The space This spacious two-bedroom basement apartment features brand-new appliances and upgrades throughout. The plush sofa is the perfect place to lounge after a full day of exploring the city. Stream all your favorites on the 50” Roku Smart TV while curling up on the couch. Fall into Bed and truly unwind in your bedrooms that doubles as a retreat. A luxurious firm Queen bed in each bedroom will give you a sleep that dreams are made of. The perfect spot to devour your favorite novel. Stocked kitchenette with all the essentials including a small-size fridge, 2-burner electric burner, microwave, and dining area. Seasonal outdoor patio area to enjoy the beautiful Colorado weather. **BEDROOMS** This basement apartment has 2 private bedrooms and can accommodate up to 4 guests comfortably. Bedroom 1 – Stylish bedroom with a comfortable Queen size bed, ample closet space, dresser, sitting area, noise machine, fan, space heater, and blackout curtains. Bedroom 2 - Stylish bedroom with a comfortable Queen size bed, ample closet space, dresser, sitting area, noise machine, fan, space heater, and blackout curtains. **BATHROOM** You’ll find a clean and fully stocked bathroom.  Dual sink vanity  Large walk-in shower  Large vanity mirror with medicine cabinet  Large storage closet  Hotel-grade towels, blow dryer, first aid kit **LAUNDRY ROOM** Enjoy the convenience of having a brand-new washer/dryer set up in the utility room. This space also includes a clothes rack, iron with table-top ironing board, vacuum cleaner, broom, and swifter. **LIVING ROOM & DESK** The living room features the following items:  Sofa with comfy pillows  Two stylish accent chairs  Coffee table and side table for making popcorn or having a drink.  50” Roku TV for watching your favorite movie or TV shows using your own logins  TV console w/electric fireplace for warmth or just the ambiance.  Desk with one monitor you can hook your laptop to for dual screens.  Small workout area near entrance to unit **OUTDOOR PATIO DINING AREA** This area is only available SEASONALLY and may not be usable during winter months. Sitting area on the patio to relax and enjoy the Colorado Weather. Guest access **Guest Access** You’ll have access to every room and feature of the basement portion of the home with keyed, private entry from backyard. You will not have access to the host’s separate living quarters, which includes the 2-car garage, and back-yard upper deck. Make yourself at home – your host is just a phone call or text away if you have any questions or want recommendations for things to do nearby. Other things to note Review Policy: As part of my hosting practice, I typically only consider guests who have reviews from previous Airbnb stays to help ensure a positive experience for both guests and hosts. Shared Residence: The homeowner lives on-site in a separate upstairs unit as this is legally required per the HOA rules in this community. The host DOES NOT share any living space with guests and provides COMPLETE privacy during your stay. There are two completely private and separate entrances for each level, guests would enter the gate on the left side of house with stairs leading down to the backyard entrance. This home is in a residential area and being respectful to the homeowner and the nearby neighbors is of utmost importance. HVAC: I don’t have a way to give you control of the HVAC however, here are the settings for the house. The heat will be on in the winter/spring months up to 74F until the daytime temperature is in the high 70's to low 80's. In the summer/fall months the air conditioner will be kept within a degree or two of 74F. Since this is a basement unit it runs 5-8 degrees cooler than the upstairs unit, perfect for the daytime heat, but a little chilly at night. The TV console is an electric fireplace heater for your comfort & convenience. I have also provided extra blankets in each room if needed. I know everyone has a personal preference for the temperature so please don't hesitate to contact me if you need the air adjusted within the parameters set above. Families with Children: While the home is usable for families with children, no specific changes or additions have been made to accommodate children. Any specific items relating to the safety, health, or entertainment of children are the responsibility of the adult guest(s). Children must be attended by an adult (18+) at all times and may not be left alone in the home at any time. Parking: Please note the homeowner will be using the 2-car garage. Please plan to park only on the right side in the driveway (next to the front porch). Please do not park in front of the garage on the left-hand side. There is limited street parking in this cul-de-sac, however there is usually space available to the left of the driveway or near the mailboxes. Check-in: Several days prior to check-in you will be sent an automated message with check-in instructions. Once confirmed, you’ll also have access to the house manual. In this manual you will find all necessary and relevant information relating to your stay.
