The River House on the Blanco is just what you’re hoping for a nice trip to the Hill Country. We have a big kitchen with an island bar, 75” TV, three bedrooms w/ queen size beds, open windows with tons of natural light and front porch overlooking the blanco. All rooms have TVs with Netflix. The space We want you to know that we’re doing our part to help our guests stay safe by cleaning and disinfecting(Lysol & Clorox) all frequently touched surfaces (light switches, doorknobs, cabinet handles, remotes, etc.) before you check in. We are taking all necessary steps to adhere to the Airbnb cleaning guidelines for Covid 19. This is a very quiet, family oriented neighborhood. Absolutely no parties or unauthorized day guests. Please respect our parks. No glass, pick up after yourselves, close the gate behind you and be courteous to our neighbors. There has been no recent flooding here and the river is beautiful. During holidays(Thanksgiving, Christmas, New Years, 4th of July), we have a 3 night minimum policy in place. FYI: Airbnb, by default, advertises the lowest price per night available. Select your desired dates to see what the estimated price will be for your nightly rate. Check in is at 4pm and check out at 12pm. We try to be flexible with these times when possible, but are not always able. Out of respect for our home and cleaning crew we ask that you do not check in early or check out late without approval from myself or co -hosts. In the event of early check in or late check out there will be a fee added to your stay. We do allow dogs under 100 pounds and with PRIOR APPROVAL. With a three dog maximum. There is a $50 fee for the first dog and $20 each for any additional dogs. There is a fenced in backyard. When you request to book, please let me know so I can add the dogs. Please note that all animals should remain off the furniture or there will be extra fees incurred. Guest access We have two river parks associated with our property that you will have access to. One with a deeper swimming area and rope swing(1 minute walk), and one with shallow rock made pools and picnic tables for family time(3 minute walk). These are the two areas of river that you will have access to. The key to the river parks is hanging above the wicker desk across from the back door. There is plenty of parking in the driveway. Other things to note Special Note for winter Guests: There are two river parks associated with our property that we have keys to. The water will be cold, but they are both very nice spots to go down and relax in the winter sun. If you like to fish it's a good time to throw a line in. My husband has caught some very big catfish out there. As far as getting out there is plenty to do! Mt Baldy is a really cool spot to go hiking and for the views. Jacobs Well is a must see while you're visiting. The Wimberley Zipline is very fun for an action packed adventure. On Market Day weekend hundreds of vendors gather in town to sell art, jewelry, clothes, gifts, and so much more. They also have tasty concessions and live music. That is the first weekend of every month, except January. You will also find really cool shopping and restaurants in town square every weekend year round. The Shady Llama, The Back Porch, Hays City Store, and Devil's Backbone Tavern are a few of our personal favorite bar/restaurants to visit. I hope this is helpful while planning your winter trip!
