No Parties & Respectful Conduct: Effective June 28, 2022, AirBnB and VRBO enacted a zero-tolerance no-party policy. Our property is well-equipped to host up to 16 guests comfortably; however, we kindly ask that you show the utmost respect towards the premises and our neighboring residents. Please be aware that any police involvement at the property, regardless of the reason, will result in a $500 fine. We trust that you will adhere to these guidelines, ensuring a pleasant and respectful experience for everyone involved. Additional Guests: The nightly rate covers up to 6 guests, with an additional $30/night for each extra guest, up to a maximum of 16 guests. Visitors not staying overnight require prior host approval and are charged at $15/person/day, with a total property occupancy cap at 20. We kindly request that all visitors vacate the premises by 11pm. This is a common pricing structure with larger properties. Instead of setting a high flat nightly rate, the base rate is kept lower so smaller groups pay a fair price, while the pricing for larger groups remains reasonable as well. Quiet Hours are from 11PM to 8AM. Pet Policy: We adore animals, but unfortunately, we can't allow pets in our space. Their fur tends to stick to everything, requiring extensive cleaning efforts and extra laundry, which ends up being costly and can lead to dissatisfaction for both guests and hosts. Please note, if any pets are brought onto the property, detected either during or after your stay, a $500 fine will apply, plus any costs for additional cleaning or repairs. Food/Drinks In Bedrooms: In light of previous experiences and to uphold the cleanliness and coziness of our bedrooms, we kindly ask that guests avoid bringing food or drinks into these spaces. You are more than welcome to have water in the bedrooms. Smoking: We kindly ask that if you wish to smoke, please do so outside to maintain a fresh and clean environment inside the house for yourself and future guests. In the event that smoking indoors is detected during or after your stay, either by our cleaning team or through other means, a fine of $1,000 will be applied, plus any additional cleaning/repair fees. This policy helps us maintain a high standard of cleanliness and air quality in our home and we appreciate your understanding. For your safety, jumping from the 2nd floor balcony into the pool is strictly prohibited. It might seem like common sense, but it’s important that we make this rule explicit. Hot Tub: The hot tub heater can be added for $30 per day, and only on the days that you would like to use it. This is the ONLY amenity that we have to charge extra for and covers our heating costs and allows us to keep the nightly rate lower for guests who do not utilize it. Please note the pool is not heated. Excessive Cleaning: Please help us maintain a clean environment by keeping the property tidy during your stay. According to Airbnb/VRBO policies, leaving the space in a state that requires excessive cleaning, such as stained carpets, moldy dishes, excessive trash, pet hair, confetti/glitter, etc. is not acceptable. Our cleaning team typically takes 10-12 hours to clean the property. If cleaning exceeds 14 hours, the additional cost will be charged to the guest. We appreciate your understanding and cooperation in adhering to these guidelines, ensuring a smooth and enjoyable stay for all. Thank you.
