Many local attractions near Brighton Gatwick Airport and the South Downs! Pull out double sofa bed, works well for smaller family’s. Stunning 25 meter swimming pond, water is crystal clear. Large deck and sun-loungers by the swimming pond. We use the garden too, it’s part of our home but there is plenty of opportunity for privacy. The space Beautiful 25m swimming pond surrounded by mature oak trees in a stunning setting. To one end of the pond is a new sauna and hot tub building all heated via a log burner. We have plenty of wood so come and light your fire then relax in the sauna, cold dip in the pond and unwind in the hot tub. This is the traditional way the Swedish enjoy their sauna, they warm up in the sauna then cool off in the “Isvak” (cold water) you really must experience this it’s so relaxing. Perfect combination for the ultimate spa getaway. Large camp fire area, perfect for evening fires and a chat. Kids love it (adult supervision required!) 6 a side size football pitch with 2 goals. Bring your own ball as our dogs generally loose all ours. The guest house has a large single room with Kingsize double bed, double sofa-bed and TV, small dining set and small kitchen with basic cooking facilities. En-suite with large shower. WiFi in the guest house is very good and also available by the pond/sauna/hot tub arrangement. The garden is also part of our home so we regularly use it along with our friends. We recognise people come to the air B&B to mainly use the sauna/tub and pond and that they want their own time to enjoy the space. If we have guest and we plan to use the pond area we’ll let you know and work around each other. It really has never been a problem. Some of us use the pond early in the morning for some relaxation time, it’s a beautiful time of day to be down there. We wouldn’t coordinate mornings as it’s normally free but we’re very happy to chat closer to your visit. Guest access Guests can access all of the guest house which is on the first floor. Guests are welcome to explore the garden, use the fire area, the swimming pond, the new sauna and hot tub all fired with a log burner which you’ll need to light. Please note the garden is part of our home not just the Air B&B, we also regularly use the pond, hot tub and sauna including our children and friends. You’ll likely have plenty of privacy in the evenings and through the day and we often discuss when you arrive what our plans are so we can work around each other. We also have full time gardeners who will be carrying out tasks in the garden from 8am - 4:30pm during weekdays. Please note the guest house is on the first floor and access is via an outside timber staircase. The staircase is solid and well built with a handrail, but may be harder for people to access who are not too strong in their feet and not ideal for disabled people. Other things to note A few common questions we often get asked: 1. Will you consider one night stays - Sorry but we have made the decision to be a minimum 2 night stay venue, which is very clear on the app. Please don’t ask. 2. Is the pond, sauna, hot tub open through winter, even when it’s very cold and icy? Yes albeit entry is at your own risk all year round. 👍 3. Sharing the pond, sauna and hot tub? Our Air B&B is located within our large 3-acre garden, which we also use, including the pond, sauna, and hot tub. However, we are often away or busy, so there’s usually plenty of time for guests to enjoy privacy. If we plan to use the pond, sauna, or hot tub for a period, we’ll be sure to inform you in advance. We’re respectful of guests' privacy and have never encountered issues with this setup, having hosted nearly 200 separate bookings so far. Happy to discuss your plans closer to your check in date. 4. How far are you from ………. Please use postcode RH17 7NG on google maps, this will give you the exact distance from any attraction. 5. Can guests bring animals? Unfortunately no, we have 2 dogs who are great with humans but can be funny with other dogs in their garden.
