The space Please note, this property is for those that are looking for a relaxing, tranquil retreat - this property is NOT to be used as a party place. Both properties consist of 4 bedrooms, with the following layout in each property - 1 with superking bed, 2 rooms with king beds and 1 twin room. All bedrooms have en-suites, the barn also has a separate shower room. The master en suite has a bath and his and her double shower. There is also a separate cinema room with a sofa bed which sleeps 2. The open kitchen/dining/living area is surrounded by bi-folding doors which provide some really breath-taking views of the Norfolk Countryside. The property itself comes with all amenities for all ages, including cinema room, board games, smart TVs with Amazon Prime and Netflix and a hot tub. We also have a bbq for your convenience, we do ask you to provide your own charcoal and there is a £30 cleaning charge for use of this. Complimentary items to help you settle: - Tea & Coffee, Ground and Instant, Sugar and luxury biscuits. - Self-check-in - Smart TV - Netflix log in info isn’t provided due to new security update - Luxury bed linen - Quality toiletries and soaps - Hot tub How do you check-in? We have a contact-free check-in process, which will all be emailed to you after your booking has been confirmed. In summary, the keys will be left in a lockbox so that you can check-in at a time that's convenient to you. Security Camera external front door and external back gate. House rules, £200 fine for each rule broken: - No smoking (£300 fine) - No drugs - No fires - No parties - Dogs are forbidden to go past the boundary fences onto private land. - Quiet hours 22:00 - 07:00, please respect our neighbours and refrain from loud noises - No extra guests other than those listed in the booking at any time unless pre agreed (£200 per additional guest) - No unauthorised late check-out or early check-in - Keys to be left in Lockbox on check out, failure to do so or loss of keys will result in a house rule being broken - Additional cleaning fee for BBQ use - No “loud” music to be played outside - Leaving the hot tub in unfit state/misuse - All users of the hot tub do so at their own risk. We accept no responsibility for accidents or injury as a result of using the hot tub. - No use of hot tub between hours of 22:00 - 07:00 Other information to note: - Management reserve the right to charge a deposit, this is typically on stays for 1 night or for Airbnb accounts without reviews. - Our standard check-in time is 4pm and check-out time is 10am. Guests should message us on Airbnb to request an early and or late check-in/ out: Early Check-in (from 2:30 PM) is subject to availability and requires a payment of £80. Late Check-out (by 11:30 AM) is subject to availability and requires a payment of £80. We'd be eternally grateful if you could treat the property like your own throughout your stay so that it can be a home from home to yourself and others after you. Additional House Rules: Please note that if you move any items from one barn to the other during your stay, we kindly ask that they be returned to their original location before departure.
