Spacious Room with Private Shower Room and Garden

Conveniently located in Abbeyhill, the groundfloor flat is on a quiet street dotted with cosy front gardens. The spacious double room (about 17 sq m) with a double bed overlooks the front garden. There is a small shower room for guest use only. The street is peaceful, yet only a few minutes from many bus links. It's about a 10 min walk to Parliament/Royal Mile/Holyrood Park/Leith Walk, about a 20 min walk to Waverley Station/Princess Street and about 30 min to the Castle/Grassmarket. The space The private room is in a ground floor flat shared only by me (the flat has two bedrooms, one for guests and one for myself). There's a kettle, bottled water, black tea, instant coffee, milk, sugar, a hairdryer, towels, black-out blinds, guidebooks and extra bedding available in the room. There is also a clothes rail with hangers and an empty shelf in the dresser for storage. The private, small shower room has an optional rain shower and bidet toilet. You are welcome to use the shampoo, conditioner and body wash in the shower room (toiletry brands may vary). Guest access Please note, that only the private room is available, which includes a private bathroom room and access to the garden (there is no kitchen available for guest use). The bathroom is located in the shared hallway, though it is for guest use only. The kitchen isn't accessible to guests, though you may request additional bottled water if need be. During your stay I am often away for much of the day, so you'll have the flat mostly to yourselves. When I'm around I'm happy to leave you to it, though also very happy to chat about what to do and see in Edinburgh if you'd like any tips!
