This property is a Private One level brick ranch on 2 acres (Off water) with a cozy back porch, dining & lounging gazebo. There is plenty of free parking located on the property. Located ¼ mile from Sinclair Marina boat ramp and 8.5 miles to Georgia College, Georgia Military College, and downtown Milledgeville. You are less than 5 minutes to grocery, shopping, restaurants, and bars. This home offers an open concept feel that joins living room, family room, and kitchen area. Guests enter through a living room featuring two couches, a daybed, a flat-screen television, and sliding patio doors that lead out to the cozy porch and parklike setting backyard. There is a an outdoor firepit and dining gazabo with propane grill and lounging bed. There are 4 steps leading into the home and for 4 steps leading off the back porch. The bedrooms are cozy and relaxing. The bedroom setup includes one queen bed in each bedroom, and a crib in the third bedroom. There is a twin daybed in the living room You may bring an air mattress for additional sleeping in the living room area if you like, (you need to bring your own linens for your air mattress). The master bedroom has a combined bathroom, and the second bathroom is in the hall near the other bedrooms. Both bathrooms are open-air walk-in showers (no bathtubs). This house can comfortably accommodate eight to ten people. The owners are local and available for emergencies 24 hours a day/ 7 days a week, as well as normal business hours 7 days a week from 9am to 5pm. Sinclair Marina offers boat and jet ski rentals, and a gas dock. We provide linens on all beds; a sheet set for the day bed, a sheet set for one couch, and crib sheet. (Must request crib sheet) All bath towels and wash cloths are provided, the amount is the max occupancy plus 2. We do not provide additional linens for your stay. There is NO washer or dryer in the house. There is a laundry mat located at 2485 N Columbia Street #85 in Milledgeville in the Big Lot shopping center. **House Starter set includes... (after the use of what is provided it is up to you to provide your own) • 2 Rolls of toilet paper per bathroom • 1 Roll of paper towels for kitchen • 2 Dish Tabs for dishwasher • 1 Dish soap dispenser • 2 Kitchen hand towels • 2 Kitchen Trash Bags • Travel set of shampoo, conditioner, body soap. House Rules: • Guest must sign a rental agreement with the owner to confirm reservation – No exceptions! Your reservation will be cancelled if rental agreement is not signed and retuned to owner within 48 hours of booking. Rental agreement is required by the county. • No Parties allowed! Guests must be 25 years or older to rent. • Quite hours in Baldwin County are 11 p.m. to 7 a.m. – Please respect our neighbors and neighborhood between these times. • Only guests named on the rental agreement will be allowed on the property, unless approved by owners. • Loss of Security deposit and additional fees will be billed to you for any damages or theft. • No Smoking or vaping inside of house/ smoking allowed outdoors only with proper disposal for cigarettes butts in provided containers. • Parking on driveway only • Do not use the wood burning fireplace inside the house. • Please treat our home like you would your own. • Extinguish any candles or fire in firepit when not in use. • Use fire pit responsibly and turn the grill off after each use. • Please do not move or relocate any furniture from the patio or Gazebo area. • Please put back all outdoor games in the bin outside by the Gazebo when you are finished with them. • No pets on furniture - including service animals. No Pets allowed – 1-2 Small dogs under 20 lbs. may be considered by owners for an additional pet fee of $150 per pet. (Must have owners’ approval) • The Hall closet, garage, outdoor shipping container, and outdoor shed are “Off limits” and are locked. We also may have boat trailers / boats or jet skis on the property that are also “Off limits”. Any tampering with these areas or items will incur additional charges to the tenant. Check-out Procedures: 1. Strip all sheets from beds that you used and place in the bins provided in each bedroom closet including used towels. 2. Remove all perishables and food items in the refrigerator and in cabinets. 3. Turn off all lights, and fans, lock front door & sliding door. 4. Check that Propane gas tank is in the off position on the outdoor grill. 5. Place all trash in the Trash Bin provided in the driveway. *For extended days stayed: Trash pickup is Thursday 7-8AM - you can place trach Bin at the end of the driveway for curb for pickup if needed. Guest access Timed Keyless door entry: We will email or text you a code on the day of arrival that will let you into the house. This code is time sensitive and will only be valid during your say starting at 1:00 p.m. on check in date and will expire at 12:00 p.m. on your check out date. Other things to note Must sign rental contract to book & must be 25 yrs. or older. No Parties! Only guests named on the rental agreement will be allowed on the property, unless approved by owners.
