THE SKINNY: This absolutely adorable new construction studio apartment is situated in the treasured heart of uptown St. Augustine, just 75 steps from the beautiful Matanzas Bay waterway! Watch the sunrise over the ocean in the distance, see boats go by in the waterway right in front of you and observe fisherman trying their luck! The apartment itself is nearby The Fort, Historic Downtown and some amazing locally owned restaurants, attractions and shops like Borrillo's Pizza, Duddington's Boutique, Sunday Restaurant, Juniper Market, Uptown Swinery, Ink and Barley and Carrera Wine Cellar to name a few. The antiquing in uptown is by far the best in St. Augustine. All of the above is just steps from the front door of the apartment! The property is a short distance to downtown St. Augustine, the Fountain of Youth, The Great Cross and Vilano Beach (where there is a conveniently located Publix grocery store). With all of this to enjoy, you will have no choice but to allow yourself to fully escape into vacation mode. The bright and open floor plan creates a cozy atmosphere. Enjoy a smart TV for nights in. The small but mighty kitchen is truly stocked to allow you to cook with ease despite not having a stove/oven. We have provided every appliance instead, including induction burners, air fryer, toaster oven, blender, Keurig, etc. Relax inside or outside, grab some beach gear and head to the sand, cool off in the outdoor shower, take a stroll in the park across the street or walk into historic downtown St. Augustine for a day of active group fun. Enjoy your coffee in the shade or a drink in the sun! THE PROXIMITY: Most of my favorite local hot spots in this part of town are within a walk from the front door! To name a few: Juniper Market (you may actually catch me here working during the day), Sunday the Restaurant, Alms and Fare, Anchor Boutique, Cool and Collected, Declaration and Co and Carrera Wine Cellar. The list goes on, and you're just a stones throw from the very heart of downtown St. Augustine. To the south of St. Aug is a highly popular area of Palm Coast, with nearby Marineland, a great place to indulge in outdoor fun as well as golf at The Hammock and the drop dead gorgeous preserve of Washington Oaks State Park, a must-visit! This home is also drive-able within 35 minutes north to the best parts of prime Ponte Vedra for golf and shopping! San Marco Ave and US1 are our main commercial corridors for this home, equipped with shopping, groceries and restaurants of all kinds. This home is about 8 minutes from Publix grocery store. THE SPACE: This very cute studio apartment home sleeps 2 in 1 Queen bed. There is a pack n play for an infant/toddler to come along as well, however the space is not child-proofed. The kitchen is equipped to cook together for a great night in! The TV is a Roku smart TV, so simply login to your Netflix, Hulu or HBO account to enjoy your favorite movies and shows. The bathroom is equipped with a shower/tub combo for your ease and the unit even has a stackable washer/dryer as well as iron, ironing board, laundry basket and luggage racks. Linens and towels and an assortment of pillows, as well as an extra blanket are provided. THE LAYOUT (studio open floor plan): >Queen size bed and en suite bathroom with shower/tub combo. AMENITIES: Steps to waterfront. 2 chairs for patio seating downstairs. 1 off street parking spot. Outdoor shower. Washer and dryer. Pack n play. OPEN LIVING: The kitchen is situated adjacent to the living and dining area so everyone can be together whether lounging, dining or cooking! We outfit the kitchen with one roll of paper towels, a few starter trash bags and dishwasher pods for your first couple of days. PARKING: There is one off street parking space in our driveway. Please try to avoid parking on the street as it is reserved for full time residents. The garage is not accessible to guests. LAUNDRY: We offer a set of washer and dryer. We provide starter laundry pods + dryer sheets, iron and ironing board and some cleaning supplies for your convenience. HISTORIC DOWNTOWN ST. AUGUSTINE: Just a short drive south is historic downtown St. Augustine! Take a tour, enjoy the rich Spanish history, the architecture, the food and craft cocktails and all that our pleasant waterfront town has to offer. We really know how to enjoy what nature has blessed us with here in our quaint little St. Augustine. This home is situated 8 minutes to Vilano Beach where you can park your car at any of the beach parking lots and walk on. You can also drive to one of the public beach accesses in Crescent or St. Augustine Beach to drive on. TURN IT UP: Want to live on the edge? There are a couple of rental shops nearby where you can rent surfboards, paddle boards, snorkeling gear, you name it! Deep sea fishing charters and boat rentals are also available in multiple places throughout town. Delivery bike rentals available via a local company. Contact me for recommendations. SECURITY DEPOSIT: In lieu of a traditional security deposit charge or authorization hold for a large sum, we will instead charge a one-time non-refundable incidentals fee to your stay of $49. This fee acts as insurance for minor damages and covers you up to a max of $500 of damage. You may elect to increase your incidentals fee for more coverage ($99 for $1000, $149 for $1500, $199 for $2000 and so on and so forth). *IMPORTANT: Guests must