This amazing 1 acre property on Lake Minnewaska is loaded with amenities. 2023 concluded a multi-year restoration of a historic 1919 home including a 4,200 square foot expansion. Features include a full outdoor kitchen with Traeger smoker and Weber grill on an expansive patio, a huge garden you are welcome to raid, an over-the-top playhouse and playground, our famous dock bar with sink, grill, fridge and microwave; hot tub, theater room and gym! The space You will have exclusive use of the north wing of the property which consists of a two story, 1,700+ square foot space with sweeping views of shallow pond and the garden to the North, and views of Lake Minnewaska to the East. This suite sleeps 10. With more than five times the space of an average hotel room, an acre of property, and 300 feet of shoreline, you will have space both inside and outside to stretch out and relax! This suite is accessed through the breezeway and is separated from the rest of the property through a secured door with touchpad lock. You will have exclusive use of: North Addition Main Floor: 612 square feet. The Main Floor features a spacious living area with a Rumford style stone wood-burning fireplace. North facing patio doors lead to a wrap-around deck that provides access to the hot tub, back yard, playground and garden. There is ample room to use the main floor room as a bedroom using a queen self-inflating mattress (mattress and bedding provided). North Addition Second Floor: 1,092 square feet. The second floor features 2 bedrooms including a ¾ bath as well as soaking tub in one of the bedrooms. The 2 King and 2 Twin beds are all brand new. In addition, there is space for a queen self-inflating mattress (mattress and bedding provided). We selected the Nectar Memory Foam mattresses based on The Sleep Foundation ranking it as the “Best Overall” mattress for airbnbs. We opted to do a mix of their all-foam and the foam/spring hybrid beds- so parties renting the space can pick their rooms based on bed preference. A deck off the north bedroom provides a quiet space to enjoy your morning coffee while everyone else sleeps, bask in the afternoon sun and read a book, or just relax. There will almost always be someone around to help if you have any questions about anything, but our approach is to leave you alone to enjoy your vacation! You will be provided with Ron's mobile number upon check-in so you can text or call him if you have questions or needs during your stay. Other things to note *Minimal Toxin Environment: Restoration of this property focused on using as many "green" materials as possible. Rather than pumping artificial (and toxic) fragrances in the air to make the space seem clean, we use non-toxic cleaning products throughout. (Branch Basics) We also encourage our guests to take a break from wearing strong perfumes or colognes while on vacation here. Guests appreciate not smelling the perfume of the guests before them. *Rigorous cleaning routine: Have you ever gone to a hotel or airbnb confident that the sheets have been laundered but wondered when the last time the duvet covers have been cleaned? No worries here- all linens, including duvet covers and throw blankets are laundered between visits. We even use a specialized mattress vacuum that uses a combination of heat and UV to sanitize (Raycop RS-Pro vacuum). *Mud room includes an ice-maker that produces 40 pounds of crystal-clear ice a day to keep your drinks cold! *R/O system supplies the ice-maker and amazingly tasty drinking water. *The entire property has been built using only the best materials. All the flooring with the exception of the carpeted theater room and foam in gym are either maple hardwood, tile, or cork. Granite counters, custom cabinets, high-end appliances and superior craftsmanship add to the pleasure of staying here. *If you want a unique airbnb experience want and break from cooking for a night (or two), I am available to serve as your personal chef and have a wide selection of menus to choose from.
