Knottingham" promises an extraordinary stay, where the magic of Disney and the comfort of a home merge into an unforgettable experience. The space Our cozy Manor sleeps up to 13 guests. This single family home , is located within the Lindfield community. The home has 4 bedrooms and 2.5 baths. It has been fully remodeled with tasteful modern decor and a touch of vintage to add character to the home. The home features a large master suite on the first floor, with a King bed. Additionally, there is a work space area located in the master room for your convenience. On the second floor there is a second room with a king bed, a third room with a triple bunk bed with twin size mattresses and a fourth room with two more twin size beds. Additionaly, there are two Queen size self inflatable mattresses that can be placed in the living room upon request before check in for an extra charge of $40. This spacious home has smart TVs in 3 rooms, a large and open family and dining space, as well as a living room area. There is a fully functional kitchen for you to cook your own homemade meals. There is also a full size washer and dryer, iron and ironing board and clothes steamer provided for your convenience. We also provide pool towels and noodles for the pool. *This home is Baby/Child-Friendly: There are board games, baby play pen that can be utilized also for a baby to sleep, high chair, plastic silverware, cups and plates in the home. A second closet located underneath the stairs and the garage is not available for use. Other things to note Our home is a self-catering property. Any supplies needed, you must provide for yourself. We provide cooking basics (pots, pans, salt, and pepper) but not cooking oil. PLEASE READ: We DO NOT allow smoking inside the home and NO PARTIES! If a party were to be conducted at the property, your reservation will be immediately reported to AirBNB, your reservation will be terminated and the police will be called to escort you immediately out of the property. And a $500 fine will be charged for clean up/damages. If you are interested in heating the pool, it is available for $65 per day for the entire period of stay because it takes time, usually, one day to get the water warm enough for you to enjoy. We provide complimentary service to turn on the pool heater prior to your arrival without trip charge provided you pay a heating fee for entire stay at least 3 days before check-in. Once our technician has made the trip, the heating fee is non-refundable. You may also pay a heating fee anytime during your stay but please note that it will take a minimum of 48 hours for the pool to begin to reach the ideal heating temperature of 85-90 degrees. If guests use the pool heating option, payment should be sent through Airbnb resolution center. Please note that we highly advise for the pool heating request to be done with time. Any last minute or same day heating requests will result in a delay of the pool being warm upon your arrival. Please note that this is ran by an electric pool heating pump and it takes several hours to warm a pool this size. This is not a hot tub. The temperature is set at 90 degrees and will not exceed this temperature due to pool chemicals. The heater does not run 24 hours, it will only run from 6am-9pm. Last but not least, we will not turn on the pool heater until you have completed payment for it as to avoid any misunderstandings. Please, use only plastic cups in the pool area. If there’s broken glass in the pool we need to drain and sweep the pool. The charge for this will be $500. Tampering with the pool equipment and heater located on the outside of the property is prohibited. There is a camera monitoring this area and its recording video and audio 24/7. If you are in need of any assistance with the pool Please contact us but dont touch the equipment. This is strictly prohibited. In some circumstances, we would not recommend pool heating. Pool heat in the summer may break down the chemicals in water quickly and algae will grow that turns water green. Under the extremely cold weather in winter, heater raises water temperature very slowly, therefore, we do not recommend using the heater for a stay of less than three nights. If you would like to utilize the BBQ Grill, there will be an additional fee of $45 for the entire stay to cover rental and cleaning. Payment must be completed prior to your check in to ensure it is ready for use and gain access to it. (We do not provide the propane for the grill). In order to maintain the lawn and the pool and meet our guest expectations, we have a proffesional team that provides those services. They will have access to the exterior of the properties on mondays (for the pool) and tuesday (for the lawn) in the early hours of the day. They work very fast and you wont even notice them.
