The space Experience a self built handcrafted, one-of-a-kind floating home, inspired by Japanese craftsmanship and built from steel and larch wood. Our unique floating home offers stunning waterside living with panoramic views across Liverpool marina. Step inside to a cosy galley kitchen and open living area, perfect for socializing. The compact yet fully equipped bathroom includes a washer, dryer, and walk-in shower. High ceilings and full-length windows bathe the space in natural light. Relax in the luxurious super king four-poster bed and enjoy the sunset over Liverpool waterfront from the bow terrace. Peaceful, centrally heated, and steps from city attractions. Guest access Guests have exclusive access to the entire houseboat, including a spacious, open-plan living area, galley kitchen, bedroom, and bow terrace. With windows on all sides, the space feels airy and bright. You’ll also enjoy access to the communal pontoons for a relaxing waterside experience. Liverpool Marina offers secure, gated entry with parking conveniently nearby. The houseboat is easily reached via private docks, and check-in is seamless with a lockbox for self-check-in. Guests can also enjoy the marina’s on-site bar, restaurant, and community hub. For dining, The Anchor provides a full menu throughout the day and outdoor seating overlooking Brunswick Dock. We recommend taking a sunset stroll along the waterfront, grabbing a coffee at Deli Fonseca, or watching the boats enter the lock if you time the tides right. Other things to note Kinsan is a unique handcrafted floating home, it has been lived in, loved and offers a one-of-a-kind experience on Liverpool Marina. Please note that Kinsan has no internal doors, which features an open layout with high ceilings, which may not be suitable for guests who prefer more enclosed spaces or absolute privacy in the bathroom. As Kinsan is located on the water, please exercise caution when moving around the pontoons and dock area. The ramp can be considered steep by some and there are also a few steps leading into the kitchen diner. We have live-aboard neighbours so please respect the quiet hours (10pm-8am) of the marina community and be mindful of your surroundings. Guests are welcome to bring their own water toys & buoyancy aids and launch them from the houseboat.
