To ensure the safety and care of our property, a refundable security deposit of $500–$1000 is required for: Last-minute bookings (within 7 days of arrival) Local guests Primary guests under 25 years old The deposit is collected prior to check-in and refunded within a few days of departure, provided there’s no damage, rule violation, or excessive cleaning needed. All payments and deposits must be processed securely through Airbnb, in accordance with their policies. This home is about a 15 minute drive from Downtown Scottsdale where you can find shopping, night life, and eateries. A few of the popular restaurants include Olive and Ivy with Mediterranean options and the upscale Mastro’s City Hall. There is plenty of nightlife if needed with bars like Wasted Grain and Living Room. You can find a variety of entertainment in the surrounding area including Medieval Times, Top Golf, and the Odysea Aquarium. If you find yourself in need of outdoor activities look no further than the beautiful Camelback Mountain trails or the family-fun Phoenix Zoo. There is plenty to check out during your stay! There will be a house manual upon arrival that you will be expected to read. All important rules and expectations will be outlined in the manual. Renter understands that an insurance policy covers the Property but that this policy insures only the Property and the tangible personal property in it owned by the owner and does not insure any personal property of the Rental Party or Renter’s licensees, invitees, or guests. Renter is advised to seek traveler’s or renter’s insurance if Renter desires to insure the Rental Party’s or other persons’ personal property during the occupancy. Check-in is at 4:00 p.m., and checkout at 11:00 a.m. Early check-ins and late check-outs are generally not possible due to the time it takes to clean an entire home. The only way to ensure an early arrival or late departure is to purchase an extra night. Please contact me 24 hours in advance if you would like to extend your stay, and I would be happy to see if that is an option. Failure to depart the premises before 11:00 a.m. on check-out without prior written consent will result in an additional charge of $100/hour withheld from your security deposit, plus any expenses incurred by needing to move your personal things out of the home, or from moving the incoming group of guests to a new property. Any stay 28 nights or longer will be required to provide a credit card to keep on file. Our personal terms and conditions will also be sent separately and will need to be submitted. Feel free to ask for a copy if interested. For any booking 28 nights or longer, any adjustment to the booking resulting in a reduction in the length of stay will incur a $500 fee, plus 10% of the difference in price. Electricity will be charged separately ONLY FOR STAYS 28 days or longer. There is a large monthly discount applied, so in an effort to keep your price as low as possible, we ask guests to pay for the electricity separately. Everything else will be included (wifi, cable TV, tax, cleaning every 2 weeks, pool/gym access, etc.) We estimate the average electricity bill to be $300/month. It's possible it may be a bit more in the summer with heavy A/C usage, and it will most likely be quite a bit lower in the winter. Once the reservation is confirmed, we will send a request to pay a $300 electricity deposit for the reservation. This will be applied to your final electric bill. Any difference will be refunded to you, and any additional amount will be withheld from your security deposit. Checkin details will not be sent without the $300 electricity deposit paid in advance.
