variety of insects and small reptiles. The property receives regular professional pest control treatments, but occasional sightings may still occur, particularly during seasonal weather changes. If you encounter any pest-related issue inside the condo, please notify me immediately so I can arrange prompt service. While we take a proactive approach to pest management, occasional sightings are considered a normal part of the local environment and do not qualify for refunds. ## Starter Supplies The cleaning service provides a complimentary starter supply of essential items, including: * Toilet paper * Hand soap * Dish detergent * Shampoo These supplies are intended to help you get settled upon arrival. Guests should plan to purchase or bring any additional supplies needed for the remainder of their stay. ## Beach Renourishment Project The Grand Strand is currently benefiting from a $72 million beach renourishment project designed to widen and strengthen the beaches. Portions of the work may be visible during your stay depending on location and schedule. The project is expected to be completed in phases throughout 2026 and will provide long-term improvements to the shoreline. Thank you for choosing our condo.
