A luxurious villa in a gorgeous setting. Our home has all of the comforts you would expect like AC, wifi, a refreshing pool & multiple TVs. We have a chef to prepare your meals onsite and a full staff to help make sure you have a lovely stay. You can relax in the house, by pool, in the many outdoor sitting areas, in the treehouse, or in the surrounding gardens that are meticulously maintained. And we can help you arrange fantastic day trips to all of the amazing spots nearby. See you soon! The space This property has belonged to our family for many decades. We have had the good fortune of sharing our space with many family and friends and visitors to Belize over the years. After significant remodeling and preparation over the past few years, we are excited to share our home with you. Whether you are organizing an active family vacation to see the nearby Maya sites or the natural beauty that surrounds our home or if you are planning a couples getaway to sit by the pool and drink sangria and celebrate not being around your kids or you just need to relax in a beautiful home in a stunning setting (the birdwatching from our patio is amazing - it's possible to see a pandemonium of parrots, toucans, and many other special species) , we are sure that you will enjoy Riverwalk as much as we do. Rest assured that the home will feel like a private, luxury resort and not like someone's neglected 2nd home. To wit, we will never ever ask you to take out the garbage or strip the bed linens. A few more things: 1. The price changes depending on the number of guests you have. Please input the correct number of guests so that you get an accurate cost. Also, if you increase the number of guests after your book, your price will increase. If you decrease the number of guests after you book, you'll have more space in the house. :) 2. Only guests that are part of your Airbnb reservation are allowed on the property. No exceptions. This means if you have friends or family in the area, they are not allowed onto the property unless they are part of your Airbnb reservation. 3. There is a floor plan of the villa in the photos with the bedrooms and bathrooms. 4. Bedrooms 1, 2, and 3 have a king bed. 5. Update September 2025: We have remodeled Bedroom 4. It can now be set up as 1 king bed or 2 twin beds. Let us know what you prefer. 6. Bedroom 5 can be set up as 1 king bed or 2 twin beds. Let us know what you prefer. 7. Bedrooms 1, 2, and 3 all have ensuite bathrooms. Bedroom 3 + Bathroom 1 Bedroom 1 + Bathroom 2 Bedroom 1 + Bathroom 3 (Don't blame us for these confusing numbers. Airbnb updated their app and reorganized photos and room numbers and we can't change it. Let's blame AI.) Bedroom 4 and bedroom 5 share full bathroom 4. Good grief, that's alot of numbers. Sorry, planning a vacation is not supposed to be a sudoku puzzle but here we are. 8. The nightly rate includes 2 meals per day. If you prefer 3 meals per day, let us know and we can make that happen for a modest additional fee per person. Bottled water and wifi are complimentary. Additional beverages are available for purchase, including soft drinks, beer, wine (from Wine de Vine), and various spirits. In addition, if you have any special requests (you must have unsalted cashews, for example), let us know and we will do our best to make it happen. 9. The house has a full kitchen in which our chef will prepare your meals. If you want to buy groceries and prepare your own meals, we salute you, but our home is not the right place for you. 10. Yes, we have a washer and dryer. Our team will take care of the laundry, just ask. 11. Coffee will be ready when you wake up in the morning. 12. All bedrooms have 55 inch televisions. The TV in the living room, above the fire place, is 65". All TVs have access to cable TV or you can sign into your favorite streaming services. 13. Parents: we have a Graco Pack n' Play with 2 sheets. Perfect for a small child. No need to bring your own, unless it's your first child, in which case you'll probably bring your own snoo. :) If you use ours, the good news is that you can check out and not worry about spending hours trying to get the entire apparatus back into the impossibly narrow rectangle zipper bag that it comes in. 14. We have a large bluetooth speaker to play tunes by the pool so you can sing along with Taylor or Beyonce or The Weeknd or Bad Bunny or whatever makes you happy. 15. We have board games, playing cards, a cornhole setup, giant jenga, a dart board, a trampoline, a swingset with a slide, a basketball hoop and ball, yoga mats, and a Rogue pull up bar on the grounds, for those of you who want to post workout selfies while in Belize (you know who you are!). 16. After you book, we can send you a list of tours and the contact info for the tour company that we recommend. We can also recommend a shuttle service that can drive you from Belize City to the house. You are welcome to rent a car, but depending on how many days you plan on being in the area, hanging out at the house and having a tour guide pick you up for your tour is a good way to enjoy your visit. Guest access You will have access to the entire home and the gardens. The villa and the surrounding grounds are private. Nobody else will be on the property during your stay, except our staff who are there to make sure that you enjoy your visit to our home. Other things to note Only registered guests are allowed on the property. So, for example, if you run into Lionel Messi at the top of Xunantunich and want to invite him back to our villa, that is not allowed. Nothing against Argentina, of course. For the well being and happiness of our guests and our staff, only individuals who officially belong to your booking are allowed on site. No exceptions. Any questions - please let us know. There is an extra guest fee per person, per night for every guest more than 4. And if you book the property for 6 people and then the group size increases to 8, there will be an additional charge for the 2 additional guests. As required by Belize Law, our property is registered with the Belize Tourism Board and we are required to collect 9% hotel tax and remit that to the Government of Belize. This is required of every hotel and AirBNB listing in Belize.
