LOCATION The front door of the building overlooks Borgo Pio, in a prime location in the BORGO district, where the traditional life of the old quarter still coexists with the large influx of tourists and pilgrims, who enliven the many cafés and restaurants in the area. The district is one of the oldest and most sought after in Rome, between Castel Sant'Angelo (visible from the windows overlooking the street) and the Vatican City. THE FURNISHING The flat is furnished with antique, original, Art Nouveau furniture, alongside new, functional furnishings. An entire collection of contemporary works of art by Massimo Orsi is displayed in the flat and makes the space unusual, stimulating, perfect for those who need to regenerate their intellect and senses. At each awakening, we wanted to give our guests surprise, curiosity, interest, pleasure in facing the new day; at each evening, rest, refreshment, serenity, confidence. WHAT YOU WILL FIND IN THE HOUSE ‘A Casa da Anna’, like many other Italian flats on Airbnb, is a non-entrepreneurial ‘SHORT TOURIST LET’ (CIN: IT058091C2ZU5SRX6C). In short, the flat is handed over to you habitable, clean and with an initial supply of clean linen. You will find the beds already made up (in a number appropriate to the guests indicated in the booking) with a clean set of sheets on each and for each guest you will find a set of clean face and body towels. Upon your arrival, you will already be able to take a shower. In addition, when you enter, you will have the necessary utensils for eating and cooking (plates, glasses, cutlery, some pots and pans) and some utensils and household products already cleaned. During your stay, you will buy the food and household products you need or prefer locally (or elsewhere) and take care to keep the flat clean and tidy, leaving it in optimal condition when you check out. I will give you the best advice on where you can eat, drink and make other small purchases, if necessary, so that you can feel like an experienced Rione Borgo resident. Other things to note ‘SHORT TOURIST LETTING’ non-entrepreneurial (CIN: IT058091C2ZU5SRX6C) HOUSE RULES 1) BOOKING RULES - MAXIMUM NUMBER OF GUESTS: 5 (five), including children and babies (this is BY LAW the maximum capacity of my flat). - ALL THOSE WHO STAY IN THE APARTMENT (adults, children and babies), even if they arrive on later dates, MUST BE ENTERED IN THE INITIAL RESERVATION. Example: John and Mary (adult), Albert (child), Susy (adult) = 3 adults + 1 child. John, Mary and Albert arrive on 5 January and leave on 10 January; Susy arrives on 6 January and departs on 7 January. The booking must state: 4 guests (3 adults and 1 child), 5 to 10 January (5 nights). Minors must always stay with their parents. - IMMEDIATELY AFTER BOOKING, please let me know the number of beds you would like prepared for your stay. If you do not request otherwise within 3 days of your arrival, they will be prepared: for 2 persons, 1 double bed for 3 persons, 1 double bed + 1 single bed, for 4 persons, 1 double bed + 2 single beds in the double room for 5 persons, 1 double bed + 3 single beds (2 beds in the double room and 1 chair-bed in the studio). 2) CHECK-IN RULES - Check-in is always carried out by me in person and is only possible between 03:00 p.m. and 09:00 p.m., ROME time (please check the time zone carefully!). - THE TIME OF YOUR CHECK-IN (always between 3:00 p.m. and 9:00 p.m.) must be communicated as soon as possible after booking and NO LATER THAN 48 HOURS PRIOR TO YOUR ARRIVAL in Rome, in order to allow the flat to be prepared by a specialised company. If communication of the check-in time is not possible within the above-mentioned timeframe, you may wait up to several hours before being able to enter the apartment. During check-in: - We will get to know each other and I will be able to give you the first directions on how to get around the area. - I will record the IDENTITY DOCUMENTS OF ALL members of the guest group, INCLUDING CHILDREN AND BABIES. In Italy it is compulsory by law to forward these to the local authorities within 24 hours of arrival, identifying all guests in person. - I will introduce you to the flat, the workings of the appliances and anything else that may be useful to ensure an optimal and pleasant stay, and briefly explain the artwork on display. - MULTIPLE CHECK-INS, for arrivals of guests staggered over successive days, may incur a surcharge that will depend on the number of check-ins required. 3) GENERAL RULES OF BEHAVIOUR DURING THE STAY Strictly respect the NIGHT QUIET, from 10:00 p.m. to 8:00 a.m., BOTH IN THE HOUSE and IN THE CONDOMINIUM STAIRS. Smoking is not allowed inside the flat, nor is it permitted to organise parties or receptions there, nor to host people who are not part of the original booking. Maximum respect is required for neighbours, furniture and objects in the flat. Pay particular attention to works of art. Any damage to works of art will have to be reimbursed to the author and owner, Massimo Orsi, who displays them in the flat. - IMMEDIATELY COMMUNICATE TO THE HOST any problem, damage or inconvenience, large or small, that occurs in the flat during your stay. Effective communication generally allows for a prompt and serene resolution of any problem and will allow you and subsequent guests to enjoy their stay ‘A Casa da Anna’ to the fullest. 4) RULES FOR CHECK-OUT - Leave the flat tidy and in good condition and take care of waste collection so that the cleaners can dispose of it easily at the end of your stay. There are penalties for excessive or indiscriminate accumulation of rubbish and for extra cleaning if necessary. - Leave all sets of keys in the flat. - Close all windows tightly before leaving. - Turn off all lights. - Make sure that the gas in the kitchen is turned off and that no water flows from any faucet. - Close the front door firmly by pulling it behind you. - Send a message to the host as soon as you leave the flat. CHILDREN NEVER LEAVE THEM ALONE ON THE BALCONY. BE CAREFUL, while they are playing, of the GLASSES and MIRRORS IN THE HOUSE.
