This exclusive retreat offers the perfect blend of privacy, relaxation, nature, culture, and exquisite cuisine. As you step inside, you'll be embraced by a vast private garden, your own serene haven where you can unwind in nature or enjoy al fresco dining on the veranda. 🏡 Private Apartment: Guests have exclusive access to the veranda, the first and second floors, and a large portion of the garden with a BBQ area, perfect for outdoor gatherings, and parking. 🍽️ Spacious Living Areas: The charming veranda leads directly to the first floor, where you’ll find: - A cozy living and dining area - A fully equipped kitchen 🛏️ Two double bedrooms, each with a private bathroom, designed for comfort and privacy 🛏️ Suites: On the second floor, you’ll discover: - Two expansive double suites, each with a private bathroom - Two extra single beds in each suite, - One of the two suites features a charming alcove, offering even more privacy and relaxation. For your comfort, all rooms are equipped with mosquito screens, ensuring a restful and pleasant stay. The only two windows without mosquito screens are the front door and the small balcony door off the kitchen, so please keep them closed in the evening. Guest access Access & Parking The villa is easily accessible from the main road through an electric gate, which can be opened from the outside using a code, valid for both vehicles and pedestrians. The access code will be provided upon confirmation of your booking. 🚗 Parking: If you’re arriving by car, the property features a spacious open-air parking area that can accommodate 4 to 5 vehicles. 🏡 Private Entrance: Guests have exclusive access to the two flors apartment via the veranda entrance, ensuring complete privacy. 👨‍💼 On-Site Host: Your host, Angelo, resides on the ground floor of the villa, in a separate private residence with an independent entrance. He will be available should you need any assistance during your stay. Other things to note 🇮🇹 Please note: The Villa is authorized by the Italian authorities to host a maximum of 12 people, including children under the age of 2. According to Italian law, all guests — including children — must provide their personal identification (a valid ID card or passport) before check-in, for registration with the local police and provincial authorities. Therefore, at the time of booking, the total number of guests — including children under the age of two — must be accurately declared. The law does not allow exceptions. WARINING FIREPLACE: In accordance with local and national regulations, it is strictly forbidden to light a fire in the living room fireplace for safety reasons! WARNING Air Conditioning: During the summer, temperatures here in Italy can get extremely hot — often between 35°C and 40°C (that’s 95°F to 104°F). We totally understand the need to cool down, but it's important to use the AC in a smart and sustainable way. The system in the house is well-maintained and professionally checked every year, so it works well — but like most home AC units in Europe, it's not designed to keep the indoor temperature extremely low when it’s scorching hot outside. If you try to set it too low (like 18°C / 64°F), the system simply can’t handle it and will shut down. Once that happens, it stops working completely and needs a technician to restart it. To keep things comfortable and avoid any problems, it is mandatory setting the AC to around 25–26°C (77–79°F). It might feel a bit warmer than what you're used to if you come from a place where indoor spaces are kept very cold, but this range is actually healthy, effective, and more in line with how cooling systems are used here. We really appreciate your understanding — using the AC wisely not only helps the environment, but also keeps the system running smoothly during your stay. 🚶 Stairs & Accessibility: Please note that stairs are present both to access the apartment and inside the property. Guests should exercise caution when using them. Private Garden: The villa is surrounded by a lush, fenced garden with tall trees of various kinds, offering a peaceful and secluded atmosphere. Guests are kindly asked to be mindful of the delicate nature of the lawn and garden, and to supervise children to ensure that play does not damage the plants and flowers. 🔥 BBQ Area: A barbecue is available for guest use. However, we kindly ask that you handle it with the utmost care and attention to ensure safety. In case of BBQ use, guests are kindly requested to thoroughly clean the BBQ after use, including the grills. 🦟 Al rooms are equipped with mosquito screens, ensuring a restful and pleasant stay. Guests are strongly requested not to lift the mosquito nets.The only two windows without mosquito screens are the front door and the small balcony door off the kitchen, so please keep them closed in the evening. You might still see a few harmless little insects around, since the house is surrounded by woods 🎶 Guests are strongly requested to keep in mind that the villa is located within a park and in an environmentally protected area, and that the owner of the house lives on the lower floor.
