The space Sliema is one of the most popular places in Malta. We enjoy an exceptional location close to all amenities and famous rocky beaches of Malta! Located on a quiet street full of beautiful "character houses" each with the famous Maltese balcony, our residence offers traditional charm features like a wooden front door, a stone staircase, high ceilings and old patterned cement tiles that you can only find in Malta! Our three private rooms spread over three floors offer great tranquility. Each room has its own private bathroom. Great for a group of friends traveling together or team building! You'll be the only AIRBNB guests. Although we reside on site and have our private spaces, we will nevertheless share the main entrance, stairs and laundry room that are in the common areas of the building. - The only dining area sleeps 8 is outside on the terrace, sheltered from the sun with a canopy and umbrella. In the hottest hours it is difficult to stay outside even in the shade (July-August). A folding table in the kitchen can serve as a dining area for 2 or 3 people but is not suitable for a large table. Unfolded the table occupies the entire kitchen space. - Not suitable for young children. (Steps and stairs, electrical outlets, windows and railings). At no time should they be left unattended and remain under the responsibility of their caregivers. Guest access In addition to your 3 private bedrooms, an open kitchenette and rooftop terrace (located in the third floor hallway) are also accessible. With a great view of the city, you can enjoy a casual alfresco meal or socialize with our other travelers. In summer, with the celebration of many traditional village parties, the famous "Festas", it's not uncommon to spot some fireworks. • The kitchenette is fully equipped to prepare light meals and store food. The place is not optimized for an elaborate kitchen. • The rooftop terrace is perfectly equipped to relax and enjoy the Mediterranean breeze. Our property consists of several apartments, so all outdoor spaces outside your private spaces are shared with other residents and are under CCTV. • All common areas of the residence are equipped with security cameras: front door, hallway and stairs, kitchenette, roof terrace and back facade, including part of the courtyard. We are also informed whenever someone leaves or enters the residence. • The bedrooms are equipped with a remote shutoff device from the air conditioning. This device should not be unplugged. • For liability and insurance reasons, guests may not bring any visitors or other persons into the residence at any time, no matter how long. Only people registered at the time of booking can enter the premises. Breaking this rule will result in cancellation of your remaining time without refund. Prior arrangements under certain circumstances may be discussed and agreed with us. Make sure your reservation shows the exact number of guests or update your reservation accordingly. • We do not recommend our residence to light sleepers or noise sensitive people due to potential noise inconveniences beyond our control. (Old drains and pipes, water pump, air conditioner motor, stairs, front door, church bells). Other exceptional noises: - Noise disadvantages of our neighbourhood due to renovation/expansion/construction - Fireworks (day and night) - Religious parties and processions • The rules and guidelines apply to ensure each of our guests a comfortable, safe, and relaxing stay. If you need more flexibility than we can offer, our accommodation is not suitable. During your stay I will be available to welcome you and introduce you to the neighborhood but will be discreet the rest of the time. I am always online and available for my guests. If there's anything you want to ask, or if something doesn't live up to your expectations, please let me know right away, so I can help. We live on site but have our private spaces. However, we are required to use the common entrance, the stairwell and the laundry room. I'm just a floor away:) Other things to note Fully licensed by the Malta Tourism Authority – The environmental contribution is calculated in your reservation. No additional tourist tax. The rooms are cleaned and prepared on your arrival with a Welcome Kit. There is no daily housekeeping service during your stay. To maintain great service and comfort at an ultra-competitive price, we don't charge for services you may not need. But if that were the case, here is the detailed list of our services available at an additional cost: • PAID SERVICES: - Extra cleaning and linen change: €40/room - Liquid laundry detergent: €1 per dose - Replacement of keys: €50/per keychain - Mineralized water bottle "San Michel": 5€/19 liter bottle (A 12€ manual pump is required to remove water – Single and reusable pump - Convenient and economical) - Babysitting: Price on request • CHECK-IN TIME - Arriving late at night is quite acceptable if specified when booking. - For check-ins outside the agreed hours, a fee of €25 applies. - No fee will be charged in case of flight delay if we are informed at least 2 hours in advance (notify us only upon landing, while we are already waiting for you on site, is too late for us to make other arrangements). - There is no self check-in, we welcome our guests in person. • FREE SERVICES against SECURITY DEPOSIT - Electrical adapter: Security deposit €5 - Beach towels: Deposit €15 - Parasol: Deposit €20 (subject to availability) - Mops or cleaning products on request (Our towels are not suitable for the beach or floors) – "San Michel" mineral water bottle: €6/bottle (19 liters/5 gallons) – Hand pump for cylinder: €14 Individual and reusable, this pump allows water to be extracted easily and quickly. A practical and economical solution, ideal for long stays. • NOISE INCONVENIENCES (from March 2023) Our neighbors' house is being renovated, although we do not know the exact schedule of the work, we can expect noise inconvenience. The law states that no work can be done before 7 am, after 8 pm and on Sundays and holidays. We have no control over the work schedule or the level of noise generated by the neighboring property. Although the noise is not always high, it can be particularly loud when they are working on adjacent walls. We suggest you use boules Quies to help reduce the impact of noise on your daily routine when this happens. Alternatively, you can consider spending time exploring the city during the day when the noise is loud.