report to us any damage that has taken place during their stay before checkout, otherwise the incidental fee coverage is null and void. In this case, we reserve the right to charge the full amount of repairing or replacing the damaged items to you. Your insurance coverage amount ($500, $1000, $1500, etc) is not the max that you are responsible for. If damages exist beyond your coverage amount we will document this with photos and professional estimates of repair, and bill you for the repairs or replacements. This home does not offer access to the garage. It doesn't have a dishwasher. Dog friendly only. Other pets will not be considered due to allergies. One 25 lb dog max! *WITH FEE* If you are bringing a dog, please reach out to us directly about our policy and fees! I am here for you during your stay, but our level of interaction is up to you. WEEKLY SERVICES: There are various service providers that visit and maintain the exterior of the property on a weekly basis and the days they visit vary from week to week. These services include lawn care, exterior pest control, trash handling and where applicable, pool and spa cleaners. Some properties may have other specialty service providers. If you see them outside, they are just on site to do their job and keep the home in its best condition for the enjoyment of our guests. Guests must be 21 or older to book. LOST AND FOUND ITEMS: We charge a $50 minimum to ship forgotten items, which must be paid in advance. For heavier items, we ask that you pre-pay the $50 and we will acquire any additional shipping cost and bill this to you accordingly + 25% service fee. SEPTIC: This is the nation's oldest city. The plumbing is very delicate. ONLY flush toilet paper, nothing else whatsoever. No tampons or wipes - not even the ones labeled "Flushable". These things clog pipes and septic pumps and can result in sewage backup into the house. Do not put food, grease or anything similar down the kitchen sink drain. These items will cause blockages in pipes. You will be responsible for any blockages that occur during your stay. Pack N Play Available Upon Request with 48 hours notice. Dog friendly only. 1 dogs total allowed, with maximum weight of 25 lbs max Our dog rent fee is $30.00/Dog/Night, $175.00/Dog/Week, with a maximum of $300.00/Dog/Month. -This fee is added on to your total after booking confirmation. -The fee doesn't cover damage caused by your pet. We will provide photos and a handyman quote to fairly assess repair charges. -Pets must be fully housebroken, freshly bathed prior to arrival and treated with flea and tick meds within 30 days of check in. -Please share with us any details regarding weight, age, if crated when left alone, if allowed on furniture. If you are bringing a dog, please reach out to us directly about our policy and fees! QUIET HOURS: 10pm-8am per St. John’s County ordinance and are enforced. HOME NOT SUITABLE FOR EVENTS OR PARTIES: The home is not to be used as an entertainment venue for non-registered guests. ONLY 1 VERY SMALL DOG OK: Pay your dog rent fee. If you do not submit your dog rent fee and we find evidence of a pet after your departure, this will result in a charge of up to $500. *Dogs must be freshly bathed prior to arrival and a flea and tick treatment must have been applied within the last 30 days* DOG DAMAGE: Pet damage will be assessed and charged per instance based on the cost of fixing/replacing an item. You accept the responsibility of paying for any damage caused by your pet. DO NOT MOVE FURNITURE, appliances or decor from where you found it upon check in. Outdoor furniture must be returned to its original positioning in which you found it upon check in. LATE CHECKOUTS: If we are able to accommodate a late check out, $25 per hour will automatically be added to your reservation. We do not guarantee late checkout availability. You MUST request late checkout if you would like it. Guests who stay past checkout time and did not put in a request will be charged $100 per hour, and we round up. NO VAPING/SMOKING allowed whatsoever on the property. This is strictly enforced. You may smoke outside in the driveway only. Dispose of butts in outdoor trash bins. If cigarette butts are found inside, there will be a $100 charge for every cigarette butt found. There is a $500 charge for lingering interior smoke smell. NO DRUGS: llegal drugs are strictly prohibited. This includes marijuana. NO UNDERAGE DRINKING. NO FOREIGN OBJECTS DOWN THE TOILET: Do not flush anything down the toilet except toilet paper. NO WIPES!! A drainage issue will result in a $500 fine. PARKING: Follow parking rules as instructed. MINIMUM AGE to book is 21. Add-on guests under the age of 18 are welcomed if accompanied by their parent or legal guardian. THE PRIMARY GUEST on the reservation (who submits payment) must be present for the duration of the stay. DAMAGE: In addition to the security deposit, renters are 100% liable for any and all property damage, caused by themselves or guests, during their stay. UNUSED NIGHTS: Unused nights of your stay will not be refunded. CHILDREN: While we allow children, the home is not child-proofed. Parents with younger children use the home at their own risk. OUTDOOR CAMERA: There is an outdoor camera on the front of the garage that monitors the street. LOST AND FOUND ITEMS: We charge a $50 minimum to ship forgotten items, which must be paid in advance.
