Minimalist & super central studio in walking distance of all major sights. Quiet & bright, on the 3rd floor facing a courtyard. Carefully renovated - restoring it's original mosaik & wooden floors from the 60ies while adding industrial design elements. Functional kitchen & dining area plus a sunny balcony. Located in Ano Petralona, bustling with quality restaurants & bars but very few tourists (yet). 80 metres from Petralona metro station, 1 hour door-to-door from the airport. Come and explore. The space Minimalist 30sm (320 square feet) carefully renovated studio loft. Open kitchen concept. The floors in the bathroom, balcony and kitchen are restored showing the original mosaik from the 60s. Half of the loft space has a wooden oak floor (great for yoga). The space is bare and spartan on purpose: No pictures, no fake hand-written 'I love coffee signs'. It's a sunlight flooded white cube - perfect for guests who wish to relax their eyes from visual noise. We used mostly native materials including wood and marble and recycled as many elements as possible. The water taps are bare pipes, some furniture is locally produced and handcrafted. We did not remove some of the piping to enhance the industrial, minimal feel. You will sleep on a queen sized bed (160*200cm), the mattress is brand new (as of April 2023), thick, firm foam and anti-allergic. A hanger is available for storing your clothes. The space is flooded with morning light: Enjoy a cup of coffee in the sun on the balcony. After midday the flat is in the shade so it does not heat up. You will hardly need to use the aircon in summer, provided you open the windows and allow for natural ventilation. The studio is in the heart of Athens, yet super quiet: The flat faces the backyard without cars and very little street noise. It's a perfect base to explore central Athens on foot - and recharge after a long day of sightseeing. My space is great for guests who are looking for a slightly edgy Airbnb experience. Travellers who understand and value the concept of minimal reduction. If you love flashing colours, wish to stay in a party area or want to be surrounded by many other tourists - perhaps my flat is not a very good fit. Guest access You have access to the entire space. Other things to note All linens and towels are 100% cotton, nearly all materials are natural (local wood, metal & stone/marble). Kitchen worktop & bathroom table are from locally sourced white oak (please swipe dry when wet). A sun collector on the roof heats the water on around 320days/year (on cloudy days an electric boiler is used). 100% of the electricity is coming from renewable sources. Aircon is available in summer for cooling and in winter for heating - no Aircon in spring and autumn. 48h before your stay you will receive a message with info on how to check in. Please read the house manual to understand how to get hot water on cloudy days etc. I will accommodate your early check-in and late check-out provided it does not collide with another booking. I have compiled a paper based neighbourhood guide with tips on where to eat and what to do - it's waiting in the flat for you. Please note: In January 2024 Greece introduced a climate tax payable by tourists. The tax is automatically collected through Airbnb - you do not need to do anything. Registration Details 00002003578
