Sleeping up to 3 guests across a double bedroom and an open-plan lounge with a sofa bed, the flat features fast Wi-Fi, smart TVs, and a full kitchen. For an extra fee, guests can add access to the separate basement spa room—accessed via steps in the garden. This is a completely private and exclusive sanctuary, like your very own spa room with a wet/dry sauna, hot tub, and body shower. The space The property features a simple, quirky layout with rustic pallet wood styling and an open-plan flow designed to provide a comfortable place to crash. Living Room: Includes a standard click-clack sofa bed, a compact Smart TV, a small desk workspace, and adjustable lighting. Tech & Utilities: Equipped with high-speed Wi-Fi throughout the apartment. Smart TVs are provided in the living area, bedroom, and inside the spa room. Kitchen: A functional, standard self-catering kitchen with basic cookware, cutlery, and utensils needed to prep simple meals. Includes a Dolce Gusto pod coffee machine and complimentary tea bags. Garden & Gazebo: The kitchen leads straight out to the rear garden space, which features a basic covered wooden gazebo overlooking the local sports fields—a decent spot for a quiet drink in the evening. Bedrooms & Bed Configuration (Sleeps up to 3): The bedroom connects to the living space via bi-fold doors and features a double bed and simple clothing storage. For a third guest, the living room sofa bed can be set up. Allergen-Free Setup: To maintain a clean environment, the property features easy-to-clean hard flooring (no fixed carpets) and entirely feather-free, down-free bedding. Bathrooms: Main Bathroom: Features a standard step-in electric shower for continuous hot water. Basement Spa Facility: A private basement room accessed via steps in the garden, featuring a wet/dry sauna, a hot tub, and a built-in body shower feature. An in-wall Smart TV is available for streaming while using the facilities. Guest access * Front Entry: Access is via a shared communal front lobby at the front of the building. The apartment entrance door is located directly inside this main lobby on the ground floor. * Exclusive Property Access: Once checked in, guests have full, exclusive access to the 1-bedroom flat, the kitchen, and the rear viewing garden. * Basement Spa Access: Please note that the optional basement spa room is located underneath the property and is accessed externally via a flight of steps in the rear garden. * 24/7 Self Check-In: Entry is via a secure lockbox system outside, meaning you can arrive late after travel delays without needing to coordinate handovers. * The basement spa has its own separate key box code provided upon activation. * Private Spaces: You have exclusive use of the apartment, rear garden, the gazebo, an outdoor urinal cubicle and spa room (if booked). * Management: This property is professionally managed by F&S Properties, ensuring clean handovers, straightforward communication, and reliable support throughout your stay. Other things to note ADDITIONAL NOTES & HOUSE RULES: * Pre-Arrival Verification: Prior to your stay, we require you to complete a pre-arrival form and sign & agree to our rental conditions. We partner with ChargeAutomation to facilitate the pre-arrival information, ID checks, and security deposit hold. * How the Security Deposit Works (Important): Please note that we do not charge your card for the security deposit. It is simply a temporary pre-authorisation hold (like when you check into a hotel). The funds are temporarily frozen by your bank, not taken from your account. When we release the hold after check-out, it will not show up as a refund/deposit on your statement—the original pending transaction will simply disappear, and the funds will become available again. * Recommended Stay Length: Because of the unique, compact, indoor-outdoor layout, we highly recommend a maximum stay of 2 nights to enjoy the experience at its absolute best. * Indoor-Outdoor Flow: You must step outside the apartment and walk down a steep flight of stairs to get to the Spa room. Mobility Warning: Due to the indoor-outdoor layout and the steep steps down to the spa room, this property is not suitable for elderly guests or individuals with limited mobility. * No Parties/Extra Visitors: To maintain the quiet wellness atmosphere and protect the spa equipment, occupancy is strictly limited to a maximum of 3 booked guests. No outside visitors are permitted on site. * Capacity & Configuration: The property sleeps a maximum of 3 guests. The layout includes two guests sharing the main double bed in Bedroom 1, and one guest on the standard click-clack sofa bed in the living room. * Spa Room Access & Fees: The basement SPA room (sauna, hot tub, additional body shower feature, and in-wall Smart TV) is an optional extra and operates on a flat-rate charge of £40. This covers up to 2 days of usage to offset energy costs, with additional days at £15 per day.
