Wind down in the evening in your private 6-person hot tub while watching your favorite sports game or listening to music on a 55 inch Roku TV nestled in the four seater bar. The adjacent air conditioned barn offers entertainment for the whole group with an eight foot pool table, 14 foot shuffleboard table and a competition ping pong table while watching your favorite sports game on the 75 inch flat screen TV with surround sound. Within the barn is a separate double queen, air conditioned/heated, bedroom and a separate bathroom. OUTDOOR SPACE: Large covered patio, rocking chairs, three patio bar tops with chairs, Gas grill, outdoor dining area w/ chairs, hot tub, outdoor bar area with four chairs, 55 inch Roku TV. INDOOR LIVING: Smart TVs w/ Roku in each bedroom as well as living room and bunk room, dining table seats 8 with an additional 4 barstools at kitchen island, modern decor, ceiling fans, pack and play. KITCHEN: Fully equipped gourmet kitchen w/ stainless steel appliances (main house), gas stove, microwave, toaster, Keurig coffee maker and drip coffee maker at coffee bar, milk frother, Crock-Pot, XL Air Fryer, blender, food processor, mixer, cooking basics, dishware/flatware, spices, one high chair, two booster seats. GENERAL: Free WiFi, washer/dryer, linens/towels, keyless entry, central air conditioning & heating, complimentary toiletries, iron/board, cleaning essentials FAQ: Upstairs in house access only by stairs, 3 external security cameras (front door, driveway and side door). PARKING: Driveway and circular drive. Be aware of low tree branches on circular drive. There is plenty of room for boat parking in driveway and inside gates. Guest access The entire house, barn and acreage is yours to use and enjoy! We use a smart lock on the front door and barn and will send the entry code at least 24 hours prior to your stay. Each code used is unique to the guest and is only active during the time of the reservation. No keys to pick up or keep track of! OTHER THINGS TO NOTE: Guests are required to sign our rental agreement. All instant bookings must contact owner within 48 hours to verify age and total group numbers. A damage hold is required prior to arrival of $500 and automatically released 7 days after check out unless damages/violations occur. We suggest a credit card be used for this as a debit card hold takes 1-2 weeks to be released while a credit card is instantaneously. All guests must be 25+ with the exception of children with their parents. We have a maximum capacity of 12 adults. If we observe more than 12 adults we reserve the right to cancel your reservation and/or keep entire deposit. There are cameras in place for your protection. If you touch or tamper with the cameras you will be asked to leave the property immediately. There are NO cameras inside the house or barn or on any of the outdoor living areas. No FIRES allowed on the property. Violators will be subject to a $500 fine by the property owner and subject to fines from Comal County given burn ban restrictions. Smoking inside the house or barn is strictly prohibited. Smoking fines begin at $500. Pets are not allowed. If you sneak in a pet of any kind you will be charged an additional $175 and you will likely be asked to leave. No refunds for weather/natural disasters/power outages/other things that are beyond our control. We highly recommend travel insurance for these situations. We provide soaps, shampoos, coffee and toilet paper and starter packs of trash bags, dishwasher detergent and laundry detergent. Please remember that you are visiting the Texas Hill Country. You will likely see bugs and other wildlife. We do have our house treated for pests, but that will only significantly reduce the number of bugs you may see – it will not eliminate them entirely. By confirming your reservation, all parties hereby agree to adhere to the house rules.
