Modern studio of 38 sqm located on the ground floor of a building WITHOUT a lift (one step to access), can accommodate up to 3 people. The accommodation is located in the historical and central district of San Benedetto, served by all the main services: bars, restaurants, supermarkets and pharmacy. The perfect accommodation consists of one bedrooms, sleeping area, living area with kitchenette, bathroom and laundry. The space The accommodation of 38 sqm is located on the ground floor of a building WITHOUT a lift (you still have to make steps to access it). ATTENTION: Inside the apartment there are barrier-free stairs, please pay more attention if you are travelling with children. For this reason children from 12 years old and up are allowed. The interior space is composed as follows: -SLEEPING AREA loft with double bed, desk with chair, -LIVING AREA with single armchair bed, wardrobe (attention to stairs); -KITCHENETTE with induction hob, Smart TV (no antenna), sofa, dining table with chairs, coffee machine, refrigerator with freezer, dishwasher, combined microwave, other kitchen utensils, wine glasses; -BATHROOM with shower, bidet and toilet, mini split A/C; -LAUNDRY with washer and dryer. OTHER SERVICES AVAILABLE TO GUESTS: Unlimited WIFI, heating and air conditioning only via split A/c (one), iron and ironing board, drying rack, hairdryer. PLEASE NOTE: Heating and air conditioning are provided only via split A/C (one). The 2 levels are not acoustically isolated from each other and there are no doors separating them. Guest access The apartment is for the exclusive use of our guests and won't be shared with the host or other tenants. Other things to note To ensure the security of your personal data, 7 days before your arrival you will receive instructions to register your documents via our Guest Portal (pay EUR 1.50 per person for the first 5 nights). Children up to 12 years old and elderly up to the age of 70 are exempt from the tourist tax. We need such procedure to verify your ids and docs and in order to send infos to the police service "Alloggiati Web" wich is Italian procedure to host guest in italy. You can find all the information on the official website alloggiatiweb.poliziadistato Switching on and off air conditioning and heating is subject to compliance with current Italian legislation (DPR 16/04/2013 n.74, DM 383 - 6/10/2022). Summer: the average air temperature must not get below 26°C (78,8 °F) for all kinds of buildings Winter: the weighted average of the air temperatures must not exceed 19°C (66,2 °F). Time and period of operation depend on the climatic zone defined by the standard. Cagliari Climatic Zone C: 14 hours a day from October 15th to April 15th.
