This fee applies even if the booking is made within the four-day window preceding check-in. Welcome to our beautiful and spacious 5 bedroom, 5 bath home located in the serene Penn Estates community. With 5000 square feet of living space, this house is perfect for large families or groups of friends looking for a comfortable and luxurious vacation home. On the main floor, you will find the living room, dining room, kitchen, master bedroom and bath, a 2nd bedroom, and a bathroom. The living room is the perfect spot to relax and unwind after a long day of exploring. Enjoy the high vaulted ceilings and watch your favorite movies on the Smart TV while sitting on comfortable seating for 8. The dining room has ample seating for 8 people, and there's a bonus small dining room that seats 4. The fully equipped kitchen features a gas stove/oven, fridge, microwave, toaster, and a middle island for extra counter space. There's also an eat-in kitchen breakfast bar. PLEASE NOTE THAT, OUR KITCHEN HAS A DOUBLE WALL OVEN THAT IS NO LONGER OPERATIONAL. WE ADDED A NEW STAINLESS STEEL RANGE AND OVEN COMBO. The double wall oven is not being removed due to the costly renovations. Just to be clear there is an operational oven in the kitchen it is not the double wall oven. It’s also not pictured or mentioned in our listings description. The master bedroom boasts a king bed and a master bath with a jetted Jacuzzi tub. There's also a small attached nursery room with a crib and rocking chair for new parents to enjoy. A 2nd bedroom is also located on the main floor, and there's a bathroom for guests to use. On the 2nd floor, you'll find the loft, 3 bedrooms, 2 bathrooms, and 2 bonus rooms with extra sleeping spots. The loft features a poker table for 6, making it the ideal spot for game night. The tastefully decorated bedrooms each have queen beds, the 2 bonus rooms have 1 queen bed and the other has 2 bunk beds (4 single beds). The finished basement is perfect for family entertainment, featuring a Smart TV, arcade, pool table, and a theater room with an overhead projector with surround sound to watch movies on. There's also a full bathroom and laundry room located in the basement. Outside, you'll find a hot tub and fire pit, perfect for relaxing and enjoying the beautiful surroundings. Guest access Guests will have the whole house to themselves during their stay except 1 Utility Closet on 2nd floor and the Garage. Guests will only have 12 amenity badges for access to amenities within the community. No other badges can be bought or added on. Other things to note ***Staying in the Pocono Mountains*** If this is your first time visiting the Poconos, we want to ensure you understand what staying in the mountains entails. This house is nestled in the mountains, surrounded by trees and nature. As a result, you may encounter wildlife, as this is their home and we are merely guests. Wildlife may include flying insects, spiders, ants, squirrels, flying squirrels, mice, foxes, raccoons, opossums, skunks, snakes, turtles, coyotes, and black bears. Smaller creatures and insects can occasionally find their way inside depending on the outside conditions. We have monthly exterminator visits to minimize this, but being in the mountains, anything is possible. Additionally, please note that the mountain infrastructure differs from that of the city. Small wind or rain storms can occasionally cause power or internet outages in specific areas, including our home. Power outages may affect the water supply as we are on wells and the well pumps need power to work. Usually, these outages are restored within 8-10 hours, which is a quick turnaround given the weather conditions. For outages lasting less than 24 hours, no refund or compensation will be provided. For outages exceeding 24 hours, compensation will be issued on a case-by-case basis. Lastly, please be aware that extreme heat or cold waves can put stress on the house's heating or cooling systems, and these systems may struggle to keep up during very high or very low temperatures. ***Summer Bookings*** During Memorial Day weekend through Labor Day weekend, this is our busiest season. Check-in time is at 5 PM, and early check-in is nearly impossible. If we can accommodate an early check-in, the earliest would be 3 PM. If you need to arrive earlier than 3 PM, we recommend booking the day before to ensure you can arrive any time on your desired day. ***Community Information*** We are located in a private gated community that requires a guest registration form for security and emergency purposes. The form will ask for full names and ages of each guest, as well as vehicle and driver information, including the main registrant's license ID number and the plate numbers of all vehicles entering the community. Names on the forms must match the legal ID of the driver. Any last-minute bookings within 4 days of check in may be subject to a $75 late fee from the community. ***Pet Rules*** If you are bringing your pet during your stay, please be aware of the following rules: Pet Fee: We will allow up to 3 pets to stay the fees are the following: $25 per stay per pet and $100 additional pet cleaning fee. This will be collected after your reservation is booked through the app. Keep Dogs Leashed: Dogs must be leashed at all times while outside. The mountain area is home to various wildlife, including bears, foxes, coyotes, other dogs (wild or loose), skunks, raccoons, and snakes. Keeping your dog on a leash is essential for its safety, as encounters with these animals can be dangerous. No Overnight Outdoor Stays: Do not leave your dog outside overnight. Unless your dog is a livestock guardian dog, it may become prey for bears or other wildlife. Clean Up After Your Dog: Please pick up after your dog when it goes potty. Other families, including those with small children, stay at our home and do not want to step in it. Keep Pets Off Furniture: Please keep pets off human furniture. ***Community Amenities*** (Weather Permitting) The house provides 12 amenity badges for guests, allowing access to the beach, pool, and other community facilities during their stay. Please note that the availability of these amenities is not guaranteed. These badges must remain at the house when you depart, or there will be a $75 charge for each missing badge. Life Jackets: Not provided. ***Security Deposit*** Airbnb bookings do not require a security deposit. If you see a security deposit listed, it is due to a syncing glitch with other platforms. Rest assured, no deposit is needed when booking directly through Airbnb. ***Winter Bookings*** During winter months, it is highly recommended to have a vehicle with All-Wheel Drive (AWD) or 4x4 capabilities due to potential heavy snowfall. ***Supplies*** We provide a starter pack of household essentials (paper towels, toilet paper, garbage bags, dish detergent). If the property includes a dishwasher, washer, and dryer, we also provide cleaning agents for those. Guests staying for longer durations or with larger groups should bring additional supplies. Personal toiletries (shampoo, conditioner, body wash), q-tips, deodorants, or other personal care products are not provided. The house includes cooking ware (pots, pans, plates, utensils, baking dishes), but guests need to bring personal grocery items (seasonings, flour, sugar). ***FAQs*** Q. Can you check in early or check out late? A. Early check-in or late check-out is determined the day before arrival. If granted, early check-in is at 3 PM, and late check-out is at 1 PM at no cost. For earlier arrival or later departure, a $75 fee per 2 hours applies. Booking the day before or after your desired stay ensures availability. Q. Do you offer any discounts or additional discounts? A. Our listed price is the best available. Discounts apply automatically for stays of 3 days or more. Q. Do you supply firewood? A. No, firewood is not supplied and must be purchased by guests. Q. What's the latest we can check in? A. Check-in is anytime after 5 PM, with no cutoff time. Q. Do we have to bring propane to use the grill? A. No, propane is provided. A canister is attached to the grill, with a spare available on the property. Q. Do I need to bring sheets or towels? A. All beds will be made with linens prior to check-in. Bath towels are provided for the number of guests in your reservation.
