Unwind at this sunny, warm, and spacious four-season home on 11 private acres in the Catskill foothills. Great flow for entertaining, new first-floor kitchen and bath, and plenty of retro-antique personality. Amenities include Brooklinen sheets, a wood-burning stove, and ample outdoor areas. The quiet road overlooks conservancy lands. A 15-minute walk to quaint Rensselaerville, 5-minute drive to hiking trails, waterfalls, and lake swimming, and 30 minutes to Windham Mountain skiing and boarding. Seamless indoor and outdoor spaces for group gatherings and family fun. The kids can watch movies or play board games in the den while you prepare meals and fix drinks in the open kitchen and dining areas. Build a crackling fire in the wood-burning stove in the living room, or toast s'mores from Adirondack chairs around the fire pit on the large lawn. There is also a gas grill and a large outdoor table and chairs, plus badminton playing and peaceful roaming. Take a run or walk on our lazy country road in any season; stroll through the charming historic main street of Rensselaerville. When it’s raining, the dining table can convert to play ping pong! First-floor bedroom with a comfortable queen-sized bed and a full bath. Two more cozy bedrooms and a half bath are upstairs. There's a Heywood Wakefield dresser in each room for your use. There is also a private office space. This space has a futon couch/bed that can be optionally used upon request. Kitchen is complete with dishes (including for kids), utensils, microwave, coffee maker and coffee (and tea); toaster, blender, slow cooker, waffle iron and more; oils, vinegars, herbs, and spices; basic condiments; and baking items (e.g. flour, sugar.) Well water is filtered and delicious. Self check-in; the entire house and lawn are yours. We are building a pretty backyard patio that is not currently accessible. However, you can eat indoors at the farmhouse table, or outdoors on the lawn at our large exterior table with rosy metal chairs. The outbuildings, pond, attic, and basement are not accessible to guests. We are happy to make your stay as comfortable as possible. We will communicate with you via the app. Although located in the Berne, NY zip code, the house is on a quiet, pretty road just outside the hidden-gem historic town of Rensselaerville. In this village is a gorgeous waterfall visible from a short, accessible path. The waterfall is within the 2,000-acre Huyck Preserve, with 25 miles of trails for hiking, snowshoeing, and cross-country skiing. The protected wetlands across the road from the house are also part of the Huyck, and state forest surrounds the area. The town also has a playground and pickleball courts, a historic library for adults and kids, a town hall with regular events, a pop-up farm market cafe, and the Carey Institute for Global Good estate. In the summertime, the peaceful Myosotis Lake has a small beach and swimming area served by a lifeguard as well as a picnicking area. The lake is a 5-minute drive; lake passes are available upon request for a ~$50 fee. Notify us as far in advance as possible so we can secure you a pass. There are panoramic views across the region as well a summer adventure course in nearby Thacher State Park and the super fun Greenville Drive-In (seasonal). Windham and Hunter mountains are also easily accessible for skiing and snowboarding. The region is only accessible via car. Our gravel driveway can hold 1–6 cars. We have a TV screen for DVDs and have plenty of movie choices for kids and adults. Please note we have no streaming services readily available. The TV has an HDMI cable if you would like to stream from your computer. *Please bring your own adapter* to connect the HDMI port to your laptop or other device. Not all cell phones have service in our area. Verizon and T-Mobile work fairly well. AT&T has poor service. Once you've arrived, you may have to rely on the wi-fi. The house has a wi-fi system that is accessible throughout. It is sufficient to use for basic work, music, and entertainment functionality. However, heavy internet use (e.g. multiple users streaming or downloading at once) is limited. The house is naturally breezy in the summer due to our mountainous location. During the summer months, A/C is available as a window unit upstairs, plus portable fans.
