We are a fun, funky, cosy cheerful rooftop apartment 20 minutes from Piazza Maggiore. We offer a cosy shabby-chic guest room and en suite bath in our private home in 9th floor penthouse. Our garden terrace has beautiful view of the city and surrounding hills. Upscale quiet neighborhood with good restaurants, grocery stores, national park. Each of our 3 rooms are creatively designed with thoughtful details, a comfortable double bed + mattress pad, mini fridge & kitchen access, and a nice view. The space Room is small but cosy with a small half bathroom attached, separated by a curtain. The room Has slanted ceilings, which can be uncomfortable in spots if you’re over 183 tall. 15-20 minute bus ride to city center. Bus stops directly in front of House. Easy parking, elevator. Apartment includes a cute rooftop veranda overlooking hills for dining al fresco, a sunny breakfast bar, kitchen, laundry room, another small adjoining room for working/dining. This is our family home, and we offer warm hospitality to guests. The room is located by the kitchen and the front door, and so is a bit noisier than our other two rooms, may not be suitable for light sleepers. Our other two rooms on the north side of the house are quieter, and separated from the common areas by 2 doors. The best thing about our space are the views, since we are on the 9th floor and our balcony overlooks a beautiful classic italian panorama with cypress trees and ancient towers. We are ten minutes from a national park that has caves, streams, miles of trails for hiking, but also close to the city center. Guest access Besides the bedrooms and bath, we have a cute pub style dinette area for eating or working, which has a microwave and fridge, there’s also a coffee/tea/snack station with a nice garden view, and outside terrace to enjoy a coffee or glass of wine. We are definitely open to sharing our kitchen but it’s not included in the listing as we ourselves use it daily. We do not offer any laundry services to guests but there is a laundromat 5 minutes away. The apartment has a large fenced backyard with grass, picnic tables, and a basketball hoop, as well as a paved area for exercising. Within five minutes is a nice river path which also has several barbecue pits. There are many playgrounds within a few minutes walk, nice area for families with small children like ours. During your stay We are very available to guests often making recommendations helping them navigate the city, sometimes sharing a meal or excursion together. Occasionally we set up self-checkin when we are out of town, but our cleaner lives in the same building and is also very available to help. We have two small children who may say hi as well. Other things to note The elevator reaches the 8th floor, then there is one flight of stairs up to our 9th floor penthouse suite. This bedroom is by the kitchen, and front door, so it gets the most sounds… our quieter bedrooms are at the back of the house. The ceiling has a slope, which can be uncomfortable if you are over 183/185 cm. Our apartment has windows facing every direction, creating a cool breezes even throughout the summer months. Our bedrooms have fans as well as air conditioning units for the warmest parts of the day, though if you want to run continuously we’d ask you pitch in for the extra utility costs. In the winter our rooms are heated to 19-21 degrees, each bed has two down comforters and an electric blanket. The rooms also have double insulation, drapes and large carpets, space heaters, but warm slippers and pajamas are recommended during the coldest parts of the year because the classic tile floors can be quite cool, and it’s not super warm (usually around 22/23 max.) For long term monthly guests, we do allow kitchen and laundry, as well as one free overnight guest monthly. For extra days outside the calendar month, 15% weekly discount will apply, instead of the monthly discount. I’m Registration Details Exempt
