While the water levels vary seasonally, our property is tailor-made for relaxation and outdoor enjoyment. The space Home Highlights: 1. Spacious Living Areas: Step into our spacious living room with tall ceilings and and plentiful windows, allowing a lot of natural light. Enjoy comfortable reclining chairs for relaxation and various board games to entertain your group. 2. Fully Equipped Kitchen: Cook your favorite meals in our well-equipped kitchen with all the standard major appliances – refrigerator, stove/oven, dishwasher, microwave. You’ll also have small appliances – toaster, drip coffeemaker, tea kettle, and Ninja fast cooker/air fryer – along with all the cookware, dishware, flatware, glassware, serving-ware, utensils, and basic spices you need to prepare and serve your favorite meals. 3. Indoor and Outdoor Dining: Choose to dine indoors with a dining table for 8 or you can also enjoy outdoor cooking on the gas grill, with propane supplied. 4. Outdoor Recreation: Our deck offers a fantastic outdoor space with seating, a firepit (some wood provided), a hammock, and outdoor games like cornhole and giant cup pong. Plus, enjoy the breathtaking sunset views as a backdrop. 5. Water Activities: While boat access directly from the dock may be seasonal, you can still enjoy kayaking and paddleboarding (life vests provided). If the water is very low, if your car can transport the kayaks to a public ramp that is a five-minute drive away. Low water levels also attract a variety of bird species for birdwatching enthusiasts. 6. Comfortable Bedrooms: Wake up to tranquil views right from the cathedral-ceiling master bedroom. Enjoy easy access to the deck with glass sliding doors. You’ll sleep in a queen bed with sumptuous linens and enjoy the convenience of an ensuite bathroom, complete with separate jacuzzi tub. You’ll have a reclining chair, perfect for reading and a desk. The room also includes a ceiling fan, additional chair, and bench at the end of the bed. For storage, you’ll have a dresser. You'll find two more comfortable queen bedrooms and another bathroom with a shower, ensuring ample space for all of your guests. All linens and towels provided. 7. A few folks live here year-round, mostly owners come on weekends to enjoy the river life. Neighbors get around the neighborhood by golf cart/ATV. You'll have easy access to local dining and groceries in town, just a short drive away. You’ll be 8 miles from I-40 and between Nashville and Memphis (an hour and a half drive to either city). You’ll take a steep, short road that will make your arrival at the house feel like a private oasis. Other things to note Up to 2 dogs permitted (small pet fee charge per pet). Two kayaks and two paddleboards with life vests are available for guest use (use at your own risk). **The water levels are determined by TVA (I have no control over this) and they may be shallow/no water around the dock depending on the season. ** Seasonally pricing takes this into account. Water levels are generally the highest from April through August. Outdoor exterior security cameras are installed at Robin’s Nest. They are at the front door, garage, and on the back deck. Parties are not permitted per Airbnb regulations. No smoking or vaping allowed. The total number of guests including dogs, must match the number on your reservation. Guest count can not exceed 8 people - whether staying overnight or visiting for the day. Should you have more than 8 guests, your reservation can be cancelled with no refund.
