Heart of Wine Country! Sleeps 10! Whether it’s a Birthday, Anniversary, bachelorette party, or time with family we welcome all. Conveniently located just outside of Historic Downtown North East on RT89. Close to Lake Erie, Peek N Peak, Wineries, North East Marina, Findley Lake NY, and Lake Erie Speedway. This 3 acre property has a porch and concrete patio in the back for entertaining. Cozy living room w/ fireplace, heated garage w/ a bar and games. Please read important info in other details. The space Has all the comforts of home and much more. Guide book of local wineries and restaurants for your convenience is located on the table. Each bedroom has a Smart TV. There is a pack-n-play located in the downstairs bedroom. High Chair in the garage. Coloring books, crayons, children’s books and games located in the dresser in the garage. Dice, decks of cards, farkle and Yahtzee all located in the drawer of the bar inside the garage. We do our best to supply you with everything you will need to make your stay enjoyable. The Gathering Place was designed for Quality time with friends and family. Guest access You will have access to the entire home and garage except the basement. Please do not arrive before 4pm without prior approval. Other things to note House Rules & Important Information NO PARTIES. NO LARGE EVENTS THROUGH AIRBNB. Only registered guests allowed—violations will result in immediate removal with no refund. We are happy to accommodate small, pre-approved gatherings; prior to booking and must comply with Airbnb policies. Important: Large events, weddings, or parties are NOT permitted to be booked through Airbnb. If you are interested in hosting a larger gathering, this must be arranged separately and will require additional agreements, insurance, and coordination. Any attempt to host a large gathering or “pop-up party” through an Airbnb reservation will result in immediate termination and removal of the stay without refund. ⸻ Occupancy Guidelines: • All gatherings require prior approval and guest count disclosure • Gatherings over 10 people require preapproval • The number of overnight guests must match your reservation Failure to comply may result in additional charges or cancellation of the reservation. ⸻ Property Notes: • The home operates on a water filtration system that runs a cleaning cycle (typically after midnight), during which water may be temporarily unavailable • Firewood is not provided—please bring your own or you can purchase wood from the rack behind the garage that my father in law maintains. • The pull-out couch is available but may not be as comfortable as standard beds • The home is located on a main road, and traffic noise should be expected. ⸻ Check-In & Property Use: • Early check-in is not permitted without prior approval • Exterior security cameras are in place for property protection and monitoring when the home is vacant. There may be a camera in the living room which you may unplug upon arrival if it is not already unplugged. It is there for when the home is vacant. ⸻ Additional Information: • No pets allowed due to health considerations for our cleaning staff • Guests may use the 24x40 pavilion at no additional charge ⸻ We take pride in providing a clean, well-maintained space and ask all guests to respect our property and neighbors.
