Amenities: Cinema room & board games - Smart TVs (Amazon Prime & Netflix apps use your own logins) - Wood-fired hot tub for up to 8 guests - Fully equipped kitchen and home comforts for all ages - Pets welcome — £89 for one pet, £100 for two or more - Ground & instant coffee, tea, sugar, and luxury biscuits - Contact-free self check-in - Luxury bed linen, quality toiletries, and soaps Check-In / Check-Out - Standard check-in: from 4:00 PM - Standard check-out: by 10:00 AM - Early check-in (from 2:30 PM) and late check-out (to 11:30 AM) available subject to availability — £40 each - Full arrival details, including lockbox code, provided after booking Security & Monitoring - External cameras at the front door and back gate - Minut Home Security Device active in the living room - House Rules (breaches may incur a £200 charge) - No smoking, drugs, open fires, or parties - Quiet hours: 22:00 – 07:00 (no loud music outdoors) - Only booked guests on-site unless pre-agreed (£200 per additional guest) - No unauthorised early check-in or late check-out - Return keys to the lockbox at check-out — loss/non-return is chargeable - BBQ use incurs an additional £30 cleaning fee - Dogs must remain within boundary fences and off neighbouring private land - No hot tub use between 22:00 – 07:00 - EV charging available via a standard 3-pin household plug only (no dedicated charger). £60 per stay. Deposits - Management reserves the right to request a damage deposit (typically for 1-night stays or accounts without reviews). We’d be grateful if you treat the barn as you would your own home so it remains a relaxing escape for everyone. Other things to note 1.) £30 fee for use of BBQ. 2.) £60 charging fee for electric cars. 3.) We provide tea, coffee, and sugar if you want instant coffee. 4.) We provide a cafetière and ground coffee for use. 5.) The property is equipped with Nespresso Magimix machines, which use standard pods readily available both online and in supermarkets.
