You will have the house to yourself, no other guests. Directly in town, walk to restaurants, coffee, Pub and next door to bowling and River. Can drive ATV’s from the property with additional parking on the trails at the Eastern Depot. Recently renovated, clean, comfortable bedding and new amenities, with arcade games The space Enjoy a well decorated and brand new 2 level space, well laid out to enjoy time together while being able to walk to other attractions in town. This is a smaller listing that we offer when we are not booking our larger listing for the same property. You will be the only guests when you rent this space, however, we ask that you KEEP TO YOUR SPACE TO AVOID ADDITIONAL FEE. THE LISTING PRICING IS FOR 1 bedroom ONLY, however, we can add an additional bedroom and bathroom for a fee of typically $50 per night. You also have access to the living room, game room, kitchen, porch, no other guest will have access to this space and it is private. 15 Miles to Wildcat Mt, and just over 30 miles to either Bretton Woods or Sunday River Steps to the historic museum and directly next door the bowling alley. You can drive your machines directly from our property with additional parking and access directly on the trails at our other property at the Eastern Depot Train Station. You can also park there to access the playgrounds, skate park, ball fields and another restaurant. Pets allowed but must be pre approved, Pet fee $25- $15 per pet, per night. Unauthorized pets will result in a $75 fee pre night, per pet. NO party houses and must follow a good neighbor policy, being directly in the city. NO ADDITINAL GUESTS and only the guests on the reservation a stare allowed to be on property and you can not host events or parties. Any visitors or overnight guests must be approved or on the reservation. Each unauthorized guest will result in min $50 fine per night per person. No tampering with surveillance or life safety equipment, smoke/ CO detectors, which will result in $200 fine and termination of your stay. 2 parking spots and additional free parking for ATV/SNOWMOBILES/TRAILERS at the eastern train depot which we also own and are directly on the the trails. Guest access 1 Bedroom ONLY, 1 Bathroom Only, the kitchen, living room, arcade games area and dinning room. Any additional bedrooms with a bathroom can be added for typically $50 a night, but we potentially lower for longer stays and slow season. If guest access unauthorized space without prior approval we will add $100 fee/fine + the additional nightly rate, as our cleaners will have to clean, sanitize the area and need to plan prior to coming to the property. Unauthorized guests will have a minimum $100 fine, per occurrence, per night. Other things to note I apologize, however, due to some prior bad guest experience, and to address AIRBNB's policies, we must share the policies below and monitor the exterior of property and entrances with Surveillance Cameras. Since we use independent cleaner and maintenance companies that make their own schedule, we can not guarantee an early check in or late check out. If you wish to request an early or late check in/out, please reach out the day of your arrival or departure. The fee for a 2-hour early check-in is $50, and the same applies for a 2-hour late check-out, if available, to coordinate with the cleaner and maintenance companies to adjust their schedules. We often have same day check in and out, so if you would like to secure an early check in or late check out in advance, it will require us to block and adjust the rate for an additional night. UNAUTHORIZED GUESTS will result in additional charges and fees of a minimum $100 or $50 for each unauthorized guests per occurrence, per night. SMOKING INSIDE the property will be a minimum $150 cleaning fee and reason for termination of your stay. Unauthorized pets will result in a minimum $75 fee, per pet, per night. Any tampering with life safety, surveillance, WiFI devices will result in $200 fine and termination of your stay. Our property doesn’t have charging capabilities for electric vehicles however you may be able to use the outdoor outlet. Please make sure to get our approval prior so we can monitor in case of any issues and the fee will be $15/night.
