Moors offers a full service marina, boat ramp, restaurant with bar. Out of State fishing licenses can be purchased at Moors Marina. The space 3 bedroom, 2 bath home. Located in Sherwood Shores. Large, covered front porch. Secluded back patio with new hot tub and additional seating. Outdoor area includes fire pit and charcoal grill. Perfect for cozy nights with family and friends. Open living/kitchen and roomy bedrooms. Primary has king sized mattress, en suite primary bath with walk in shower, 2nd bedroom has queen bed and 3rd bedroom has three section bunk bed, 2 twin and one full sized mattress (top has max capacity of 220lbs as well as each bottom bed) top bunk not safe for children under 6 due to risk of injury from fall. Washer and dryer available for use. Kitchen is equipped with all of the amenities of home. Other things to note 74 Knottingham Drive Rental Agreement Welcome to beautiful KY Lake! We want to host respectful guest that are looking for a quiet, calm and relaxing family or group vacation. Please read the Rental Agreement in its entirety as it is strictly enforced. It has important house specific policies. A signed copy must be returned within 72 hours of making your reservation or before your check-in date (whichever is first). A clear photo/copy of a valid driver’s license/state ID is also required. The name on the reservation must be someone physically staying at the home, signing the Rental Agreement and providing a copy of their ID. The person on the reservation is ultimately responsible for any monies owed due to damages/penalties/violations, however, the individual whose form of payment is on the reservation will initially be charged for any damages to the home or property and penalties/violations of the Rental Agreement. Violation of any one of these policies may include termination of this agreement, removal of individuals of the property, and forfeiture of any down-payment and/or monies paid. Law enforcement will be contacted if ever necessary. 1. Cancellation Policy: To receive full refund, guests must cancel within 48 hours of booking, and the cancellation must occur at least 14 days before check in. If you cancel 14 or more days before check-in but not within 48 hours of booking, you’ll be refunded 50%. If you cancel between 7-14 days before check-in, you’ll be refunded 50%. Otherwise, refunds will not be issued. 2. Vacation Rental Insurance: We strongly recommend acquiring Vacation Rental Insurance that provides coverage for the loss of prepaid, non-refundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and for you to incur unplanned expenses. Our cancellation policy is strictly enforced. 3. Damages, Missing Items, Violations and Incidentals: In the event there are damages (outside of normal wear and tear) to the property or its contents, you are in direct violation to any one of the policies stated within this Rental Agreement, you will be charged and/or billed for each offense. You will be contacted within 14 days after check out with photos and/or descriptions of the violations or showing said damages and the cost of repairs/replacement costs of items. If something does accidentally break during your stay, please contact us immediately so the issue may be resolved forthwith. a. You are responsible for the replacement cost of any of the contents inside and outside the home that are missing, broken or damaged during your stay. This includes but is not limited to, physically broken items (e.g. bed frames, TVs, chairs, couch,) missing items and damage from un-reported leaks, overflows, water intrusion, etc. **Report any water leaks or instructions immediately so they can be taken care of promptly.** 4. Maximum Overnight Occupancy: The maximum overnight occupancy of the home shall NOT exceed the number of persons (over the age of 12 months) the home sleeps. Violation of this policy will include a fee of $100 per person per night. This is firm. a. 74 Knottingham : 3bed/2bath – 8 People 5. Groups/Parties/Daytime Occupancy: We do not allow events or group parties at the home. *Any failure to abide by these policies will result in a fine of $500 per offense plus any costs incurred to restore home back to its original condition. You may face eviction and termination of the rest of your reservation. 6. Door Code and Children Supervision: The door code to access the home is to be used by and shared between overnight occupants only. An overnight occupant must accompany other individuals inside the home at all times. Children, age 12 and under, must have adult supervision inside and outdoors at all times. 7. Smoking of any kind, including vaping, is not allowed inside the home. Please pick up your cigarette butts if you smoke outside. *A fine of $500 will be charged if you smoke inside. 8. Minimum Age Requirement: you must be an adult, age 25 or older to reserve and this same adult, age 25 or older, must occupy the home during the entire stay. Reservations made by guest under age 25 will be cancelled. Identification and proof of age may be requested of each of the occupants on, before, or after check in. 9. Check-In and Check-Out (Central Time Zone): Check-in is 4pm or later. Check-out is 10am or earlier. a. Late check-outs—based on availability and schedule-may be arranged at least 24 hours in advance for $50 per hour or up to one night’s rental rate (whichever is least). 10. Cleaning: The house will be fully cleaned for your arrival and after your departure, but no service will occur during your stay for reservations of 10 nights or less. Reservations of 11 nights or more may have additional options/requirements available. 11. Linens: Sheets, towels, bed pillows and bed comforters/quilts/blankets are provided for each bed/bath for your stay. Please bring your own beach towels or additional bedding/pillows you may require. 12. Locked Closets: Locked closets are for the homeowner’s personal items and must not be accessed. If forcefully accessed additional charges may apply of up to $200 plus the cost of items removed/used. 13. HVAC System: Doors and windows must be kept closed when the HVAC is on and running. The temperature must be set at 68 degrees or higher when in “cool mode” and no higher than 76 degrees when in “warm mode”. Not abiding by these guidelines can overload the HVAC unit resulting in failure of the system and you will be charged for the repairs. 14. Supplies: 2 rolls of toilet paper in each bathroom and two rolls of paper towels will be provided. At least 2 trash can liners for kitchen and one trash can liner per bathroom will be provided. Hand and dish soap will also be provided. You are responsible for any additional supplies needed. Toiletry items are not provided. 15. Septic Tank: 74 Knottingham runs on a septic tank so PLEASE only flush toilet paper and be mindful of the usage. Please do not put food or oils down drains. 16. Maintenance, Repair and Construction Work: You are required to allow workers into the home when general maintenance or emergency repair work must be performed during your stay. As much advance notice as possible will be given. 17. Parking: The gravel parking area easily accommodates 5 vehicles . Boats/trailers parking available but must be coordinated with homeowner. If additional vehicles will be present, please coordinate with homeowner. 18. Quiet Hours: Please always be mindful and respectful of neighbors. Quiet hours will be from 10pm until 8am. 19. Grill: A charcoal grill is located under the front porch covering out of the elements however it MUST be moved to the gravel area that is NOT under the porch during use. Grilling under the covered porch is hazardous and strictly prohibited. The owners of 74 Knottingham Drive, Gilbertsville KY 42044 are not responsible for any accidents, injuries or illness that occur while you or your guests are staying on premises or its facilities, nor the loss of personal belongings or valuables. By accepting this reservation, it is agreed that you are expressly assuming the risk of any harm arising from you use do the premises or others you invite to use the premises. You hereby covenant and agree to indemnify and hold harmless the owners or rental agents, employees or contractors from and against any costs, damages, liabilities, claims, legal fees and other actions for any damages, costs, attorney’s fees, incurred by you, your permitted guests, visitors, agents, representatives or successors of you or your guests due to any claims relating to the destruction of property or injury to persons or loss of life sustained by you or your guests/visitors in or about the property and you expressly agree to save and hold indemnitees harmless in all such cases. In the event you fail to pay any amounts due, regarding the rules and policies you have agreed upon above, a lawsuit will be filed, and you will be responsible for all the legal fees and costs incurred.
