It consists of a century old farmer house, typically called “Casa Colonica” in Tuscany, surrounded by 13 hectares (32 acres) of grape vineyards, olive trees and woods. It sits on a hilltop with a 360 view of the countryside, without other constructions in the immediate proximity. The house has been completely renovated using original materials such as terracotta floors and wooden beam ceilings typical of these types of homes but using much lighter colors to increase the brightness of the internal spaces. All doors and windows have the highest thermal insulation and a radiant floor heating and cooling system, powered by a high-tech heat pump, provides year-round comfort. Thanks to a 20kW photovoltaic plant, generating enough electrical power to fulfill the requirements and to a deep ground water well providing enough water for maintenance of garden and pool, this is a completely self-sufficient and environmentally sustainable property. Seamless high-speed Wi-Fi connectivity is provided in every internal and external space and a 75” Smart TV is available with surround system and preconfigured streaming platforms. The 12 by 5 mt. (40’ by 16.5’) pool built in 2022 has a salt filtration system (no chlorine). There is a large outdoor wood oven available to make pizza or bake bread and a charcoal BBQ. Guest access The entire house, the patios, the pool and all the surrounding 13 hectares (32 acres) of the property are available to guests. The house must be reached by private car as no public transportation is at walking distance from the property. There is ample parking space for multiple cars. Other things to note GARDEN: A gardener needs to access the property to mow the lawn (maximum once a week in summer time) . POOL: The pool cleaning service company will come for a couple of hours every two weeks to clean and maintain the pool in perfect conditions. HOUSEKEEPING VISITS: The housekeeper will enter the property on Monday, Wednesday and Friday from 3.00pm to 5.00pm for the following tasks: - Garbage removal (waste sorting mandatory by city regulation) - Bathrooms, kitchen and laundry maintenance (not cleaning) - Garden maintenance If interested and subject to her availability in the period, few hours of maid services (ex: bedroom cleaning, sheets changing, laundry, kitchen cleaning) can be contracted directly on site with the maid. .
