Welcome to your own retreat on the Cacapon River surrounded by the mountains of West Virginia. With over 200 feet of riverfront right in your backyard, this cozy 3 bedroom, 2 full-bath log cabin offers the ultimate getaway for nature lovers and adventure seekers alike. Located just 2.5 hours from Washington, DC, 20 minutes away from fantastic breweries, restaurants, shops and America's first Spa at Berkeley Springs, River Rocks Cabin is the one-stop vacation destination for all guests. *** 45 minutes away from Whitetail Ski Resort *** MAIN LEVEL Kitchen: Fully equipped with stainless steel appliances: refrigerator, dishwasher, electric stove and oven, toaster, microwave, coffee maker, electric kettle, pots and pans, dishes and utensils, pantry for additional food storage (fire extinguisher is located in the pantry as well). Dining and Living Room: Open floor plan, dining room with bay window, sunken living room with door onto deck two skylights and log beamed ceilings accent the entire living room. Flat screen TV with equipment to hook up your mobile devices to stream downloaded contents. Access the sun room where you can enjoy the inviting lounge chair and recliner to watch the sunset. Full bathroom: Bathtub, slow-close toilet seat, dual-entry full bathroom, one from the hallway and the other from the Master Bedroom. Master Bedroom: King bed, access to the full bathroom, bay window, clothes drawers and additional storage bench in a large walk-in closet. Sleep 2. UPPER / LOFT LEVEL Stairs lead to the upper loft that has a bedroom at each end and a full bathroom in between; loft landing opens to the main living area. NO CLIMBING, RUNNING, LEANING, SITTING, OR HORSEPLAYING ON THE LANDING! PLEASE WATCH YOUR CHILDREN! Bedroom 2: King bed, skylight and window, clothes drawers and additional storage bench in the walk-in closet. Sleep 2. Bedroom 3: Double bed, skylight and window, clothes drawers and walk-in closet. Sleep 2. Full bathroom: Standing shower with accordion door, slow-close toilet seat, additional vanity provided for storage. LOWER LEVEL The ground level has two entry doors, one closest to the driveway and the other is on the opposite end. Unfinished side: For guests, full-sized washer/dryer, vacuum, broom/dustpan. Owners’ belongings are clearly marked, please do not touch or move. Finished side: Open, contains additional outdoor chairs, cushions, and lawn games to use; additional fire extinguisher is located here as well. OUTDOOR Oversized and high deck with patio furniture, propane grill with two burners, fire pit, mountain, and the river to enjoy. NO CLIMBING, RUNNING, LEANING, SITTING, OR HORSEPLAYING ON THE DECK! PLEASE WATCH YOUR CHILDREN! The real magic happens outside, where the breathtaking natural beauty of the Cacapon River awaits. Fish for trout, bass, and more right off the natural riverbank, or take a refreshing dip in the cool waters on a hot summer day. Bring your own kayaks and tubes to ride the rapids. There are multiple public stream access points that are within a 5-minute drive. Relax on the spacious deck and take a walk to enjoy the tranquil sounds of the river flowing by. INTERNET / PHONE There is no cell service once you make the turn into the community. The cabin has a landline that can call anywhere in the USA. Home Internet is provided by US Cellular. Speeds vary throughout the day, and our family has had no issues streaming SD movies/shows on the RokuTV. However, we make no promises regarding the Internet availability, stability, or speed. Prior to your arrival, download all the videos/shows you want to watch on apps like Amazon Prime, Disney+, and Netflix and use the provided adapters to watch on the 55” flat screen TV. We hope that guests see having no cell service as a good escape and not leave a negative review. This is the best that we could do given the current infrastructure in the area. UTILITIES The cabin is all electric. AC/heat mini-split systems and electric baseboard heating in all rooms with individual dial settings. The main circuit box is in the main bedroom closet - please keep this area clear of clutter and kids. Water is provided by a well - there will be the occasional odor and/or color due to mineral contents. Plumbing waste goes to a septic system. Please consider what is flushed down the toilet and kitchen sink - DO NOT FLUSH ANYTHING DOWN THE TOILET OTHER THAN THE PROVIDED TOILET PAPER. NO GREASE, FOODS, COFFEE GROUNDS DOWN THE KITCHEN SINK. SUPPLIES PROVIDED - Linens for all beds - Bathroom towels - Kitchen towels - Hand soap - Dish soap and sponge - Paper towels - Dishwasher detergent - Laundry detergent - Toilet paper - Trash bags (13 gallon and 4 gallon) - Firewood The cabin is on a 3.66 acre plot that is part of a small community of other cabins and homes. Guests will have access to the entire cabin and property except for the marked shelves and lawn mower in the unfinished side of the basement. Please respect our neighbors and use common sense not to wander into our neighbors’ properties. Because we cannot guarantee reliable Internet access, we recommend all guests communicate with us using the landline or drive out of the property to call us. The following methods can also be used with reliable Internet - Airbnb application and iMessage. We also have a local contact who will be available on a per-reservation basis. The cabin is located in a private community. When you enter the private community there is gravel road that leads to the cabin. The cabin has private driveway with private parking. This cabin is not handicapped accessible, and guests will need to be able to navigate stairs both inside and outside. Please see Additional House Rules.
