This converted barn is an ideal home for large family gatherings with exceptional interior space and generous enclosed gardens. Down a private drive within the sprawlin The space GROUND FLOOR Entrance hall with a cloakroom and a useful utility room with washing machine, tumble dryer, iron and board. The large, double height kitchen is one step down from the entrance hall with feature beams and equipped with an electric range cooker, electric hob and combination oven, dishwasher, fridge/ freezer and additional under counter fridge. This area also features a separate kitchen island with expansive workspace and a breakfast bar area with stools. An additional seating area with four armchairs, a television and DVD player can also be found in the kitchen. Spacious open plan living space with oak flooring throughout consisting of a separate sitting room and dining room. The lounge area comprising a large L-shaped sofa, three seater sofa and two armchairs and a feature brick fireplace with a wood burning stove. There is a Smart television with Freeview channels available and a CD player available on request. An exterior door leads directly on to the south facing terrace and enclosed lawned gardens. The adjoining dining area with feature beams, stone and brickwork has a table that seats ten comfortably, a welsh dresser and a sideboard. The large conservatory area, with seating for eight, is accessed by a step up from the living room and has a southerly aspect leading to the private courtyard with garden furniture via patio doors. A corridor leads from the living area to the sleeping accommodation where you find the Master bedroom with a superking double bed, fitted wardrobes, chest of drawers and large windows overlooking the terrace and gardens. The en-suite bathroom has a shower wet room, WC, towel heater and basin. Bedroom two with a kingsize double bed, wardrobe & chest of drawers. Views to the terrace and gardens. Family bathroom with a whirlpool bath, separate curved shower cubicle, WC, towel heater and basin. One step up to bedrooms three and four. Bedroom three with two 3' single beds, wardrobe & chest of drawers. Bedroom four with a kingsize double bed, fitted wardrobes & chest of drawers and an en-suite wet room with wc and basin. This bedroom has courtyard views. OUTSIDE East Lodge has its own private gravel driveway secured by a wooden gate. The enclosed lawns and gardens wrap around the property on two sides and can be accessed from the living room directly. There is wooden exterior furniture provided a charcoal BBQ available. There is a private courtyard with garden furniture which can be accessed from the conservatory via patio doors or by the arched covered entrance way. Bicycle storage can be arranged on request. PARKING There is ample parking in the private gravel driveway and completely level access into the conservatory and kitchen. BABIES & CHILDREN A travel cot and highchair are available on request. A large selections of children's games and books are available in the dining room. DOGS Sorry, dogs are not allowed at East Lodge. GUEST AMENITIES Guest toiletries are provided. A hairdryer is provided in each bedroom. WI-FI & MOBILE COVERAGE Wi-Fi is available and mobile coverage is reasonable on most networks. Please note that internet access is offered at this property for recreational purposes only and is not meant for business use. HEATING The property has geothermal underfloor heating throughout via a ground source heat pump. Additionally, there is a wood burning stove in the lounge with logs provided.
