This private one-bedroom space includes a pull-out sofa, a spa-like bath, a fully equipped kitchen, in-unit laundry, and a private patio to enjoy the California sun. Relax, cook, recharge — and enjoy easy access to everything the greater San Diego area has to offer. Available for stays of 30+ days. For stays of 30 days or more, a mid-term rental agreement is required after booking (see Guest Access for details). The space Inside, you’ll find a well-appointed living area with a full-size sofabed, a 50-inch smart TV (with free Apple TV+ and Netflix), and a pair of ottomans. You’ll enjoy high-speed Wi-Fi and a digital smart thermostat that controls central heating and air conditioning. The one-level, 429-square-foot space offers one dedicated off-street parking space and a private enclosed, landscaped patio with a gas barbecue grill, a tranquil fountain, a chaise lounge, and an umbrella-shaded seating and dining area. While this guest house adjoins a vintage 1960 ranch home, it is separate and private. The kitchen has new appliances—a refrigerator/freezer with icemaker, dishwasher, induction range/oven, and microwave—plenty of cabinet space, and a quartz countertop with bar seating. It includes utensils, cookware, glassware, flatware, and dinnerware. Enjoy a K-cup coffeemaker and other small appliances, including a blender and toaster. The bedroom has a dedicated workstation, a queen-size bed, and a 43-inch smart TV. Both the lamps and nightstands have built-in USB charging outlets. Sliding doors reveal a closet offering plenty of space for an entire wardrobe. Your personal garden oasis is just steps away through the sliding glass door. The spa-like bathroom has a full-size LG Washtower washer and dryer. It also includes a toilet with a bidet seat and a large walk-in shower with hand-held and rain-head options. The mid century teakwood vanity has a marble top, ample storage for toiletries, and a medicine cabinet with an electric outlet inside. Escondido Valley Hideaway is less than 15 minutes from the San Diego Zoo Safari Park, around 30 minutes from San Diego’s best beaches, Legoland, or downtown San Diego, and 40 minutes from Temecula wine country. It is close but just far enough away for total peace and relaxation. Note that our place is not suitable for small children or infants. Guest access MID-TERM RENTAL AGREEMENT (30+ DAYS) FOR AIRBNB GUESTS This Mid-Term Rental Agreement (“Agreement”) is entered into between the undersigned guest (“Guest”) and the hosts, Anthony V. Maietta and Eston B. Ellis dba Estony Enterprises (“Host”), for a temporary mid-term occupancy booked via Airbnb at the following property: Property Address: 1920 Bernardo Ave., Escondido, CA 92025 Specific Unit: Junior Accessory Dwelling Unit (JADU) with private patio and entrance at the base of the driveway Host Occupancy: The Host resides onsite in the main dwelling. TERMS AND CONDITIONS 1. Booking Terms & Duration This stay is reserved and paid for through Airbnb. The total duration, rental amount, and cancellation policies are governed by Airbnb’s platform and as accepted by the Guest at the time of booking. This Agreement is valid for the specific dates and duration booked through Airbnb. This is a temporary mid-term occupancy (30 days or longer) and does not constitute a permanent tenancy. 2. Payment & Deposit All payments, including any applicable security deposit, are collected and held by Airbnb. No separate payment is to be made directly to the Host. Airbnb’s terms and conditions apply. 3. Utilities and Services The following are included at no additional cost: • Electricity, gas, water, sewer, and trash service • High-speed internet (Wi-Fi) • One cleaning provided every 15 days during the reservation period, if requested by the Guest 4. Guest Acknowledgment Guest understands and agrees that: • This is a temporary mid-term occupancy. • This Agreement does not create a permanent tenancy and is governed by the terms of the Airbnb platform and applicable California law. • Guest agrees to vacate at the end of the reserved period. • Any extension must be rebooked through Airbnb and approved by the Host. 5. House Rules and Conduct Guest agrees to abide by all house rules listed on the Airbnb listing and in the House Rules Addendum. Failure to do so may result in early termination of stay. 6. Termination and Holdover If the Guest fails to vacate at the end of their reservation, legal action may be pursued. California laws prohibit self-help eviction; however, holdover without permission may be treated as unlawful detainer. 7. Governing Law This Agreement shall be governed by and construed under the laws of the State of California. Your confirmation of this reservation via Airbnb confirms that you have accepted all terms and conditions above. Other things to note Motion-activated video security exterior cameras recording video 24/7. Recordings may be stored. No interior cameras or viewing the private patio. Camera Locations – Front of the short-term rental (guest space) 1. One video-only doorbell camera at the entry to the Airbnb, views the driveway and entry. 2. One security light/video-only camera under the main door entry eave, views section of driveway, north front yard, and adjacent fence walkway 3. One doorbell/video-only camera at the entry to the main home. Views the front porch and the front yard. Additional Camera Locations – Back of Home ( host personal area, inaccessible to guests) 1. One video security light/camera combination under the eave at the rear of the home. Views the backyard of the main house. No view of the rental. 2. One doorbell video camera at the back entry to the host’s private home. Has a 130° view of the back of the host’s private home and private backyard. The back of the Airbnb unit is a privacy zone, thus not subject to video recording.
