Total privacy guaranteed, NO hidden cameras, 600 sqft cottage with private, furnished, covered deck and a private fenced-in & furnished garden with a natural stone fire-pit, & ROW to private beach. High speed internet, 500Mbps, cold A/C, small kitchen equipped for basic, minimal cooking. Relax on the Adirondack chairs, grill by the fire pit or dine al fresco in the garden. Parking for 2 cars. The space A reward is hidden in the House Rules Section--be sure to mention it whith your initial contact. Super comfy king size bed in a 15' x 12' room separated from the sitting area by heavy Belgian linen curtains mounted on a ceiling track. Night tables on each side, built-in closets + drawers complete the bedroom. Black-out shades are on the windows although the morning sun rises in the opposite direction. No expense was spared on the bed itself: a firm, high-end mattress is topped by a thick, organic, open cell, green tea gel infused, memory foam layer; the king sized pillows are a bamboo shredded memory foam, adjustable to accommodate side, back and stomach sleepers alike. All this luxury is fastidiously wrapped to prevent allergens and totally inhospitable to bed bugs. Maine coastal summer nights are normally cool, but there is a fan and a/c, which regulates not only the temperature but also reduces the humidity on those summer days when moisture blows up from the ocean. There is wifi, perfect for streaming, Apple TV is free, and you can sign into your accounts for Netflix, Hulu, HBO Max, YouTubev(remember to sign out when you leave.) Available is also bluetooth speaker to play music from your smartphone, tablet or laptop, a deck of cards, scrabble, dominos, binoculars, a small classical guitar for those inclined, as well as a chess set. A small, eclectic library completes the setting for a leisurely vacation with interesting pass-times both indoors and out. There are two folding chairs and beach towels at your disposition. Guests are welcome to bring their own kayaks (it's allowed to leave it at the shore overnight.) Guest access beach, parking lot, deck, garden area (your preferences will determine whether to keep my dog isolated within your garden area or share the whole 3/4 acre enclosed dog/park main house yard.) Hint: it is not in point #2 1 **** COVID: Guests are required to comply with current Maine COVID-19 ordinances and continue to follow basic sanitary practices. 2 **** READ ONLY IF YOU ARE BRINGING YOUR PET: $20 pet fee x night - 1 pet allowed (will consider 2 dogs.) Invoice to be paid prior to check-in. Guests staying longer than 5 nights, pay a $100 fee for the whole stay. Only well behaved, housebroken dogs are welcome. Pets cannot be left alone on the premises. Proof of vaccinations, zero tolerance on fleas, mites or other pests. Dog parents are expected to clean-up pet debris and hair; charges up to up to the full damage deposit will apply if the post stay clean-up crew finds hair/debris removal necessary. If you invite your doggie into bed, please bring your own bed linens—no judgement, my dog sleeps with me too so I have crappy sheets on my bed. In accordance with Federal ADA regulations and Maine Human Rights Commission, SERVICE DOGS are welcome with notification at the time of booking. For EMOTIONAL SUPPORT DOGS, the booking must be accompanied by documentation by a licensed psychiatrist in the form of a letter dated within a year of travel. If the ESA does not have the required documentation, they are still welcome but will be charged a regular pet fee. Only dogs. 3 **** SMOKING: No smoking indoors. Please use the two designated areas, both comfortable, protected from rain, with the ashtrays provided. Please dispose of debris in secured bags before leaving. Non-compliance penalty from your damage deposit. 4 **** BATHROOM: The bathroom is tiny - though nicely functional with new fixtures and rain shower head. The plumbing is finicky (though I take great care to maintain it - and you can avoid plumbing issues by following my clear guidelines.) 5 **** COOKING: The smoke alarm is sensitive and will go off loudly, therefore frying foods is not permitted. I do, however, provide a fantastic air-fryer (easy operation manual is in the Guest Handbook.) Hot oil, melted butter and grease cannot be washed down the sink nor poured down the toilet because they will clog the pipes as soon as they cool. 6 **** EXTERIOR PHOTOS: The outdoor photos are mostly representative of spring and summer seasons. Seasonal changes, hurricanes, nor’easters, and tropical storms may temporarily bring mud, snow, ice, etc. Depending on the season, the covered deck may present as winterized. The surrounding woods are wild and therefore not artificially maintained. It rains in Maine so to make this a great experience, consider boots on wet days when you walk down to the beach. 7 **** WELL WATER + CONSERVATION: Heavy rains do affect the well water, which may emanate sulphureous odors after a weather event; the acidic composition of the soil is from water running over granite stone, with high presence of iron. It is very safe to use, but if you have olfactory sensitivities you may want to consider booking somewhere that does not rely on a private well. Water conservation practices must be observed to avoid stressing the well, particularly (but not limited to) during drought. 8 **** VIEWS: The water views from the cottage itself are seasonal; the water is viewable from the private deck. 9 **** BUGS: I spray the garden for mosquitos and tics, but there still are reduced amounts of mosquitos and almost no tics. 10 **** EXPECTATIONS AND RATINGS (DO NOT BOOK BEFORE READING): I love hosting people and introducing them to this beautiful peninsula. I want you to be happy, comfortable, and feel like a well-treated guest. Please read the following carefully before renting, so that you can have a great experience and the right expectations for what my little cottage offers. This is an old, well maintained, informal little cottage on an elegant property with a peaceful atmosphere, in a rural setting. It has consistently earned 5 star reviews on various platforms, and made the top of the list in Conde Nast Traveler's June 2023 issue featuring "Best Places to Stay near Acadia.” It is not a 5 star resort, nor is it a 5 star luxury hotel. 5 star reviews are for the hospitality, comfort and beautiful surrounding. **** I urge you to make the distinction before booking and adjust your expectations accordingly **** The cottage has received a couple 4 star ratings. One rating noted the muddiness of the trail in the woods (bring boots for Maine rain!), another reviewer wanted a gas grill instead of the fire pit, and one gave a 4 for dated cabinets in the bathroom. But these reviewers recommended the cottage whole-heartedly. Please be mindful that docking a star from the ratings has damaging consequences and should not be treated with capriciousness, just as I would be trusted not to frivolously diminish a guest’s reputation. This is a business that runs on mutual respect and trust. Please carefully review the listing descriptions, including the amenities, the numerous photos, and my answers to your questions, so that your decision may be well informed. My desire to ensure that my guests are happy is heartfelt, I do this because I love it. Mentioning the word happycap in your initial contact with me will get you two complimentary cappuccinos at our famous local coffee shack, Bucklyn, which is a must-stop and makes delicious coffee.
